BASIC HOME BUYING/LEASING TIPS

1. The best time to inspect before purchase is on a rainy day(while it is raining or a few hours after) You can easily check all drainage systems and be sure they will hold up for up to 5 - 10 years.
You will also be able to access the noise level of the roof which let's you know the grade of roofing sheets used. Generally Roofing sheets should last up to 20 - 25 years.

Flat roof slabs and concrete roof gutters (like those on butterfly roofs) must be well waterproofed, the cheapest way to check this without climbing the roof is to observe the flow pattern, speeds and direction. For instance, water should not be seen flowing along the walls with roof cover except on parapet walls.

Finally, if the premises is well drained within 25 minutes of heavy rain(200-250mm) you should only have wet outdoors but no collection of water or puddles. There should be ABSOLUTELY NO wetness indoors except in courtyards or exposed zones. Your internal drains and manholes should not be clogged or overflow, and the external drainage(aka gutters) should be flowing.

2. I'll be sharing how to find and fix potential issues with taps, faucets, sinks, and baths. Plumbing issues are not usually apparent in new buildings and if they are apparent you can be sure the home is going to be a burden on you.
So, the first thing to do is ensure the water is running when you are inspecting. If there's no water to test then you have your red flag.
Secondly, always turn ALL the taps on. I mean run each tap and observe the rate of flow as well as colour or odors. Also, follow the drain patterns and see if there's no leak from any pipe.
Next, check to know the location of the borehole and the tanks relative to the soak-away pit and ensure they are at least 10m apart in all directions.
Finally, in case you use public supply you need to be sure there is no seepage of soil water or storm water into the supply pipes. This can only be done by a plumber or Services engineer.
