I once bought a land somewhere in Ibadan. Tr price was actually cheap and I was happy to pay but firstly I played half. After so many threats I balanced up. But the reason why I delayed the balance was because I want to be sure of what I am doing. Along the line I discovered the price of the land was the initial amount I dropped . they actually doubled the amount for me. That was why I took my time to balance up. After that. I did the corner piece and dropped blocks and sand on it. Den left it for 4yrs I think. Along the way I heard so many news about someone trying to resell the land but I kept mute. At the long run I called the person I Boughy it from and told him I nerd him to sell the land. You can't believe hr couldn't sell it for another one year . because the price they sold for me was doubled. The environment remains the same for these years . I later asked him to refund if he can't sell and gave him some heads up that I knew right from start. He later refunded me and even add extra 50k as abeg money.

Life is short

Withing that year range. I already got another land and completed the job on it.

I'm just glad he was able to see the plan I had for him inside me.

Just get the details of whoever possesses the title to & name is on title to the land & ensure that person is the one whose name is registered at the ministry of lands / lands bureau. Once all that checks out, ensure you collect the original title document, survey and notarized receipt from the verified title holder. Also get a land sale agreement done for the purchase.
If any documentation doesn’t check out be cautious & ensure there is a verifiable documentation to clear the discrepancy.

Buying of land should be serious business wether you building to stay or for future purpose

Before buying a land
Check the family you’re buying from cause in every community
Every land has a family who owns it
Even if when buying from someone who is not from the community, make sure you ask which family sold the land to him
Make sure to know if the land has been sold and resold and going to be sold to you
Cause land matter for Nigeria e case no de finish
You go to court till you tire

After all this background check
Make friends with the indigene of the area if possible find tips to him to get information about land and how they sell their land in the community
If possible make friends with two or more and make sure they don’t know each other so you will compare and contrast their idea and don’t let them play you.

Then after all this is done
Call your lawyer make sure all documents are ready before you make payment
Make sure the land is being surveyed and the title of deed is with you so you will use it to pay for the land
If possible go to the said land act like you wan to fence it and see if anybody will come and Harass you. If anybody Harass you boss abeg Jakpa cause na wahala land

After then proceed to payment to the said owner or family to pay
Ask if you need to settle the family when you wan to build
Here were I base there is what they call family cut off which means when building your house no family will intervene that he or she will be in charge to supply you block or sand
Everything will be done solely by you
Then you pay community development fee

Make sure the owner has signed the deed and every other documents
In some community area boys will come for settlement
You can just give some little amount
Other than that you can report to the community president when it becoming to much

For now this is all I know

I can offer you advice on purchasing land especially in Lagos State.
Land purchase in Lagos is actually very easy,the first thing to do is to locate the place you want to buy.
You must also be realistic with the budget you have,you may not get what you want,but make sure you always work within your budget.
Next is to assess the property,if it's a Bareland or has a property already on the land.
After that you try to locate the owner or owners of the land,land ownership could be for an individual or for a couple or could be owned by a family,this could be as a result of the owner passing it to his children after his death.
After meeting with the owner,you ask to see the documents on the land,this is where you need the experts.
Land documents in Lagos are a bit complex,this is because land ownership is basically in 2 forms, family and
government ownership of land government.
Because the state government under Decree 2,I hope I'm right,is the custodian of all lands within its territory,it can decide to cave out some land to the rightful owners or the ancestoral owners of the land.
Any land given to such owners are documented,that's where u see documents like Excision and gazette.
This document is mostly used In Eti-osa and Ibeju-lekki local government.
If the land is titled or owned by the family,then the seller must present the the receipt given to him at purchase,the Deed of Assignment between him and the family,the survey documents attached to land(this is to establish the land he purchased on the ground).
These documents are enough to purchase the land,but if the seller has a C of O or is already processing it,that makes it better.
After you get the documents,u need professionals to confirm the authenticity of the documents, a surveyor to confirm the survey,and a lawyer to check if the Deed has been registered.
Then there's the government land, which is much easier to purchase since all the transaction is handled by government,all the records are in the land bureau,but essentially what you need to purchase a government land is just the Allocation letter,the government survey given at purchase and the C of O if it's available.
There's also a 3rd party these days in Land ownership,before I forget,and it's the Estate companies.
These sets of people buy from government and families and resell to individuals, theirs is a bit safer but you need to be very careful when buying from them.

Please avoid that company. Don’t be deceived by what their PBO/agent is telling you, they are all lies.
If you want to go ahead and deal with them, get a lawyer, and let him read and interpret the contract and agreement to you, I’m very sure he will advise you to run away from them.
Don’t say nobody warned you oo!

Don't buy land from Omo onile
These are some of the things the land must have before you even listen to the seller

1. Ensure the land has a Deed of Assignment
2 Registered survey plan
3. Ensure you do your proper title search. Note not all properties registered with Land bureau are genuine. You are have to involve expert.

If what the person has is only receipt not that you will pay to another too to perfect your land title. I advise to run away from Omo onile.

Also not the documents I posted above are the least documents the land must have. Especially the Deed of Assignment. Some will tell you C of O because they don't know but do you know you can't process and document with the Deed of Assignment.

After buying ensure the seller prepares good contract of sale that protect you against future eventualities.

Look out for the Land Title too.

1) Excision - good
2) Gazetted - good
3) C of O - good
4) Excision-in-process - is a No for me.

Is a No because I have one like that for 4yrs I haven't been allocated.

I have one of my personal land " inside Estate" ready for sale if you're ready contact me.

Depends on the which part of Lagos you want to buy a land.
But you should have between 5-10m if you want to buy a land in Lagos.
U will most likely get an half plot,like I said depending on the part of the state u want to buy
