A tenant is a person who occupies a property, usually rented, under a written or oral agreement with the property's owner. The owner is typically referred to as the landlord. The agreement may be for a fixed term, such as six months or a year, or it may be periodic, such as monthly. The tenant may be required to pay rent, utilities, and other charges, and may be responsible for maintaining the property in good condition. The word tenant is derived from the Latin word tenere, which means to hold. The word tenancy is used to describe the relationship between a tenant and a landlord. In some jurisdictions, the word tenant is also used to refer to a person who occupies land under a lease, such as a farmer. A tenancy can be created in several ways, including by express agreement between the parties, by implication, or by operation of law. For example, a tenant may be created by an agreement between a landlord and a tenant, by a landlord's agreement to allow a tenant to occupy a property, or by a court's order granting a tenant the right to occupy a property. A tenancy may be terminated by the expiration of the term of the agreement, by the landlord's exercise of a right to terminate, or by the tenant's abandonment of the property.
