I have dealt with troublesome tenants in Naigeeria, in the end they start begging bringing their pastors, friends and families to beg,

All i did was to take the case far away to Enugu from Anambra, after paying his lawyer and travelling once and twice from Anambra to Enugu for the 2 hearings which was all adjourned they ran out of money to continue with the case. grin

I want to put it to you that such a a law no longer favours the tenants as most tenants are deliberately doing that hoping the law will back here.

If you can't pay your rent, simply leave to avoid this kind of thing.

The law departs from Tenant once you default in rent payment. Infact after 7 days of default you are gone.

Everybody has their own Devil they worship, as long as i know that the whole case is not my fault and that my hands are clean, i didn't do anything wrong to my tenant,.just that they want to make trouble for me in my own property or house, we will see who will.beg in the end.. i bought the land, did all the ritual rights on the land, built the house with my sweat hard earned money, well... i said, everyone has their own Chi. They worship.

Just because some people want peace doesn't mean they are afraid of trouble.

This kind of thing happened because of the Judiciary system in that country. If the lease agreement has expired, and the owner goes to the court to obtain an eviction notice it shouldn't take 1-2 yrs, sometimes more it normally takes in Nigeria. In most counties in the USA, this is a 45-day process. Once the eviction notice is obtained, proceed to serve the tenant, and that is the end of the story.

I get it, but just because some people do not want trouble doesn't mean they are afraid of trouble, I bought the land, paid cash, did the nercerssary ritual rights on the land, built the house with my hard earned money. And a tenant even though they owe me still wants to cause me trouble? Well.. as i said, everyone has their own Devil/God they worship. cheesy



I have let tenants go with 6 months, 1 year and even 2 years rent just so peace can reign.. but to just cause me trouble for no reason? We will see the end..

i pray one day you have a tenant that owes you, and instead of paying you is waiting for you to cross a red line, so that they can take you to court. Some tenants are very cunning and are quick to forget that the house they live in is a major source of the landlords income. Thats why in Nigeria currently, a smart landlord no dey take begging you wont even see his face to beg, Before your rent finish he is already planinng to evict you asap and fix another person.

I've said this before on this platform. Landlord-Tenant case in court should not be more than a week before judgement is delivered. This will encourage both parties to approach the court for judgement.

I know of a Landlord that was severely sick and these two tenants refused to pay 2years rents. The man finally died after failing to raise money for his medicals.

What judgement can he get?
This is why many people don't build house for renting any more.

An empty apartment is better than a bad tenant.

You send a letter that you will be doing renovations...and 6 months before lease ends, always send a notice to stay or vacate...when I hear people says laws exist...go and pay lawyer...sebi you get money before and cant pay rent...we are mad in that country. Its like Peter Obi wanting a new rule for Abuja...can you eat and not get paid, can you work and allow your salary to be withheld...but you want to live rent free and wonder why your children are cursed? It's very clear from your comment that you don't have the slightest shred of education or maybe you were doing hookup when your father was wasting his money paying school fees for you.
Taking laws into one's hands is unlawful and could turn the case against the woman and she would become the hunted in her own property.
