Lagos Government Demolishing Houses for Flimsy Reasons

In June 2023, 17 “distressed” structures in the Alaba International Market, located in Ojo LGA, were designated for demolition. With the recent demolition of houses in Lagos, many non-Lagosians have become skeptical about buying land or houses in Lagos.

They are afraid that after accumulating their hard-earned money, a government official can just wake up one day and in a matter of minutes bring down their years of hard work. This is the picture that is usually painted — that government officials for flimsy reasons can just choose to pull down your dream home that cost you years to build.

Why the Lagos State Government Demolishes Houses

The complete story that isn’t being shared is that those houses didn't get the approval to have been built in the first place, the buildings have safety concerns or that the government needs that road access for state development.

1. Lack of Approval from the Lagos State Government (Drainage or Canal Issues)

A common example of the first case are those estates located too close to a canal or drainages. Some of those Lagos-based real estate developers lobbied and bribed their way just to get the estates built for their selfish reasons.

According to Premium Times Nigeria, speaking about the demolition of Mende estate in Lagos, Tokunbo Wahab, the Lagos state Commissioner for Environment and Water Resources, stated in an interview on Channels Television Sunday that the demolition of buildings in Mende Estate was essential to prevent flooding across the entire mainland.

As a step towards reduction in building collapse in the state, no building should be occupied in the state without possessing the Certificate of Completion and Fitness for Habitation issued by the State Building Control Agency, which is renewable every five years. — Vanguard Newspaper

He emphasized that such attachments would not be allowed in the state because they hinder rescue operations during emergencies, especially building collapse or fire outbreak. Developers were advised to adhere to the specifications and the approvals or permits they have received.

The third instance, which led to the demolition of landmark and wave beaches, has to do with the state government being a need of the location your land is situated.
