No Verifiable Documents Provided
The real estate company or family you intend to buy from hasn't presented crucial documents such as the Certificate of Occupancy (C of O), Excision, Governor's Consent, or Deed of Assignment.

Claims of “Documents Under Processing”
They tell you the documents are "under processing," yet you're still planning to pay. Why? Think twice before proceeding!

No Surveyor Involved
Involving a licensed surveyor is crucial in verifying land ownership and status, but you’ve skipped this step.

No Charting Done
Even if a survey plan is presented, take your surveyor to the location. They will pick the coordinates and chart them to confirm whether the land falls under government acquisition or not.

Discouraging You from Using Your Own Surveyor
If the real estate company or land sellers (omonile) try to convince you not to use your own surveyor, run! This is a major red flag.
