Hello O.P, you did well. However, Contract of Sale of Land is to acknowledge part payment of the total sum. Once the full payment has been made, a Deed of Assignment is hereby executed. Deed of Assignment is only executed when the total sum has been paid, and it is what is used to get the Consent of the Governor.

Pls sir... what is d work of certificate of land Registration. My surveyor in Kwara state told me is same as c of o.... just dat I won't be able to use it as collateral wen lending money from banks.

OP there is nothing like a Governor's consent, Governor's consent is abstract.... i have tried over years to educate people that there is nothing like a document called governor's consent. before yo pass any interest in real estate the consent of the governor must be sought and there are ways for the Governor to append is consent by signing a Deed of Assignment, Deed of Lease or sublease, Mortgage, Gift etc.... so instead of saying consent kindly use, REGISTERED. so we have Registered Deed of Assignment, Registered deed of (lease, sublease, gift ) etc

I know everything.

Real Estate. Na the work we dey do.

I always tell people to know a little about Real Estate so that they would not get cheated.
But some still don't listen.

It's sad.

We have two way of investing in Real Estate
1) By Buying Lands And Properties
2) By Investing in Running Real Estate Ventures (Most Real Estate Companies run these)
It is also called Real Estate Investment.

1) The first are for those that have ALOT of money. They can buy lands and houses in cheap areas in Nigeria and wait for some years to resell.
(I have a story on this)

2) The second is investing in Real Estate Comapanies Properties And Ventures. Most Real Estate Companies Have Lands And Properties they have acquired. So most times, they create a platform where people can come in and partner with them to develop these properties.

They do this by creating a system where you bring in money to them and in some months time, you reap a certain ROI.

Most of these comapanies have different schemes where when you invest with them and you reap up to 20%, 35%, 40%, or 45% in 8, 10,12 or 14 months time respectively.

In this case, you are not buying any property at all. You are just a Partner with the company and at the end of your selected month, you collect both your Capital and ROI together and move or you can decide to reinvest again of u desire.

At the end, you are given a Legal Deed of Agreement, A Legal Contract Of Sale and a Post Dated Cheque.

And the best part here is, with as low as just N500K, one can start and become a Partner with them. Then wait for your month to collect both your Capital and ROI depending on the Month you selected.

This is perfect for high, medium and low income earners who are looking for a place to just grow there savings or spare money and relax.

I have people that call me to help them invest in the later becos they don't want to spend the spare cash on them at the moment or don't want to keep it where a fraction of it will keep getting deducted and want to keep it in a safe place inorder to make use of it in the coming months.

To me, this is the best type of Real Estate Investment that has come out.

Not every one can buy house.
Not every one can buy land
Not every one can buy properties
Those that have the strong Financial capability can buy physical Land and properties (Real Estate) and keep to appreciate or develop if they want but for those that don't have enough Financial capability, I always advise the later.

To buy Lands in Lagos now is not easy now. If u want to buy cheap lands, go to Ibeju Lekki. But I must warn you that it is completely BUSH. The cheap lands are inside inside inside inside Ibeju Lekki in very THICK BUSH where Development would NEVER start until after 10 or 20 years. I am not joking.

The expensive lands are in the more Developed part of Lagos. Places like Ikola (Command Area), Ayobo-Ipaja and lands here are above 15Million Naira for a plot.
No lands at Ikeja, Egbeda, Ikotun, Yaba, Maryland, Ikoyi, VI these areas are already so developed with Companies sef.

There are lands at LEKKI but get ready to hold 70M Naira and above in total for just a small single plot.

Infact this Land matter just tire me. Very soon, people will go inside their villages to live

Yes, you should be worried, someone might have processed the title on the land and you lose all rights to it.

Thank you very much for this OP. So if I am buying a land or house in Abuja, what documents should I make sure I verify and are handed to me after the deal? And can I do a change of ownership on a C-of-O the same way we do on cars?

Note: I have not heard of any document called GOVERNOR'S CONSENT here in the North.
No land can be issued 2certificate, so instead of you getting another CofO from the gov after buying a land having one already, you get governor's consent.
The reason you might not have heard of it is that most people don't even care to get their land title, while few that buys one with a CofO believes that they need no other document after deed.

If you're in Lagos and you want to process your land title, ensure you have the family receipt (omonile), this is not just the receipt issued by whom you pay to, but by the family head.
This system started during the time of Ambode to avoid land grabbing.

It might be called Minister's consent, i don't know the term used to refer to it in Abuja since it's a Federal State with an appointed CEO.
I'm familiar more with SW(Lag, Oyo, Ogun & Osun) and little of Kwara

What of those who bought their lands from all these omo onile and the only thing they were issued is the receipt. How can someone initiate the deed of assignment? Can the deed of assignment really serve as evidence to win a dispute in future if any? With the deed of assignment at hand, is there need to approach the state government for governor’s consent?
I just want to understand the necessary documents to obtain if the land is bought from omo onile family

Good looking out for people out here OP.

For those that want to buy land,the first thing to do is to request for the available documents on the said land, most especially the survey document that has the coordinates of the land bearing the sellers name ,then take it to Secretariat or Land Registry to check if the land does not fall under Government Acquisition.

If the land has not been surveyed before,kindly go with your surveyor to chart the coordinates of the land to check if it either falls under Government Acquisition or not.

With this above information, then make sure whoever is selling the land to you is the actual owner either by inheritance or perhaps he's the administrator of the said land after the demise of the owner which would have been stated in a Will.

Always do your due diligence and never be in a hurry to pay for a landed property until you're satisfied everything checks out.

But please how will one know the land you are about to buy is free from Government Accqusition


Cause omo onile can be so dubious


It happened in Age-mowo badagry
Where the police authority use to build estate now at Age-mowo
Some people already stay 10years on the land before they come and purse them that they are on government land!


So please how can one be sure before buying?
