A lot of countries are selling at $21 still, even if the price hit $60 per barrel, the purchasing power of the buyer decides who sell first in a saturated supply. Nigeria is losing revenue from oil even at $40 per barrel, this reduces income from Forex and forces Naira to decline more. ahiboilandgas:Increase in Crude price may not save us from more devaluation for now. Dont forget that we have cut the quantity produced like other oil exporting countries hence reduced revenue is the reality,furthermore there are backlogs of cargoes on the high seas that needs to be sold. Things should look better for our FX in 1 to 2 years when Oil price goes back to $54, Quantity produced goes up and Dangote Refinery kicks off. covid2019: Pending when the tenant moves out, no one collects the rent. If he seller collects rent, it creates a new tenancy term which must be completed before the tenant moves out for the buyer can take possession. That is why as a buyer, you must ensure that you talk to the tenants and tell them the property is for sale. Also, confirm from them when last they paid their rents. If someone is an annual tenant and he paid his rent in May but you want to buy that property in June, you would have to wait for a year till 2021 before you can take possession. It is always good to talk to the tenants about their rent so that they won't pay another rent to the landlord after you've paid thereby creating problems. If you have tenants whose tenancy term is yet to expire and you really want to buy the property, buy out the remainder of their tenancies by giving them money to vacate the property and let them sign undertakings to leave on the agreed date. That money is what they use to get another apartment. It is small money but it solves a big problem. If they refuse to leave after collecting money, that has become a criminal matter. No need to disturb yourself, just report a case of Fraud and Obtaining by Trickery to the Police. 14 Likes 4 Shares |

emmanuelewumi: Sir this is very possible. I have had this experience when I was an undergraduate. The flat we were using has a prepaid meter but it doesn't read anything and we had light without recharging whenever there is light. We all knew about it.The bypass was done by people who handed over the flat to us. But one day the distribution company discovered it,disconnected us and charged us heavily before reconnection. 3 Likes |

drotba: The meters are now installed outside the house, at the upper part in front of the house. You don't need to go near the meter in order to recharge it |

The huge bill is exactly my case and disagreement with Ikeja Electric and I am hoping NERC will mediate. It is obvious the amount is exploitative but my former tenant played into their hands when she tampered with the meter. My offer to pay a reduced amount was rejected by Ikeja Electric. There is no doubt however that the tenant was involved in power theft. The electricity purchase activity report apparently revealed she last charged the meter in October 2019 and she was using her AC and other electrical appliances non stop. emmanuelewumi: 1 Like |

If my memory is right, Magodo has a special rate because they have a special service agreement with IKeDC which means they pay a premium for more than regular power than other areas. I think they usually charge that amount to serve as deterrent for would be offenders. dejiotus: |
