I need investment advice from the bosses in the house. I'm planning to invest with a real estate company (zylushomes), the vendor is (Oga For Property). They have estates in ibeju lekki just like revolution plus property. Their ROI Is 30% and one can invest for as many years as one wants. The company has been in operation for 3years.


Stated above is all I have gathered about the company and I have also visited their office in lekki. The estates serves as security for investment.

Is there anyone that has invested with such company, experiences, any red flag to look out for. I will appreciate the opinion of everyone. Thanks in anticipation

Your best strategy is to look for scholarships ( Australia is very expensive more thank uk or canada ) is not a place to manage .2 they have express entry like canada ...which will cost u less than 500k ...check their are threads 4 their a guy that run a loan scheme here (look for him) ..5 fcmb (has foreign education loan).......

That is speculation, what if does not happen until another 3 years time? What if the land is currently over priced?


Find out how much it Will cost to rent a 3 bedroom flat in that area, that will help me in determining what the price of a plot of land should be

If you want to buy a bond of 1M naira for example. Keeping an eye on the yield to maturity of 8.44% and maturing in 35 months time i.e April 2023 I can deduce the following for you.

1. You will pay about 1.11M to obtain the bond of 1M
2. Your coupon payment of 12.75% will be based on 1M naira which is approx 64k every 6 months
3. Upon maturity in April 2023, the principal you will be paid is 1M naira plus the last coupon payment of 64k

You will be buying this bond at a premium.

NB
The investor who bought in the primary market or when the bond was initially floated and invested 1M for example is also earning same coupon as you. The difference is that you paid a premium of 1.11M to get the 1M naira bond. That's 110 thousand naira extra.

I used the 1M just for calculations. You may not buy bonds with 1M. It depends on the brokers.

But if all u have is 55M then your face value will be approx 50M and you have to do your calculations of 12.75% on the 50M. That's about 3.18M every 6 months.

Ofcourse your principal at maturity will be 50M and not the 55M because you purchased at premium
