Hi,
This is almost 2 years, but I believe you or others can still benefit from it.
So, as a newbie in the real estate investment journey, it can be really daunting because you never know who to trust.

But these people can help you greatly.
1. A realtor who has proven that you can trust him/her. You can check their activities and find out if they've successfully helped others without issues. A realtor often times can help you have access to varieties of properties in multiple locations and cities. This is very easy because they work with several real estate developers.

2. A surveyor. If you want to know whether a land is free from any form of known encumbrances, then you will need a sound surveyor. They do what is called charting using coordinates from the land survey plan.

3. A lawyer to ascertain the genuineness of the documents presented.

This brings us to the other part of your concern– the documents. Documentation is really broad, but I'll just break it down to the basics.

We have
- Titles: Documents that show ownership of a piece of property (land or houses) e.g C of O, Gazzete, Excision, Governors Consent, etc. Some titles are more expensive to get, so the title of the land can also affect the price of it.

-Deeds: This could be either a deed of assignment or a deed of conveyance. Both documents are meant for the same purpose, which is to transfer all rights and ownership to the buyer. If you're buying a land today, this document is a must, and you need a lawyer to either draft it for you and the seller or verify what is drafted for you.

-Survey plan: This is usually prepared by a surveyor and is taken to the Surveyor General's office for approval and registration. We have 2 types– provisional (not registered) and registered survey plan (approved and registered).

Those are simply the basics.

Additionally, if you're spreading payment across a stipulated duration of months, your lawyer might have to draft what we call "a contract of sale." It is a legal agreement that will state the terms and conditions or sanctions in the case of any defaults during the agreement duration.

If you're buying from a real estate company, you might also get an allocation letter inviting you for a physical allocation after you've finished paying for your land.

Also, your receipts to show that you made such transactions is very important. It is your only evidence in case of any issues along the line.

Lastly, try to establish a physical presence after you've been allocated by fencing and gating your plots, especially if you bought them directly from families.

Ensure you've conducted a physical inspection too before you proceed with the deal, except you've worked with the realtor before or you really trust the person you're working with.

There are other things you need to know also like other statutory fees, e.g, development fee, the cost of documentation, utilities if estates, title perfection, etc. Also, zoning laws are important considerations, plus locations that will bring you good profits in terms of resale value, etc.

Just be detailed, work with the right people, and ask the right questions. I hope this helps you greatly in your journey.

Buying a land in Nigeria is just the same as marrying a bride from our region.
The demands on you never end.

Just when you thought you've paid it all, another lost comes up.

When you think of the stress of building, you'd realize it is better to remain a tenant.


That's why you should buy from reputable real estate companies. Buying directly from families as an individual is very risky. You don't have the legal and financial fortitude.

Some of them are even involved in property development. Offplan buildings and all.

You just need to check well.

Before you buy a land in Nigeria: Read this!


Before you invest your money in any landed property, you must get familiar with the documents that are required to earn you a problem-free property.

Most people are scared of being scammed and this fear has prevented them from grabbing opportunities that would benefit them and their generations to come.

Do not get stuck. It's easy to get scammed or buy a property that has so many family and communal conflicts. But it's also very easy to invest in genuine properties. You just have to know the basics.

Historically, all lands belonged to the indigenous families dwelling on such lands, not until the 1978 Land Use Act was enacted. This Act vested all Urban lands within a state to the State Governor/ Government.

However, members of the community can have access to portions of their land if certain requirements are met and if the State's Government has no interest or projects to be carried out on those portions of land.

These requirements are known as Land Titling.

Land titles are simply legal documents that show ownership of landed property as they change hands from time to time.

There are majorly 4 types of titles; Gazette, Certificate of Occupancy (C of O), Governor's consent, and Registered Deed of Conveyance also known as Deed of Assignment.

Gazette: This is an official government publication. It is a document that shows that a particular location has been excised and free for global acquisition.

C of O: A document that states that the State Government has leased a location to the community for 99 years which can after which be renewed. A virgin land can have a C of O if it has a Gazette. I need to mention here that not all states in Nigeria issue out C of O.

Governor's consent: Like the name, it's a document that shows the Governor's approval. If a land having the C of O title is about to change hands or ownership, the state's Governor has to give his consent. So Governor's consent becomes the new title of that land because no land can have two C of Os.

Registered Deed of Conveyance/ Assignment: A legal document that shows that the owner is transferring all rights, interests, and ownership of a land to a buyer. Hence, the property is now legally owned by the buyer.
Note: When you want to invest in a property, you should be given any one of the above titles depending on the state of the land, that is; how many times it has changed hands. But regardless, you should look out for any of those titles.

Other Documents that your property should come with include;

A Registered Survey plan, Sales receipt, and sometimes a contract of sale. The first 2 are very important.

The Survey plan shows the seller's details, buyer's details, land shape and location, and other details about the land e.g if there is a proposed road close to that land, the survey plan will show it. It also has the survey number, the surveyor's name and seal, and other information like whether the land is free or Government owned.

The Sales receipt is also important because it is the only document that shows how much you paid to acquire that property and when the transaction was made.

So to recap, your land should come with;
A title
Survey plan and
A Sales receipt.

With these, I'm sure you'll make wise decisions on your first or next investment.

I don't think that would be necessary, except you're trying to create a Clickbank account.

My Clickbank account was created by my sister in Canada and I operate it just fine from here.

As for upwork and fiverr, you can create it with your Nigerian IP address, you just need to get someone to give you the script or better still open it for you.
