Average 3 bedroom Town-house in Scarborough is around $750,000 to $830,200 What is the mortgage payment for that ?

I got my investment property with my sister

Which is at 30 Meadowglen Pl, Scarborough, ON M1G 0A6. 3 bedroom

it's about a 7 mins drive from Centennial College

I got at $560,000 back in 2022 with 20% with mortgage of $2,482.64 per month that's minus condo fee, insurance and utilities which is about $3,221.32 I didn't add internet and repairs so let's say $3,400.

How much rent should we collect from people per room?

Toronto isn't a cheap city

The officer may have missed the loan part, as it was not mentioned in the GCMS note. Could you get the bank to pay tuition? All the best
alphavictor07:

I am enrolled in a 2-year program, and I have attached a fee receipt of 500 CAD from the school. The funding is from a bank loan which covers both tuition and other expenses (mentioned in my previous visa application). The loan is disbursed according to the school's demand request and transferred directly into the school's account (I forgot to mention this detail in my previous application).

Thank you for your input, guys.

What steps can I take if the visa officer may have overlooked the loan approval? I have already raised two webforms regarding this issue, but I have not received any response yet. The loan disbursement is contingent on my visa approval.

I could request the disbursement of a small amount (500$) to demonstrate the genuineness of the sanction letter, would it work?
Re: Canadian Student Visa Thread Part 23 by bullstriker: 12:17am On Dec 15, 2024
The chance of approval for reconsideration is slim. Reapply and provide a detailed financial analysis.
$500 is small—at least one-semester tuition fee.

Aside Submitting the documents pertaining to the loan, did you explain details of the loan in your letter of explanation? As in what it covers, disbursement and repayment plans.

Those officers do not have much time to be pulling out details from documents, LOE should that and the documents to acknowledge the details.

bullstriker:
What is the duration of the program?
Did you do GIC? If yes, what was the amount?
Did you pay part of your tuition fee? If yes, how much? And did you the get the official receipt from the school?
Was the loan from Mpower or a bank loan? Ensure you mention precisely what the funding covers, how much will be provided per period and when it will be disbursed. It looks like your application lacks important details.
N/B: The Officer mentioned there was no proof of GIC and tuition payment

Thank you for your advice; I will implement it in my next application. In my previous application, I mentioned the amount that the loan would cover. I would appreciate any further advice or suggestions you may have.

The fact is that 95% of our people coming to study cannot afford the quoted rent, not with the recent devaluation in Naira. Those who can afford it might not be willing to share a space like that since they can alternatively get a bigger space with their resources. I think your target market should be PRs or working class TRs. I doubt if students can take this up, but you never can tell o. A student might like it and take it up.

she's your sponsor as far she covers larger % of your expenses.

Securing a visa is one thing—it’s a huge milestone, a gateway to countless opportunities—but the real challenge begins once you arrive. Studying in a new country, adapting to a different education system, and eventually graduating is a whole new level of commitment and effort. For me, this journey was both exciting and daunting, filled with highs and lows. I wouldn’t have managed it all without a little help along the way, and that’s where ukwritings.com/buy-assignment came in. Balancing coursework, deadlines, and the sheer weight of expectations was overwhelming at times. Their support allowed me to stay on top of everything, ensuring my assignments were polished and submitted on time while I focused on understanding the material and preparing for exams.

HappyMangle:

And why?

Students are most likely to leave your apartment or house after completing their studies or the end of an academic term.

If you understand Ontario tenancy rules as a landlord, you wouldn't want to rent to someone who refuses to leave your house while not paying rent — it's madness.

Some tenants misuse the slow processing times of the Ontario Landlord and Tenant Board (LTB), refusing to move out despite not paying rent.

This is why landlords often require several documents before renting out their property, including:
1. Lease agreement
2. Bank statements
3. Employment letter
4. Proof of income
5. References
6. Credit report
7. Employment information

Newcomers often don't have all these documents, which makes it more challenging for them to secure rentals.

For example, in a recent case in Brampton, a tenant refused to pay rent or move out for 11 months, leaving the landlord with $30,000 in losses.

https://globalnews.ca/video/10808624/tenant-finally-leaves-brampton-home-without-paying-32k-in-rent

While this wasn't my property, it highlights the risks landlords face.

From my experience, Chinese students are usually reliable tenants — they pay on time, keep the house clean, and require minimal repairs. Their focus on maintaining the property often makes them ideal tenants.

However, I don't rent to Indian tenants as I find they often bring unnecessary stress. If you know, you know.

You’ll fully understand these challenges and risks if you own a property as an investment, and I pray you have that opportunity one day in 🇨🇦

Which of the loan companies did you use? Was your admission conditional? If you plan to reapply explain the loan and give a comprehensive repayment plan on your letter of explanation. if the loan covers for the tuition only, no matter the amount then you need to show living expenses and miscellaneous funds.

Real Estate should not be a form of investment, simple. If you go into it, whatever you see, take. They are the major reason why people can't have afford housing

Whatever you see in any business, you take it.

That’s why I reduce my risk by selecting better tenants—those who are more likely to leave if they aren’t paying rent.

Real estate shouldn’t be considered an investment?

Tell that to the world’s largest asset managers, BlackRock and Brookfield Asset Management, who own the largest portfolios of single-family residences in North America.

Brookfield Asset Management alone owns about $1 trillion worth of property, spanning both commercial and non-commercial (single-family homes) real estate.

https://www.brookfield.com/our-businesses/real-estate

The reason housing is so expensive in Canada today is because of a clown named Justin Trudeau. His reckless money printing has completely messed things up. To top it off, his Finance and Housing Minister just resigned today.

Please can it be shipped to me? I contacted DHL where I dropped it off and they told me they don't do pick up. Also, I will appreciate if I can get the contacts of the Lagos VFS office or their email.
