I would eternally be grateful to my dad for making me go through that phase to find my feet by myself. After growing up as an ajebutter, I needed to be schooled in the reality of the other side of life which paid off for me 'cos I wouldn't have developed the skills to make me valuable enough to be recruited by my current employer. Enough said

That is another trick used by Ikeja Electricity Distribution to rip off their customers.

It happened to me about 3 years ago, when we got a new manager for my area. They all have targets, they disconnected my power supply on a Friday even though I am on prepaid. When I went to their office on Saturday morning, I found out that this was done to about 20 of us. They claimed we by passed and also brought an accumulated bill of 450k to me. How can a pre paid meter have the old bill.

I sent a mail to Nigeria Electricity Regulation Council Abuja, wrote the CEO of Ikeja Electricity and the top management, my power supply was restored within 48 hours, NERC forwarded a copy of query they sent to IKEDC to me. The lady ie new manager was transferred from Ajao Estate to some where at Ikorodu...

IKEDC marketers and manager are not happy with people using pre paid meters and are trying to frustrate them

Enlightening!

Sir, please do you mind sharing a copy of the letter you sent? I really want to see how it was worded. Take out sensitive/revealing information in the letter

Don't mind IKEDC how can one by pass the pre paid meter, that is negligence on their own part. What is she using in the house that will warrant energy consumption of 150k? They are out to frustrate pre paid meter users, they are very comfortable and happy with the estimated billing fraud which they perpetuate

Dejiotus, this is an important perspective. Expect some stiff resistance/justified denial from the woman. Ensure you have you foolproof evidences that the prepaid meter was indeed bypassed.

Pending when the tenant moves out, no one collects the rent. If he seller collects rent, it creates a new tenancy term which must be completed before the tenant moves out for the buyer can take possession. That is why as a buyer, you must ensure that you talk to the tenants and tell them the property is for sale. Also, confirm from them when last they paid their rents. If someone is an annual tenant and he paid his rent in May but you want to buy that property in June, you would have to wait for a year till 2021 before you can take possession. It is always good to talk to the tenants about their rent so that they won't pay another rent to the landlord after you've paid thereby creating problems.

If you have tenants whose tenancy term is yet to expire and you really want to buy the property, buy out the remainder of their tenancies by giving them money to vacate the property and let them sign undertakings to leave on the agreed date. That money is what they use to get another apartment. It is small money but it solves a big problem.

If they refuse to leave after collecting money, that has become a criminal matter. No need to disturb yourself, just report a case of Fraud and Obtaining by Trickery to the Police.

Your depth of wisdom and experience in real estate matters is commendable. You know all the tricks in the books. Weldone!

Good to know but I think this one is too stretched. You start at what age and cash out when?

The number bro. 1 million!

So what if we did that for 2 million for 38 years? That is 74 million.

4 million for 19 years is 24 million.

Now let me do something different. What of if I added 10K every month to the 2 million for 38 years?
That number changes to 118 million.

What about the 4 million? If I added 10K every month for 19 years? That number becomes 30 million.

You see what is happening here? When I halved the years and doubled the initial capital, it keeps showing that number of years Investing is far more important than the amount of money you start with.

The reason I used 1 million for 76 years was because Warren Buffet had been investing for 76 years. I used that to show that it was more his continuous investing and compounding over longer years than anything else that made him what he is today.

This also serves as a lesson to those who think 1K is small money. Just start! Start now! Trust me. Let that thing compound! If you invest in yourself, your 10K salary today will be 1 million one day and with it your discipline of investing. Please just start. Make it be in you. Time spent investing is more important than the initial money.

I remember joining the haulauge business thread on nairaland many years ago, they used to say the money in it was like blood money but that the truck owner had to practically be a "mad man" to deal with the drivers and their plenty wahala.
It is major challenge for me.
Enyinne:
Yes I'm a female but hv been in male dominated business all my life. Being in the oil sector strengthened me up to the challenge even though i hv guys work with me ,who takes the verification of driver off my back but still I succeeded. Try to study ur driver from the get go, monitor him after jobs done to ascertain shortages and if on repeat, warn and sack if he is not controllable . Most times i dont use escort on the truck as a thief cant steal from himself , so no excuse

Fellow investors, I just played around with some calculations and I was shocked by the simplicity and result.

Assuming I am a civil servant and decide to commit to save 10k (ten thousand naira only) every month, at the end of the year I will have 120k (one twenty thousand naira) only. Assuming I decide to invest that money on a 10% investment per annum without stopping the 10k per month savings, that at the 35th year, around the time I am retiring I will be worth around 30 million?

With that kind of money, what is your business whether government or pension funds paid your gratuity or not. Just 10k a month o, not 20k not 100k not 1 million, just 10k, it is just crazy.

See attached sheet for details

I find the values difficult to believe, can someone else also do the calculation and confirm I did not make a mistake.

Nice one sir! Very impressive! I will adopt this model

I hv sold my truck and switched into branding of imported foods with nafdac to be sold in open market and superstores. The risk in oil biz cannot be overstated , stress and low margin, coupled with dangote coming on board. It will go dirty so let me establish in having my brands in shelves of every supermarket, it will pay me more

.

1. I lived in Lagos but stayed back to work in another city after my postgraduate program in that city.
2. Yes I was solely responsible for my expenses as my father, although wealthy, believed in owing his children only education. So after my M.Sc, I was solely responsible for my expenses. I started from scratch as I had no savings prior to this time. This is why I took the 27k job as I needed a means of survival
3. How I was able to do it? Honestly I can't really say. I guess God's grace and the 3 things I listed in my previous post. I also believe there's something called God blessing the work of our hands as my colleagues in the office used to think I was a wealthy person due to the quality of life I lived. They didn't know that "all na packaging" grin

Thank you for sharing. I appreciate

Don't look at the amount but rather look at your lifestyle. Always remember that someone is earning far less than you yet survives. Go learn how he does it and rebrand your lifestyle. I work in an oil company but prefer to live at the rate of a civil servant except that I own properties and drive good cars and do philanthropy, the rest, am a "low life nigga" (I don't know what it means) but am enjoying myself and live is fun. If a civil servant can build a house, feed family and even drive car with a hundred thousand naira salary then I can use 100k and save whatever is left. When I was in school and during my jobless days, I was designers freak but as I type, the last time I went shopping was 2016 in UK, till date I still have clothes wrap up in their packet. Set your priorities right and you will start saving effortlessly.

Your ability to also live a frugal but comfortable life has also been aided by residing in a city with a lower cost of living. Young people should begin to seek opportunities outside Lagos and Abuja if their incomes cannot match the cost of living in those 2 cities
