I'm 27 years, a HND graduate of Quantity Surveying (QS). I'm through with my NYSC. But still on the deliberation about doing either a direct entry to apply for BSc in Economics (what is the possibility to be accepted) or do a PGD and apply for masters in Project Management.

Please, I need the best option to chose as a 27 years old HND graduate in this present economy. Other options will be greatly appreciated.

The two lords of Nigeria: Fulanis and Igbos.

The Nigerian state was formed as a result of the amalgamation of the southern and northern protectorates in 1914. As a state, she gained her independence in 1960, and since then she has been a mixture of anarchy and peace, as she has tested both military and civilian rule.

The two poles on which most states rest on has always been, the political and economical poles. Although every element has contributed in this spheres, there are major actors that lords them.

The Fulanis and the Igbos, are the lords of politics and economics in Nigeria respectively. The efforts of other players can not be sidelined in this domain, but they can not be compared to that of the Fulanis and the Igbos.

Without assumption or prejudice, the two most hated tribe in Nigeria are Fulanis and Igbos. The southern lords are Igbos, while the northern lords are Fulanis. Each party always gather their supporters and praise singers from their domain(either north or south). Fulanis and Igbos are in every part of the country using their different styles of venture.

As in mechanics, they both operate with different techniques and strategies. On the surface, they have different mission, and methods, but inherently defending their own and seeking the pleasures of life.

The Fulanis conquer by use of force - knives, sticks, cutlass, bombs, guns (AK-47, pump actions, missiles etc) and every military weapon in their disposal, while the Igbos conquer by intelligence - manipulation, deception, claiming to be oppressed while they are the oppressors, mind poisoning and their likes.

Their orientation makes them believe they are superior to any other party. Looking critically, where the said superiority emerges, the Fulanis has mastered politics using power/strength/violence and religion(Islam), while the Igbos has mastered economics using deception/cleverness/smartness, and dangerous intelligence (as they are pronounced the most intelligent group in Nigeria and beyond).

Both the Fulanis and the Igbos, are dangerous to deal with as both have the ability to emasculate any party they come in contact with. The Fulanis may use physical means to achieve their aim, but the Igbos has always relied on intelligence and gradual engulfment.

Both parties are always suspicious of each other, as they see each other as threats but, easily managed their differences for the survival of their grand pest - Nigeria. The future of the grand pest (Nigeria) relies on the Fulanis and the Igbos.

The Fulanis and the Igbos, don't trust anyone except their fellow Fulanis and Igbos respectively. The Fulanis may attack you physically but, the Igbos attack your mind gradually. For example, a fulani man wanting your land may kill you and your entire family in order to own the land, but the Igbo man will make you beg him to buy the land by convincing/deceiving the owner (mind game), which ever method always get them their desired result.

The irony of this two actors is that, the Fulanis want to emasculate the grand pest, Nigeria while the Igbos want to emasculate the pearl of the savanna, Biafra.

Contemporary matters has either fuelled or debased the agendas of both parties(Fulanis and Igbos) as other players are left to take sides without prejudice but, with the voice of reason.

Nature has a way to level every player, let every sound mind judge my submissions borne out of clear observations to move humanity forward, starting from this part of the globe called Niger Area!

We Africans are not religious but spiritual. Spirituality overtakes religion in whatever aspect because God is a spirit not a religion.


I was overwhelmed by the gross error in religion when I discovered it. Religion is a tool for control but spirituality is for gaining higher freedom in the realms of gods and goddesses.

I sigh whenever I see the so called Christians or Muslims doing crash and wasting their time and energy in the name of Jesus and Muhammad.

No religion in this world has killed more people than this two religions.

Let my people read their history at least Egyptian history that's the remaining one with physical proves.


They always find a way to link their religion to African through Egypt were the stole most of their religious texts.

Don't exaggerate simple features. Being a melancholist is an introverted temperament which has positive inclinations as well.

Finding a wife in the midst of numerous women has been a hectic task that needs divine intervention in most cases. All the same the need for a virtuous woman cannot be exaggerated in the family and the society at large.
Specifically, I have grown fonder of women from Anambra(especially from Umunri, Aguleri, Nnewi, Igboukwu areas and their surroundings) and Enugu.
Despite pointing at this places(states-Enugu & Anambra), there are inherent qualities which she must possess...

Physically related qualities include
1. She must be very tall (6ft+)
2. She must be fair in complexion with a pointed nose
3. She must have straight legs and not curvy while walking.
4. She must be strong and ready to defend her husbands territory

2. Either outgoing or reserved

Income Is Not Wealth
Most people believe the key to wealth is a high-paying job. Yes, it's easier to amass assets if you have more money coming in each month, but the true secret to increasing your net worth is to spend less than you make. What is wealth ? My personal definition: Wealth is the part of your net worth ( assets minus liabilities) that generates capital gains , income, and
dividends without your labor. If you are a Doctor or Lawyer, you need to put in long hours after years of specialty training and higher education to get a paycheck. On the other hand, if you have a portfolio of private businesses, car washes, parking garages, stocks, bonds, mutual funds, real estate, patents, trademarks, and other cash generators, you could sit by the pool. The real value, of course, is that you could maintain your lifestyle even if you were disabled or unable to continue working at your primary occupation. Better yet, unlike a salaried employee, wealth can't fire you — you have to squander it. It's far easier to lose a job that wipes out a well-constructed portfolio.
The level of your wealth should be measured by the length of time you could maintain your standard of living without an additional paycheck. In other words, if you had to stop working right now, how long could you keep up your purchasing pattern for cars, clothing, music lessons, college tuition, video games, etc.? The average person isn't educated in this truth, which is why the more and more they earn, they are left wondering why financial independence and security continue to allude them, always seemingly just out of grasp.

You Must Have Surplus Funds to Invest
The only way to take advantage of investment opportunities is to have the money to invest. The reality of successful investing is that there is a certain point where you reach critical mass and the returns generated on your assets can change your life; e.g., earning a 10 percent return on $10,000 is only going to net you $1,000 before taxes — hardly earth shattering, but the same return on a $1,000,000 portfolio is $100,000, which has far utility despite requiring the same effort and research.
Amassing wealth and becoming financially independent is a slow process that takes time. You do small things every day such as cut your expenses, generate extra income, and put the money into brokerage and tax-deferred retirement accounts. With time, it begins to amount to something. The only way you can have more money left over at the end of the month is to either increase revenue (your paycheck, business sales, billable hours, or whatever it is that provides funds to cover your bills) or decrease costs. That's it. Write it down. Frame it. It's that remarkable. Your choices are to increase revenue, cut costs, or both.

Taxes Matter — A Lot
All income is not equal. The idea that where and how you hold your assets can mean the difference between being somewhat well off and obscenely rich was so important that I covered it in depth in an article entitled Tax Strategy : Asset Placement - Lowering Your Tax Liability Through Intelligent Allocation. The basic premise is that those with little or no wealth generate a lot of taxable income, while those who end up financially independent generate large unrealized gains in the form of real estate appreciation, unrealized capital gains, and profits made through tax-advantaged or tax-free accounts such as a Roth IRA or
401 ( k ) .
An illustration is in order. A physician earning $250,000 per year is going to get taxed heavily, probably paying $95,000 in taxes for a net income of $155,000. Yet, if he had earned the same amount from within a pension plan or IRA, he wouldn't pay a single penny in taxes. That's an extra $95,000 per year compounding for him. At 12 percent, over 30 years, that's an extra $23 million in wealth. That's right — $23,000,000 simply because the money is earned within a tax-advantaged account instead of regular labor. This is why you should do everything you can, within reason, to fully fund your retirement plans, as well as to focus on how your seemingly small decisions help or hurt tax planning. No decision is too small — you've already seen how a simple decision to title US savings bonds can have huge tax implications for your estate.
True Wealth Is Control Over Your Time
How do you know when you are truly
wealthy ? When you have complete control over how you spend your day. I know that I've said that before and it's not news to long-time readers of the site, but so few people understand that basic truth. No matter how much money you make, unless your days are spent doing the things the really make you happy — the things that you enjoy so much that you would pay to do them — and you have control over your time, you aren't wealthy.

Each morning, when you show up to the office, or the job site, or the practice field, or studio, it should feel like you are unwrapping a Christmas gift when you turn the key. That's not some standard boilerplate advice. If you find the profession that gives you that feeling, and you are disciplined in your management of the business side of it by controlling costs, you have a huge advantage over your competition because you will continue to work 10, 15, 18 hours a day not because you need to or because you want another car in the driveway, but because you love the process and product itself. You cannot compete with passion.

Grades Have No Correlation With Wealth and Financial Independence
According to decades of extensive research by Thomas J. Stanley, Ph.D., author of The Millionaire Next Door , the grades one earns in school have no correlation with the economic wealth and success other than in the medical and legal professions. That's not to say education isn't important — it is! More than 90 percent of American millionaires did, in fact, graduate with an undergraduate degree.
Why, then, do parents, teachers, and councilors continue to tell children that they won't be successful if they have a C- grade point average? Statistically speaking, according to Stanley, it's because these people are themselves not financially successful. Therefore, they have no idea what it takes to achieve financial independence and buy into the great myth that good students go further in life. They pitifully measure analytical intelligence only and not the creative intelligence that is responsible for sparking innovations, societal advancements, and the opportunity to craft solutions in niche markets that everyone else misses. They also fail to realize that most millionaires wear blue jeans, overalls, or work shirts, not a suit and tie. They eat McDonald's and Burger King. They live in ordinary, well-established neighborhoods. Most own their own business.
Statistically, if you want to guess who is going to be wealthy and financially independent, you'd be more likely finding a self-sufficient student in wood shop class who paid for his own car, gets decent (but not spectacular) grades, has a job, and enjoys what he does than selecting someone from the honor roll. It's counterintuitive, but it's true.
Financial Independence Takes a Complimentary Spouse
No matter how successful you are, unless your spouse is equally disciplined, frugal, and investment-oriented, your efforts toward a better, financially independent life are going to be like struggling in quicksand. Marry the wrong person and the emotional, financial, and social toll it can take on your life will overwhelm almost any progress you can make in your career or pocketbook. As you try to build a life, he or she will be out spending your money on status symbols, making it nearly impossible for you to achieve financial independence.

To truly build a life, you need to have the kind of support that allows you to take risks because you know, no matter what happens, there will always be someone waiting for you at home that loves you unconditionally. It may sound surprising, but a tremendous amount of success is based on proper temperament and psychology. Niche Markets Aren't Glamorous — But They Are Lucrative

There's nothing sexy about selling fifty-cent flip-flops and bottles of cheap cologne in small towns but Walton was on a mission to bring affordable goods to everyday Americans. Business owners represent a disproportionately large segment of the millionaire population. Support Your Productive Children — Not the Losers
It is almost always a mistake to provide gifts of cash and support to those relatives who are unable to generate high incomes on their own or who are constantly in financial trouble. Think of the incentive system you setup! One son becomes a physician and one daughter an attorney and you say they don't "need" your money, while at the same time you provide free rent, board, and bailouts for their sibling, who sits at home in credit card debt and unable to find work.

Regardless of whether they are religious, those who are financially independent — and who want their children to become financially independent — follow the lesson found in the parable of the talents. The “parent” figure in the parable comes back and gives more to those who successfully invested and grew their wealth, telling the one that failed to achieve these that he was "wicked" and "lazy".

Now, you might not use such harsh words, but let me put it bluntly to you as you read this article in the privacy of your office or home: You're an idiot if you give "equal shares" of money to your children when some are clearly more productive than others. You’re a damn fool if you give more to the unsuccessful ones.

You have managed to effectively turn them into a financial and credit junkie; it’s unlikely they'll ever get over their addiction. You become, in effect, a crack dealer providing one more hit. The customer tells you it’s the last one they’ll ever need but the fundamental, underlying problem is their inability to manage money. They postpone the action needed to fix their life because they know that the cavalry is always coming (if they beg and whine long enough).

In this present world of unpredictability and undesigned situations happening in an awful way to innocent souls, one can't determine his future with great certainty and accuracy. Never!

You can't chose your parents nor determine your place of birth, your parents can to an extent.

Being a bastard is something no individual desire to be, but many exist even honored men and women among us.

Being disowned on it's own has some dangerous effects and some causal elements which can't be controlled by the one being disowned.

But, if it is optioned between both which will you opt out for? Which is manageable?
Look through the lens of parental (both parents blessings) functions ...

It's because the northern region is basically a Sahel Savannah. All pseudo stem plants don't do well in such regions except with the aid of artificial means.

Today there is no shortage of personality type theories. Our pages on personality types and tests are among the most popular pages on this site. This article is about one of the oldest personality type systems in the world — four temperaments system. The origins of this typology belong to Graeco-Arabic medicine where it was successfully used to treat illnesses. In fact, it is still used today by practitioners of traditional medicine around the world.
At the heart of this typology is ancient medical concept — humorism. Humors here refer to bodily fluids that are present within one’s body. Different people have different proportions of these fluids; the predominance of one fluid defines one’s temperament and psychological type. Here are the four temperaments and their predominant humors (bodily fluids):
Sanguine : blood;
Phlegmatic: phlegm;
Choleric : yellow bile;
Melancholic: black bile.
Arabic terms are as follows:
Sanguine: Damawiyy ;
Phlegmatic: Balghamiyy ;
Choleric: Safrawiyy ;
Melancholic: Sauda.
The predominance of one humor is said to affect one’s appearance and behavior. However, most people have mixed temperaments, and judging solely by appearance may be difficult for untrained enthusiasts such as ourselves. Modern medicine rejects this typology, but many new personality theories were developed from this ancient concept, often disguised under different names. Dr. Helen Fisher’s personality types — Explorer, Negotiator, Director, and Builder — bear a striking resemblance to Sanguine, Phlegmatic, Choleric, and Melancholic respectively. Having said that, this doesn’t minimize the value of her original research.
Modern psychology is not much kinder to four temperaments concept and, in general, dismisses most personality theories altogether. Despite that, usage of terms — sanguine, phlegmatic, choleric, and melancholic — persists in both scientific and everyday language.
Sanguine Personality Type
People with sanguine personality type tend to be lively, optimistic, buoyant, and carefree. They love adventure and have a high risk tolerance . Typically, Sanguine people are very poor at tolerating boredom and will seek variety and entertainment. Needless to say, this trait may sometimes negatively affect their romantic relationships. Because this temperament is prone to pleasure-seeking behaviors, many people with sanguine personality are likely to struggle with addictions. Their constant cravings may lead to overeating and weight problems.
These people are very creative and may become great artists. In addition, they are fantastic entertainers and will naturally do well if they choose careers in entertainment industry. Their natural abilities will also serve them well if they choose jobs related to
marketing,
travel,
fashion,
cooking,
or sports.
Phlegmatic Personality Type
Someone with phlegmatic personality type is usually a people person. They seek interpersonal harmony and close relationships. Phlegmatic people are loyal spouses and loving parents. They preserve their relationships with old friends, distant family members, and neighbors. People with phlegmatic temperament tend to avoid conflicts and always try to mediate between others to restore peace and harmony.
They are very much into charity and helping others. Ideal careers for phlegmatic personality types should be related to:
nursing,
teaching,
psychology or counselling,
child development,
or social services.
Choleric Personality Type
Someone with pure choleric temperament is usually a goal-oriented person. People with choleric personality type are very savvy, analytical, and logical. Extremely practical and straightforward, choleric people aren’t necessary very good companions or particularly social. They dislike small talk and enjoy deep and meaningful conversations. They would rather be alone than in company of shallow, superficial people. Ideally, they want to spend time with people who have similar professional interests.
Ideal jobs for choleric personality type are related to the following industries:
management,
technology,
statistics,
engineering,
programming,
business.
Melancholic Personality Type
People with melancholic personality type love traditions. Women cook for men; men open doors for women. They love their families and friends and, unlike sanguine temperament, do not look for novelty and adventure. In fact, they avoid it at all costs. Someone with melancholic temperament is very unlikely to marry a foreigner or leave their homeland for another country. They are very social and seek to contribute to community. Being extremely orderly and accurate, melancholic people are fantastic people managers. Perfect careers for melancholic personality type should be in:
management,
accounting,
social work,
or administration.

The main thing is that we tend to exaggerate things based on the book estimation of building stuffs...
In a more realistic note, 10m will go very far in giving you a satisfactory completion since the site;
ls not located in an urban region,
Its not a forest but merely shrub occupied,
Not swampy that may need raft or complicated pile foundations.
Already have an accessible road.
Note: In building, what is aimed at is a functional structure that floats within the budgeted sum i.e it must be economical.
Things to do...
1. Manage it yourself, if you should give it to someone to manage it will definitely accrue much expenses.
2. Be economical in all expenses but don't be a miser.
3. Employ local but experienced contractors and workmen.
4. In anything requiring large supplies like paints, cement, roof and carcass, ceiling, window etc go directly to the company or authentic dealer. "Discount" is the main issue here.
