I am a landlord, normally my tenant are paying N150,000 for a year which i have increased to N150,000 for 6 months,who is losing? I LOVE FASHOLA GOV.

yours is even better, some demand 3, 4 years even more, so try and pay or do u need loan,

if you have the money for one year, go ahead and pay and focus your energy on other things. you will not pay it twice. whereby the money is not there, plead with your landlord and don't mind the law. the lawyer will not render his services free, if you quantify the time, distractions from your job and transportations, it may be close to annual rent. if you can't afford the payment, look for another house if consider it cheap. haveyou considered what the landlords go through in the hands of area boys and cost of materials to have those houses, make inquiries if you do not know. however, landlords should show mercy.

@Sacarstic, thank you for the offer. I would not mind taking the offer cos I am dead tired of the house. The truth is that the man is not actually the owner of the house. His younger brother built the house but the poor guy died without enjoying his sweat. After the death of the real owner, this man was brought in to manage the house and use the money to take care of the guy's family and by extension manage the house for the family. This man had once told me not to park in the compound because the compound is full with cars and where I usually park is on the soak-away which is not true. Just recently, our electric meter was stolen and we told him about it. You would not believe what the man said. The borehole is not pumping water again and when we complained he said we should use our money to do it and he will pay us later. This greedy man will not take care of the house but wants to collect money. All the pipes for waste water are bad. I will try consult a lawyer to write to him to reverse his decision on 1year rent. I cant be paying money for value I am not getting.

Read the new law and you would see that any over increment of rent can be challenged by the tenant in the courts.

Face the law and dance your landlord's underground punishment,I advice you to pay for a year if you can or you plead with very sonorous tunes
or better still go villa carry one of ur house

I'm curious to know what happens if the tenant dies before the year is up? Are his

beneficiaries reimbursed?

Some Nigerians are so full of evil and possess such backward mentality, so because of high building costs, landlords should be free to charge rents up to two years in advance!

Shocking to hear this, do these tenants get paid in advance every one to two years too?

Can't the daft landlords too start their own petition to get the cost of building materials reduced?

I see the law is not fully done yet and still needs to put a cap on the limit landlords can increase rents.

O boy take this case to the court. Nigeria Landlord's shouldn't be greed. There is no salary advance payment in the country but yet the masses pay rent in advance. It's unfair. If he refuses to take the 6month payment. Take the case up. No fear, take the evidence, devote time to things that will make the nation better. it is cos of the "i don't care" attitude of Nigerians that we just remain stagnant. Let's take steps to make Nigeria developed. Nigeria is always termed "developing country" since how many years now, let gain this name "developed country". Please. It starts from U.

the money u will use to file an appeal will be better used towards ur rent. better yet go and beg the landlord if you have the 6 months. keep in mind while the govt has created laws, they have not provided adequate alternatives. It is the landlords prerogative to rent out his house. So keep that in mind.

I don`t think it is ideal for the poster to pay more than what the law states, if the landlords feel aggrieved they can collectively come under an umbrella and approach the court that the law is repugnant and unacceptable rather than employing crooked means to solve the problem. We keep blaming the Government, the devil and enemies for our problems when we are actually the problem. The issue is whatever happens it is your fundamental right to seek redress in the law court and it does not matter how many years it will take or how the matter is handled by the corrupt judges, what matters is the fact that you are making a difference. We have remained in this abysmal state because nobody is ready to effect a change no matter how little,we talk loudly but are cowards when it comes to action. Poster,i will advice you to confront your Landlord,though humbly,respectfully and politely and tell him what the law states and if he refuses get a lawyer or report the matter to the appropriate authority. I have had a similar experience with a Landlord that keeps quitting his tenants after the expiration of their rent in 2yrs for flimsy excuses and i took the matter up when it got to me, i spent 3 yrs in the house without paying a dime and voluntarily moved out of the house after 3yrs while the matter is still in court,i can assure you that he (The landlord) is a changed man right now. I have a place for you to live that will be comfortable for you and your family and i will accept 1yr rent, if you should confront him and the matter does not go in your favor. "Nation of idiots ruled by fools". grin

Report the landlord to the relevant authorities. By law, he cannot eject you until he has given you a quit notice 6 months in advance.

Either way, the law is on your side. The problem is that many people do not know their rights and even when they do know, they are afraid to exercise it.

You need to shake the landlord and he will fear you from now on.

You better don't make trouble, landlords know their way out in the court of law. When you're dinning with the devil you have to use a very long spoon. We need wisdom to live on this earth. It's not an easy thing to get a new accommodation.

Talk about agency fee, agreement fee, even arrangement fee and also security deposit.
