*How often People Neglect due Diligence in Real Estate Transactions*

It is highly risky to buy/rent a property without first investigating the physical and legal status of the property.

The fact that a company or a government is selling or letting out the property is not enough justification for perfection.

There are numerous cases where government or company were taken to court for wrongful possession of properties.

I have said it on several write-ups the important of due diligence in real estate transactions.

Don't fall victim of agents or owners telling you that someone is about to pay for the property. _it's a common tone_

There are 4 basic verification to be done while renting or buying a property:

1. Property
2. Owner (s)
3. Agent
4. Documents

As a prospective buyer/leasee, don't be too quick to make financial commitment without considering the above stated parties.

You can do this individually or engage a professional (it is better to spend N100 to avoid mistake than spend N1,000 to correct it.
