Happy New Year to all of you on nairaland. May this 2024 usher in good tidings. The rate at which house rent is skyrocketing in the FCT, Abuja calls for a workable measure to nip it in the bud. The recent demolition of houses at Airport Road in Abuja has even worsened this situation. So I want you to follow me on this thread so that you can become a landlord real quick at a cheaper rate than you would ever imagine. Many years ago at Utako, lands where very cheap but people refused to buy saying that the environment is local. Fast-forward to 10 years and you won't even see land to buy. Even if you see one, can you afford it? The same thing applied to Kubwa, Lugbe, Kuje and other places. Some people where even of the opinion that they cannot build mud and brick houses, that it epitomizes poverty. Now, 65% of the houses we rent in Abuja were built with mud and brick. Some places at areas termed local in the FCT, a bed sitter goes for 500,000 naira and above. This is not what we want. It is not everyone that can afford to pay such outrageous house rent. Some even go as far as blaming the landlords forgetting that they are ripping the good results of their earlier decision you refused to take then. So what we need to do is to use common sense now to correct the mistakes of the past. You are welcome to my thread once again. In my last post I told you I will give you ideas on how you can become your own landlord in Abuja. But take note of the following before you purchase any land: 1. Do not buy land in an environment that is earmarked for government project 2 Check the genuineness of the land 3. Buy the land from the community head or buyer directly. 4. Always insist on the document from the buyer in the presence of witnesses from the community. 5 let the signature of the community head be on the land. 6. Do your beacon , insert your name and phone number on it. 7. If you are not building immediately, you can fence the land or plant trees in it. 8. Do not buy lands from areas that faced demolition in the past. 9. Make sure you check on your land regularly. You can designate someone to do it for you. 10. If the land is very big, Say in acres or hecters, Build a security house there. 11 Employ a security man from the village that is trustworthy. So, as an individual that wants a house of his or her own, You can get a land from a community that is selling at a cheap rate Depending on your budget, build a room self contain first with block soly, bricks, or the combination of both. Remember, if you do not want to build, you can flip sale later and make huge returns. You can equally use the land for agricultural purposes. It could be crop production, animal husbandry, or fish farming |
