Over the years, I have had clients who sadly bought lands that ended up becoming bad news as they were lands they should not buy at all.

This is the reason why I want to put this out before you commit your money to buying that landed property.

If you are planning to buy a landed property anywhere, these are the four (4) kinds of properties you should NEVER buy.

1) COMMITTED LAND:
A parcel of land that is committed has been earmarked for use by the government. For instance, if the Government plans to build a hospital on a parcel of Land, then the Land is committed.

These lands are untouchable and cannot be registered for use by individuals or corporates. If you buy this kind of land mistakenly, there is nothing anyone can do to get the Government to release them to you.

2) AGRIC LANDS;
Unless you are buying this land for farming, You should avoid Agric lands. Agric lands are those lands that have been earmarked by the Government strictly for farming.

If you buy this kind intending to use it for residential purposes, the possibility of getting a Title is very slim if non-existent.

3) UNTITLED LAND:
Before you buy any Landed Property the first thing you should request to know is the Title document. Knowing the types of documents available is also important.

Do not buy any land without a Title document; that is a red flag. You don't know what you are buying into.

4) LANDS WITHOUT A SURVEY PLAN:
A survey plan is proof that a Landed property exists. It shows the coordinates, and boundaries of the land. You must request for the survey plan before buying any landed property.
