i believe so too. The 6 apartments that i am currently working in benin city is all taken except the one i kept for myself. It's currently on the painting sage at the moment, even during the building stage a lot of people were coming to check it out. Location is the key and it's better to invest good money on a land. The building itself would be worthless if the land is cheap and under developed.

Risk aversion and irrational economic behaviour are two separate things.

You can't be serious by saying tb is risk free, when people like me have lost close to 30k dollars on Forex devaluation.

TBills is not a scam. TBills does not determine the value of dollars to naira, normally when investors use the word safe investment it's relative ie comparing TBills with other riskier investment widows like equities or other volatile instruments. TBills is just a form of investment and any investment widow is affected by the economy and policies of the government. I agreed there is devaluation but that does not make TBills a scam. Hence when it comes to investment, investors are allow to make their choices base on their objective and sometimes base on their level of financial literacy. Just as you have decided to convert your naira to dollars base on your DD, another investor may look the way of NSE and get a stock that will give dividend yield of 16% or more, yet another investor feel mutual fund investment is better than just leaving the money in the bank base on their financial literacy. of course another look at property, So there is no one cap fits all when it comes to investment. Just do what you can cope with that meets your objectives ie do proper portfolio balancing.

You are abroad and you have USD. Why in God’s name would Nigerian Tbills be a safe investment for you? You cannot compare yourself to the man in Naija making Naira na. Haba.

People abroad that I know are only investing money they can afford to lose in Naija. They put most of the money in Tbills those years when the returns were attractive and are now switching to Money Market Funds or 100 % equities.If the money goes, it goes. If Tbills returns increase again, they rebalance.

But to move person life savings from abroad to invest in Naija is not just risky, it is very dumb smiley

Nope that is not the case. I always had and had grown this money in Naira as the naira portfolio of my investment. I wouldn't even call it investment becasue I dont consider it an investment. I will call it savings because I'm often always just trying to beat inflation and of course now devaluation. My U.S funds are just in the bank just sitting there doing nothing and I'm okay with that. I'm not really losing money nor gaining money in U.S. But I've discovered that I am constantly losing value in Nigera. The money I make from the treasury bills neither counters inflation nor devaluation hence there is really no point keeping it there. Assuming I had kept this same money in dollars in 2019 doing nothing, I will be about 8k dollars richer than the returns I'm getting from treasury bills. So how is treasury bills a good investment when I'm constantly losing value. All the long talk emmasoft has posted there means nothing to me. I don't know of anyone that will keep a sum of money and watch it lose value and term it "money they don't mind losing" If I had that kind of money that "I don't mind losing" I'd simply throw it into the dustbin.

PS: Financial freedom for may be different from you. My number one goal is that the money I save AT LEAST keeps its value. I'm low risk and I'm okay with very little gain that can beat inflation but TBills in Nigeria time and again has shown that it doesn't beat devaluation.

The 2 exchange rates in Nigeria is another problem. I can't keep my money in such a country. I'd rather lose a lot on it now than even much more in the future and trust me, the time will come when the naira will be devalued again and it may be before the end of this year.

I understand the concerns around devaluation but to be honest, no risk averse investor can beat inflation. For example, the US inflation rate is currently 1.3% and your money is in a bank earning around 0.05%. That inflation dey chop your money there as well grin.

If you want to beat inflation, you need to take risks whether in Naija or the US. And because low risk investors are not willing to take such risks with their money, they accept that they will not be beating inflation as long as they are making the best low risk return they can get. That’s exactly the point I am making. A low risk Nigerian with Naira savings gets 3% from Tbills. Wetin man go do na? A beggar has no choice. Na to just close eyes and take it like that while hoping for the best in the future grin.

One thing I've noticed, there's a big difference between theoretical knowledge and practical experience.

The way you wrote i can tell you've experienced most of what I tried to explain earlier.

After 13 years of sending money home, it always results in a loss.


Yes interest rates are low , but this presents a wonderful opportunity to buy houses abroad if you have the credit.

Also look into us stocks, that's what most people i know are working with right now.
