I am not an expert in the area of cladding so I honestly cant comment on this but what I can say for sure is that we need to encourage alot more mentainance in our buildings (be it top-up paints or cladding). if Cladding will give it the good-feel look as well as sustain the live of the building then so be it. I look at alot of buildings here in Lagos and I can only dream of how they looked when they were first built.

Look at them now and you can only wonder what happened.

Did we have some kind of war in Lagos? grin grin grin

Truly said but look at these same houses in 7-10 years time and tell me what they look like.
They may start off very well but with no maiintenance they all fall apart in 7-10 years.
Just simple touching up like small coats of paints are not even done regularly on these fine houses.
We have to admit that we love to start things but we always fail to either complete or make them last as they should.
This happens in all fields here not just in properties. Even our IT systems don't get the regular maintenance they need to keep them performing to their max capabilities.

We truly love the beauty of things but not willing to keep that beauty up for a very long time.

I truly think we should change our mindset before we begin to make things work here in naija

What l hate most about the Western World, especially the UK and Ireland, is the "same bored look" of the streets where all the houses look exactly alike! Mind you, they are neat and well-built but in terms of "aesthetics, innovativeness and imagination", its a uninteresting.

Use to tell a friend that if he comes to Nigeria, he would see different types of houses on the same street and that we are free to build ANY STYLE we like! he was like "It cant be true"! shocked shocked

We may still be on the low/middle level, but ON THE AVERAGE, l think Nigeria has some of the most classic private-owner houses world wide.
I would hate my neighbour to build his house exactly like mine..... even though l may not have a valid reason to prevent such.

Totally agree with this. Alot of sentimental feeling has gone into most first time commercial builds.

We did exactly what you did and if we undertake this again alot of things will disappear. I was telling some friends the same thing. why have ensuite all round for a rental property. Why use any kind of expensive tile? why even contemplate things like fancy lights when simple lights will do? We have really learnt alot from this experience and it will strictly be the investment hat on next time around. No room for sentiments ever again.......

At a level I do understand most are building and also intend to live in a part of it so they do want to make it aesthetically pleasing for them but the internals for rentals do not have to be to the same standard as yours. We end up building for ourselves. My first build all the 2 beds has 3 toilet totally unecassary. The feasibility was based on 450k for each unit. We are only able to acheive that in year 6.

That's why it is fraudulent. why not let people buy immediately? Those buying will like to develop as soon as giving the chance and therefore, the place will develop naturally. But what i suspect is the guys are going to take money and use that funds for developing infrastructure in certain area, then take it up themselves while throwing those that have paid in the back, where they don't plan to develop soon. That's what makes it fraud to me. Im sure they will give allocation, but it will be for my Grandkids!!!

We the citizen must stand united against such sharp practices

Hello House,
Please can you advice on the sequence of activities to be done before completion of finishing.

Currently tiling and installation of railings are being done so activities pending are:

Toilet fittings
Electrical fittings
Installation of kitchen cabinets and room wardrobes
Painting
Interlocking

Is this the right order for these activities?
what is the average for doing interlocking per sqm with/without supply of materials?
Also what is the average price of installation of simple kitchen fittings? a worktop is already in place so all that is needed a few doors/drawers beneath the worktop and two cabinets are the top.
Finally what is the cost of fabrication of a 4ft wardrobe using either mdf or hdf?

First, l never "condemn" people without education.
What l said was that "Work Experience" can NEVER replace "Formal Education".
They both have their place in life but like you pointed out, an educated person will eventually gain the "experience" on the job but l cant fathom how an illiterate who refuses to go to school, will acquire a first degree! grin grin

Due to truancy and/or the circumstances of life, we all cant have top-notch education but l would rather educate my own children to a minimum of a first degree (I have one who is almost finishing Medical School overseas), than build houses for them or spoil them with Money.
I am surprised that these people keep twisting my 'position' and focusing on my person?

One went about insulting "Educated/Certificated people and claiming they are not employed or "who education don help"? shocked
I responded that "before you can even table your experience in a Trade, you have to show your CERTIFICATE (no matter how lowly) that shows you have the "basic, pre-requisite education".
I used the example of Cleaners, Security Men, Hotel Hands, e.t.c to buttress my point. This people must sit and study to have a "SafePass Certificate".... in western Countries, before they can do any of the above menial jobs

In a world of over 7Billion people, how can a minuscule hundred, be used as proof that "Education does not matter or that "Work experience" can replace education?
Is this a kind of "age-related jaundice" of the brain or what


The girl whose picture was posted might just "pass through school" without allowing her "education/school" to pass through her (but l dont want to knock her because l dont know her circumstances to the detail).
I know that even if you read Yoruba or English and you are sound enough to graduate with 2^1 (as opposed to most children of today who cheat through school and come out with the Certificate but they are actually empty-headed) ... you wont need to carry a placard to earn a living:
what is wrong with starting a "neighbourhood lesson" where you teach younger ones and their parent pay you?
I have engaged a lot of under-graduates who come to my house to teach my children, when they were very young and they make good money, hopping from one "home lesson" to another, abi l lie?
So, how did she end-up with placard, if she is good at what she studied?
That is where l think "half-education" comes into play. If hse is soundly educated, her mind and brain will propose better options to her than this undignified shame she is putting herself through

Again, l find it funny that these illiterates will only use a 'bad example" like this to buttress their failure and inadequacy!

What about the hundred of thousands of graduates that work in Shell, Mobil, NNPC, Banks, NLNG, Doctors, e.t.c whose starting salary as a trainee is not less than 200K monthly?
How many 2^1 Graduates roam the street in US, UK and other Western climes?
Just because Nigeria is ruled by the same class of half-baked ....and stark illiterates like we have foaming in the mouth here, is why some of our Graduates are having it rough but it is not the norm.

I have asked that they show me just One Bridge that was "designed and built" by anyone without education, they cant but instead went on a tangential rant!
Infact,l cant believe that in 2016, someone will openly say that "Education does not help"?

Anyway, on reflection, l realize that the only people who always tow this line of thinking are either stark illiterates or people with "failed/half education (which they say is even more dangerous! grin )

It is sad that even supposedly grown-ups cant differentiate between "having money" and "being educated" and having "work experience".
The are not the same thing and are not mutually exclusive but the better person, by a mile-off, is "he who is well educated and made money legitimately from it and gained 'work experience' over ...and with their education".

Any fool can have money at anytime (you can even win a lottery! ) ... but it takes time, diligence and dedication to have quality education.
And if you are well-educated, it will show in EVERYTHING you do or say. You cant hide it.
You will even be a cut above the crowd if you now add "experience" to your education.

For example, l work with personnel who have spent +30yrs in the military, who will never rise beyond "Warrant officer 2" till they are honourably discharged (retire).... while a young boy of less than twenty-two years who has a BSc. joins the military as Second Lieutenant!
Is it not his "certificated education" that propelled him over and above the "uneducated one with decades of experience"?
Why did the one with 30+ years "Experience" not come and claim "l sabi pass am"? grin grin

Why have we not have a school cert with fifty years experience, become the Head of NNPC?
How many of these dunce foaming in the mouth here will allow a "Chemist" with ten years "shop-trade" experience perform a surgery on you or your spouse, in case of serious illness?
why would they insist on a well rounded, University trained and qualified Doctor

How can these guys not get it that "education" does more than just provide a "job-path-way" for people?.... it develops you mentally, it broadens your horizon and make your brain think and work in ways that are "beyond limitations".

I was lucky I came up 12 months ago when my foundation was being done, I was under the impression and asked for 5 board, yet i got 4 board. The foundation was low as they dug the ground first which my neighbor didn't do and I understand ought not to have been done. Anyway moving on

But hey, I pray God gives you the strength to deal with this and find a lasting solution. Also, health is important oo, forget riches, so take it easy. You dont want to be having high BP, where the perpetrator Bosun is there making jest of you with others to prove a point, I wonder how many times he would have done same to me.

Engage professionals: Forget all these internet suggestions, take the good bit and have an open mind. Let someone visit site and ascertain what needs to be done. Cost it and let them do it.

It will cost you in the end, but its better to have piece of mind. I cannot start to tell you the list of things that I have fixed

The atrocities committed on my site are way too much for me to be listing here, I had to grab the bull by the horn and fix them one after the other. Clearly he's not a professional nor a builder, and those people who claim he has talent (I read one today), I was just shaking my head. What a bunch of naive sympathizers, the person claiming he has huge talent, I will ask him one question (Can you give him your project to build, or why have you not given him your project to build ?). The main talent is how to defraud you, simple. The rest na just google work and neat pictures.

I am counting down to 5 weeks now so that I can get the remaining of my money for the fake building plan, I have chosen to swallow the cost of fixing his mess. Let me ask everyone, do you guys think that brabus/ Bosun / Nexthome does this for the following reasons.

*Greedy
*Wickedness
*Complete lack of knowledge on building matters
*Proving a point on how good he is

I would like to know, I have my own mind made up, but it would be good to know what others think.

Sad but truth is this is a regular pattern with Brabus.
Nothing you have said here will surprise anyone. Taking money and not paying workers? Na today?
The saddest bit as I still think he has the potential to do something great but his desire to take shortcuts and his lust/love for money will always cloud his judgement and constantly produce unhappy clients.

Just one happy client from Brabus will do for now. Is that too much to ask for, Brabus?

Every time you guys tell him to visit the site what does he do? He stays away and try to point to an old post that he suggested a solution!

He claimed he was there last year to look at the progress of the house when I was about to roof it? Yes he was there but he started complaining the house should have been filled with sharp sand instead of the red filling sand, he then bla bla bla on how the red sand is no good and wrong for the site. That was where my wife got angry and asked him "If you know this, then why did you use the red sand?" and "where you not aware of this info when you where filling it with this sand?" With those questions my wife just felt disgusted with him and doesn't want to be around him anymore.

You see people all he does is throw solutions from his own mess from far distance. Just because my wife asked him those questions he ran away and never came back. I was going to let him roof the house then he refused to show up and sent a carpenter to do the roof wood work. Even though I paid him he ended up not showing up at all and the carpenter started messing up. I had to stop the carpenter and take down all he did and started afresh from the beginning again after translated the drawing in the plan to him.

After 10 days or so the carpenter refused to go further because he needed some money for his family to eat and his fellow trades men on site. Bosun still refused to show up. He and the carpenter had a fight on money issues. I had no choice but to come out of the pocket to pay the poor man. That was when my wife and I discovered that he charged me about N50,000 extra on the carpenter alone yet he refused to show up not even once. I just got tired of the drama and decided to Tower company office for the roofing in Oba AKran Ikeja, It was from there they sent out their employee to roof the house.


Bosun is a ghost that like to take your money and throw advise on the interment for his own mess.


How does a man that refused to show up would help?

I'm surprised that nairalanders still fall into the hands of the fraudster posing as a builder. I guess they don't do enough research despite all the information freely available on Nairaland. It's glaringly obvious who's who if one takes the time to go through the various building threads here. I'd advice anyone planning to build to tame the initial excitement and do extensive research on various builders before they commit their projects to the hands of one of them. Even when you do this, mistakes might still occur but they will be minimal. And you'll buy yourself much more peace of mind.

I've followed numerous building threads here for about 5 years and nobody has come forward to complain about Spyder880, Aventures, and Segcy.Moor. Brabus on the other hand has been the subject of numerous bitter complaints following which I don't remember seeing any very happy client. This is really sad, in his shoes I'd cover my face in shame.

May we not fall victim to wolves in sheeps' clothing.

@Qc1, first and foremost I am sorry to read about this. It's so sad but believe me you will recover from this and smile at the end God willing.

I hope you can find a speedy and long lasting solution to this issue.

I don't even know where to begin with Brabus. It just never ends.

You can say all you like and advice all you like but if you did this foundation then you have no excuse here.

You knew about the terrain as you have claimed so you should have done all it took to ensure this did not happen or don't do the job at all.

A true professional will not touch a job unless they know the outcome will be positive. They will do all they can (even at a loss to them to make sure the job comes out well)

There is no point saying you advise this or advised that. If you foresee this happening then you should made it clear that this will happen and walked away and not touch it with a barge pole.

You had all these solutions from day one so they should have been implemented at all costs or not taken the job.

This work is still your hand work and reflects on your ability to do the right thing. And upon all you feel the need to gloat at your client's expense to seduce other clients.

That in my books is extremely unethical/unprofessional and says alot about your real intentions.

All those people saying that you should call Brabus back to your site. Please don't listen to them. Get a real professional to fix this issue.

Brabus may have his area of expertise (I am yet to find any) but please let the real people fix this issue once and for all.

Had an opportunity to test out CMC with 3 defaulting tenants and it was done and dusted in 8 working days. We achieved our objectives.

important that there was clarity on
1) No tenant is entitled to free rent. One day or 6 months.
2) Term certain tenancies comes with 7 days notice after end of term.
3)As tenants can give notice so also landlord.

So spot on. I dey on finishing stage of project and i dont know where the money goes but they keep brimging bills evrryday. Another thing to is that nigerian artisans are so carelss and heartless. They dont take care when working and destroy things at will and you the owner has to keep fixing things. Its enough to blow your BP out of this world but we thank God ooo

Omonile is everywhere ooo, in some places in Anambra, omonile fees are higher than the cost of the land. Its official . u get receipt for the payment and can even do search on the receipt like its a title doc.

I think one should get an estimate of the omonile fees b4 even buying land. U shld ask ur neighbours so the omoniles don't take u 4 granted as a mugu.

Another thing ppl experience is - when you roof your house. You are happy you have almost finished without knowing u have done only 50% of the work. The next stages are very annoying. U spend money without seeing when the money went. The wires are buried. Pipes are buried.. Etc

I even had a recent experience with point 3, I asked for Spanish tile, they brought BRAZILIAN TILE ! I was later told its fake and from china. When I confronted the seller that there is no such thing as Brazilian tiles (na Brazilian hair i sabi grin). The guy said that only him and his brother import Brazilian tiles into the whole of Nigeria. grin grin

Of course I'm talking about Ogun too. My project is there so I know what I'm talking about. I was told nine months ago that my house should be completed with 7.5M after we did the roofing last year but guess what, we have spent in the region of 9M in the last eight weeks and we are no where near completing the house. My house in not a duplex. I have to admit it is a big house but I never expected to spend this much on it. A situation where you spend 400k on 1 by 12 planks, over 1m on iron rods, over 600 bags of cement tons of granite, stone dust, sharp sand and many more you never expected.

It is always easy throwing numbers around but by the time you get into it is when the reality hits you in the face.
