"You’re not a criminal but decided to become one."
One of the first questions asked by law enforcement officials after a crime is committed is, “ What was the motive?”

Yes, Nigeria has a lot of problems which unemployment is one of them. However there are so much opportunities around you. There's no need to take to crime, becoming a menace to the society, enlisting with terrorist organisations, getting involved in shady deals and businesses just to make ends meet when you can take advantage of opportunities in real estate industry. You can start yoour real estate business with no money.

Nigerians are known to thrive amid hardship, however, many youths seize the thought provoking unemployment anomaly in the country to engage in illicit means of making money.

Who says you can’t be rich if you don’t do something illegal? Thinking what can I do? Think real estate.

I once read a story from Rainmaker Digital LLC ebook, about two young men who graduated from the same College. They were very much alike, these two young men. Both had been better than average students, both were personable and both as young College graduates were filled with ambitious dreams for the future. These two men returned to College for their 25th reunion. They were still very much alike. Both were happily married. Both had three children. And both, it turned out, had gone to work for the same Midwestern manufacturing company after graduation, and were still. But there was a difference. One of the men was manager of a small department of that company. The other was its president.

What made the difference? Have you ever wondered, as I have, what makes this kind of difference in people’s lives? It isn't always a native intelligence or talent or dedication. It isn't that one person wants success and the other doesn’t. The difference lies in what each person knows and how he or she makes use of that knowledge.

These days, real estate is considered to be one of the most profitable and growing businesses. In Nigeria, you can make a lot of money by starting a real estate business, whether as a real estate agent or as an investor.

Many people believe that to enter the world of real estate, you need a lot of money. Well, the availability of money would certainly make entry in the real estate market easier. But it doesn't mean that a person with less or no money cannot start a real estate business.
The very first thing that is required to start a real estate business (or any business, really) is the right mindset. Capital comes secondary. You need to work out creative and innovative ways to get financing for your real estate deal, especially when you have no funds to invest.

The real estate business cannot thrive without information. Real estate and information work in pari-pasu. Real estate investors and practitioners need information on who wants to sell, what they want to sell, who wants to buy and what they want to buy. Furthermore, both sellers and buyers have specific interests such as price, vacant possession and genuine title. There are certain rules of trade to every profession and real estate business is no different. A person who intends to act as a real estate agent must be ready to learn, work hard and persevere.

A business is successful when you earn profit by selling your product or services. This holds true for the real estate industry, as well. The best thing about the property industry is that anyone can start this business with the goal to sell property and earn good returns.
So, how do you start a real estate business with no money? If this question is running through your mind, then keep reading.

How To Start A Real Estate Business With No Money
Here’re some effective ways to start a real estate business with no money in your pocket, strategies you can learn from and apply in other industries as well:

• Create A Lead Generation Strategy
Lead generation is an important part of all businesses. Real estate business is no exception. Irrespective of your role in a real estate business, you need to have a constant flow of leads to get more business. Having a lead pool is essential for all kinds of real estate businesses.

So, if you are getting into real estate with no money, then becoming a facilitator of leads can be a very good option. You can become a link between the buyer and enthusiastic real estate agents and realtors.
To be successful in this line, you can always start generating leads at a local level. You may also use your contacts to find if anyone in your network, locality is looking forward to either buy, rent or sell a property.

• Partner With A Real Estate Investor
Having a real estate investor as your partner can open gates of new opportunities for your real estate business.
So, if you find an excellent property for investment but you don't have resources to close that deal. You can find someone ready to invest money and help you in closing that deal.

Many investors want to invest money in real estate, but either don't have time or they don't want to handle all the administrative or managerial works related to property. You can become a partner with such an investor and fulfil your dream of running a successful real estate business, while the investors gets a hassle-free opportunity to invest in real estate.

• Sell A Developer’s Property
If you have no money and still looking for opportunities to start your own real estate business, then you may opt for selling property on behalf of developers. New housing and residential projects keep coming up in the market. You have to contact the developers and sign a contract to sell their properties. You can easily search for these developers online.

Using this strategy, you advertise and sell the developer’s properties and earn a commission on each closed deal. The commission or cut varies from project to project and also depends on the type of property sold.

Obviously, commissions earned for selling luxury properties is much higher compared to the budget segment properties, so you might want to target the high-end properties, too.
Close the Deal and Get the Cut.

Many realtors don't want to get into the complication of registration of the property. They act as a middleman between the buyer and the seller. Once the deal is closed, they take their cut and move forward. Registration is the concern of the developer.

Becoming a real estate agent may just end your travails and make you forget that there was once a time you stayed jobless many years after graduation with no Job in sight.

Now is the time! Make hay while the sun shines.

Conclusion
Property dealing is a very lucrative business. Use the above-mentioned ways to enter this line of business even if you don't have money. But, remember that entry is only the first step on the ladder of success. How your business grows and succeeds depends in large part on your hard work and your ability to identify opportunities and taking action accordingly.
