A friend of mine is about to rent a quiet little 3 bedroom flat. He/she is paying 1.5 years in advance at 84,000 naira per annum and is bein asked to pay the agent 50,000 naira and another 10,000 Naira for damages/insurance.

The location is on the outskirts of Lagos; Alakuko area. Is it a fair deal?

3bedroom quite little- so you know this much details and He/she,- you are not even sure whether your friend is a he or she. If is a she nobody is coming to take her from you. lol and if is a he, that may well be you but you are entitled to your privacy nobody is coming to look for you until you buy your bank, make your movie and live in VGC, so stay cool.

On a serious note, I think you should check with a local Estate Agent whether those terms are fair. unless anybody on this site is fairly local to where the property is they may not be able to advice you properly.

On the face of it, it is not fair. agents normally charge 10% fees and the agent appears to want nearly 1 year rent as fee, so the agents want to pay his/her own rent from your own money. Kai damborouba, barao bansa that is what that agent is. N10,000 for damages is okay as long as they are refundable.

Again one or two phone calls to local agents will tell you what the practice in the locality.
