Hello my good people, hello to you all who bought lands from my estate here at Akpuoga Nike, Enugu East LGA of Enugu state. This is an update on our push to develop this land as planned.

As the rainy season starts, I plan to commence some forms of development activities on this land, but like my people will always say "enwere ihe ana ewepucha na any, tupu ataba anu"

And so we have to first obey the tradition of our people by doing the traditional rites settlement for this land, this an integral part of land acquisition process in Igboland. In this process, the buyers of a land and the sellers come together and eat a feast prepared jointly by the two parties. This will involve the provision of food items, lots of drinks, kola nuts and live animals to use in cooking a huge meal. Both parties usually call in friends, relatives and inlaws to witness the event and even partake in the feast. It's an opportunity for each person to know each other, and prepare a ground for mutually beneficial alliances.

The traditional value of "nri ani" cannot be overemphasized, and so I arranged with the family that sold me this land for a proper nri ani feast to authenticate the sale of this land to my company. Some of the Items Which I am supposed to provide will be concerted to cash. This whole ceremony will cost over N2m.

Good day to you all. I had wanted to start working on this land earlier in the year but like I mentioned earlier in the year, funds have not been coming in from those who still owe for plots. I have less than the amount I need to make a strong impact on the land and I will not like to do a small work and stop.

The way it seems now, I may have to wait for the end of year and end of rains to start work. I also have an ongoing negotiation with the town union about development levies and how much I should pay.

Another thing that dragged me back is my company annual accounts as my accounting firm has been preparing the books. We recently paid our taxes for some years, the taxes and VAT were cleared this June 2018. All hands have been busy at the office as we get poised to serve you better. If there's anyone that has completed their payment and has not collected their completed documents, please let me know.

I still have some money for some of the works needed here, but I am thinking of leaving it till dry season again, so that I can complete my development levy and traditional rites payments for this land.

As we have now entered the penultimate month of the year, hopefully you finally have a meaningful progress update for people who invested in this much awaited, much promoted and much touted estate.

My hope for promising that work will start in this estate was a hope for those still owing money from their uncompleted payments to pay up. So far they have not paid anything from the old debt. I also hoped that the remaining plots will be bought, so far, we have not sold all the remaining plots. In fact, I have been refunding a buyer who has some financial issues now. We have a cash crunch in the economy, but I am still hoping to do something.

The traditional rites payment for this property is also pending. The previous owners are asking that I come and settle the final traditional rites with them this week, (might cost more than N1,500,000.00) while I have enough funds to pay them, I will be left with less than N500,000.00 in cash after doing the traditional rites.


As April too has also now ended, your kind update on the proposed work commencement/debt collection on this project would be greatly appreciated.

Lintels are made to cover space (doors, windows, openings) to be able to bear load on top. Anything else is just fantasy and waste of resources.
Some builders do all round concrete works at lintel level, then add two levels of blocks and do the decking. Seriously? That design does not add anything to the structural integrity of the building. Buildings built the old way still stands 60 years after. So what changed? Overkill indeed.

Does it not make it easier, should the need arise in the future, to relocate doors/windows if needed or if circumstances demand so?

Now let me put out what a lot of people have been shy to say. Based on the current reality, Igboland as it is today will NEVER be great. It's not a curse but an appraisal of the current reality.

In Nigeria, we talk more about brain drain and when we do, we're mostly talking about how our brightest minds leave Nigeria for greener pastures in more advanced country. Now, if we were to discuss brain drain in Igboland, ours is even worse because our people are leaving the east for not only abroad but other Nigerian cities such as Lagos, Abuja, Port-hacourt, Calabar, Ibadan etc. It's actually so bad that an Igbo person who thinks of returning from the US, UK of canada back to Nigeria is mot likely going to settle Lagos and Abuja. They only think of Enugu, Owerri or Awka as places where they go to see relatives and have a feel of village life. Never do they think of it as a place they could live. If those in other parts of Nigerians cannot live in Igboland, how much more someone from New York, Los Angeles or London.

The only way we can begin to change the narrative is by making concerted efforts and we cannot do that if we don't have the right leaders at the helm of affairs. I'm sorry to say but Ugwuanyi, Umahi, Ikpeazu or Rochas or Obiano cannot make this happen. Even if they could, they would do it only if it's demanded from them and the only people who can demand it from them are those Igbos outside Igboland. I'm sorry to say, but the Igbos in Igboland don't have the capacity to do that alone.

A revolution needs to happen for anything tangible to happen. We can keep deceiving ourselves that Rochas or anyone is changing the fact of wherever when you can take a look at places like Akwa Ibom, Calabar and even Osun and know that we're all deceiving ourselves.

This is staggering!

As is typical of these issues, some have now jumped on the band-wagon of treating symptoms instead of uprooting the root causes and sadly, they are feeling very "smart" about it.

Having lofty ideas for development is always welcome and surely is a good thing. But so also is giving some serious thought to "solutions". One would expect that any serious proposal for solving/funding these ideas would first start by doing/seeking answers to these simple math questions.

1. How much are SE governors currently generating(e.g taxation)/turning over/receiving every year? Say "X"
2. How much are these SE governors spending on what they actually execute (e.g actual salaries paid, not just overall wage bill or pensions owed)? Monies actually sent to LGAs not re-routed via caretaker committees. Say "Y"
3. How much of what is left then ends up corruptly in the pockets of cronies, theiving family members, hidden property, buried underground, smuggled overseas, 10% kickback, over-inflated budgets, etc, say "Z".

You'd be shocked at the current value of "Z". Seriously, I say it again, you'd be shocked at the current value of "Z" and what "Z" could achieve if actually utilised in the SE and re-routed into "Y".

One would think that a more sensible approach would be figuring out/suggesting ways of recovering "Z" or at least reducing "Z". One would think you would be suggesting innovative ways of checking the excesses of corrupt leaders to ensure that they, and those around them, are unable to loot at will....That is what uprooting a root cause sounds like. Lack of money funding in Nigeria today is a symptom not the disease.

But No!, lets not do any of the above. Let's simply tax those in diaspora, a random, non means-tested, arbitrary and unenforceable figure, just to increase the value of "X" above and by extension the value of "Z" too.

Staggering entitlement mentality. Same feather as the conspiracy theories of "the rest have ganged up against us, and we have absolutely no responsibility in the current state of affairs". Our misfortune is always someone else's fault and therefore always someone else's responsibility to fix.... apparently, this time around, it is the turn of the Igbo diasporan. shocked shocked

Umunne, legodu nu nno ka anyi si eche echiche mgbe ufodu!!

Na wa!

This entitlement mentality is perhaps more deep-rooted than folks would like to acknowledge.

A1. It is a requirement from the government that all the old plate should be changed, and the reason is... they said they dont have a coprehensive database for the old style of plate number and their owners, hence if the old plate are use fro crime, it cannot be traced to anyone..... But some people has challenged the government in court and the case is still in court. Though the police still harass people that are still using the old plate, but if you know what is happening and confront then with it, they will pipe down,....
I will advice however that if you have the money, change it...

A2. Not really for the new cars.... old vehicles are expected to change theirs and since the production of the old one has stopped, the new vehicles has no choice

I had a look at your webpages and the ordering process for renewal. Can you clarify a few things please.

1. For orders outside Lagos, I presume these are paid for on delivery? Can these also be paid for in advance? Interswitch or transfer perhaps? I also note there's a N3k shipping/mailing charge.

2. Is the shipping/mailing address provided during order the same to be used on the vehicle documents? Where this isn't the case (for instance car is registered to home address but delivery preferred at office address etc), I found no option to provide the two.

3. Correct me if I am wrong, but I presume the details on the renewal docs need to precisely match those on the existing docs? Do you need to see any of the existing docs as part of this process?

4. On a lighter note, I note there's a combo package for ordering the 3 docs per vehicle. Is there a super-combo package for ordering say 3 combo packages for 3 vehicles. Perhaps buy 2 combos get one combo free (this one is for the naija in me). grin

5. And this relates directly to your last response; can the old style number plates be changed remotely/by proxy? Is this something you can also do in Lagos (new-style Lagos plates) if for instance the vehicle is currently outside of Lagos but currently on old-style Lagos plates. Requirements?
