Properties / Fashola's Rent Control Policy Proposal And What It Means For Property Investors by Deguzman(m): 6:40pm On Aug 09, 2021
At a public event recently, Nigeria's Honorable Minister for Works and Housing and former Lagos Governor, Babatunde Raji Fashola proposed monthly rent by property owners in order to make housing affordable for Nigerian urban dwellers. He said this in reaction to reports about housing deficit in the country being about 17 Million, insisting that the claim had no scientific backing.

Exorbitant amounts of rent, ranging from one to three years demanded by landlords and property owners before they let out their properties is the major cause of housing challenges in Nigeria, the Minister said.

This development has then cast some doubts in the minds of property investors in companies like Gtext Homes over the expected returns on their rental income investments in estates like Jasper Gardenia, both in Lagos and Abuja. These investors had, owing to the potential property appreciation in Jasper Lagos and Abuja as a result of presence of infrastructure like the Dangote Refinery, Lekki Golf course to mention but a few, had bought into the off-plan sales of the estates with the hope of leasing such lands out in return for high rental income.

The Company, aware of this unfounded fear has risen to the occasion to allay its investors fears and assured them that the proposal will not see the light of the day, as it was not realistic and practicable. Speaking through its company legal secretary, Mrs Joy Chukwumah, the company reminded its investors and indeed the general public that the control of rent as proposed by Fashola and indeed the many before it, was anachronistic and dead on arrival, saying that the various rent control regimes in the country had never worked.

Themed "The Goal-Getter Woman", Boss Lady Conference 2019 turned out to be an eventful meeting for the hundreds of female entrepreneurs, business professionals and career women who, from diverse geographical, cultural, and professional backgrounds, converged in the palatial Ball Room of the prestigious Oriental Hotel, Victoria Island, Lagos, Nigeria on June 1, 2019.

The Event was scheduled to begin by 9 a.m. But as early as 5 am, a heavy downpour appeared to test the resolve of not just the organizers but also the ready attendees of Boss Lady Conference 2019.

However, Oriental Hotel, by 7 a.m, started witnessing an 'invasion' of business women from across Lagos and parts of Nigeria, who seemingly were unfazed by the torrential rainfall that morning.

Clad in their respective gorgeous business casual, one after the other, the attendees went through a quick physical registration, conducted by professional protocol female officers. About 400 attendees were admitted, even though the organizers (The Entrepreneur Africa) had selected a total 500 out of the over 1600 female entrepreneurs who signed up for the conference via the registration portal.


From Nkoyo Inwang, the professional etiquette facilitator, to Aramide Abe, Founder of Naija Startups, to Nneka Isaac-Moses, MD of Goge Africa and Africa's Queen of Tourism, to Busola Dakolo, a Pro Photographer and Founder of Skills Kitchen, to Nigeria's Seasoned Economist, Chinwe Egwim of FBNQuest Merchant Bank, to Didi Warmate, CEO of Lagos Matchmaker, businesses were birthed, improved, resuscitated and re-engineered.

In his own very words, David Agu, Esq, CEO of The Entrepreneur Africa, remarked during his welcome address that: 'Boss Lady Conference is indeed shaping and transforming businesses managed and run by our African women. It is, arguably, Africa's largest gathering of female entrepreneurs, business professionals and career women. Evidence abounds to show that the average African woman is visionary, enterprising, and ambitious. Nigeria’s leading electronics brand, Polystar Electronics, is making a bold statement as the company gets ready to officially open the multi-billion Naira Polystar Tower at the heart of highbrow Lekki area of Lagos. The building, which rises to about 10 stories, with a rooftop terrace, has been described as the biggest wholly-owned office building by an electronics company in Nigeria.

During a tour of the building by some media houses recently, it was observed that workers were on 24-hour duty putting finishing touches to the surroundings of the building in preparation for its official opening, which is expected to happen soon.
While the interior of the building is sprawling with several state-of-the-art facilities, fittings, and fixtures, one of the outstanding fixtures which everyone kept talking about were the never-before-seen industrial air conditioners, wholly made by Polystar. Founder and CEO of leading entrepreneurship lifestyle company, The Entrepreneur Africa, has penned down an inspiring note on the difficulties of being an entrepreneur, and the ultimate solution for staying strong and succeeding. Below is his thought which he shared on social media. Read and be inspired.

A couple of days back, CEO of Crew Training Institute, Katheryn Lademo, and her team visited me at my office in Lekki, and we spent over 2 hours discussing crucial corporate matters. And I have to say this: the job of a CEO is the hardest job on earth. Transmitting from a paid 9 to 5 job to entrepreneurship is the fastest way to experience constant depression. And that company CEO you're looking up to – and thinking how on earth you'd ever become as big and successful as them – is thinking of quitting on a daily basis.

For instance, Katheryn here was one of the major staffers of the defunct Virgin Nigeria Airline, and after the company folded up in the country, Katheryn and all her colleagues lost their jobs. But instead of looking for a job elsewhere, Katheryn decided to become a job creator, instead. That's how she founded Crew Training Institute a little more than 2 years ago. And has she succeeded in building a fantastic brand in the aviation industry? Yes. Has she created jobs for herself and several others? Yes. Has she totally overcome the fear of failing? Hell, no.

During her visit at my office, I asked her "So, Katheryn, when was the last time you thought of quitting?" She answered without delay, "Last night. And I think of that nearly every other day". I laughed out so hard, and responded, "story of my life". We all busted out hysterically.

So, you see, we are all afraid; but we move on, nonetheless. What people like us have is courage, not fearlessness. Because courage is not the absence of fear; courage is the sheer determination to forge ahead, despite the hallowing presence of fear.

And so, my friend, courage is what you need. And it's ok to be afraid in 2019. But do it anyway. Do it afraid. Like my friend, Bunmi Jembola would say, this is not the year for prolonged analysis. This is the year for faith and action. So, stop spending 6 months drafting that business plan, stop spending one more month perfecting that business or project idea you've been hatching since 2016. Take your first step towards executing them this month. Make mistakes. Learn on the job. But, please, get up and start kicking that ball; and soon we'll all shout together: "issa goal!!"✌️.

How time flies!

Looking back to when the Oriental Hotel's 400-capacity hall in Victoria Island, Lagos witnessed a large turn-out of hundreds of female entrepreneurs and celebrity guests in an event that has been dubbed the "ultimate gathering of female entrepreneurs in Nigeria/Africa", Boss Lady Conference. Even though it was the maiden edition, the impact and excitement generated by Boss Lady Conference 2018  has remained indelible in the lives of participants of that maiden edition. Indeed, its organisers, The Entrepreneur Africa, is known for high-impact and result-driven projects, judging from its signature events like The Entrepreneur Africa Awards.

Ericka Dunlap (former Miss America), Dr. Ola Orekunrin-Brown (CEO, Flying Doctors Nigeria), Laura Ikeji (Celebrity Brand Influencer), Ruth Kadiri (Popular Nollywood Actress and Producer) were some of the guests and speakers at the event which was tagged: "Be The Woman Who Runs The Show". December 8, 2018 will remain evergreen in the memories of the over 500 invited guests, nominees and attendees at The Entrepreneur Africa Awards (T.E.A Awards) Ceremony and Business Dinner 2018 which held at the Golden Gate Restaurant, Ikoyi, Lagos.

It was an event organised to reward the enterprise and innovation of successful african entrepreneurs as well as an opportunity for them to wine, dine and network.

It was therefore a thing of joy when Ibrahim Idris, a 6-year old philanthropist who, through a foundation set up in his name by his parents, won The Entrepreneur Africa Prize for Philanthropy, despite being nominated alongside a celebrity actor and comedian Williams Uchemba. Ibrahim, through his foundation and philanthropic gestures, is giving life and new meaning to less privileged children who lack the basic necessities of life. At the moment, his location of influence is in Abuja, Nigeria's federal capital but plans are underway to take his philanthropy across other states.

He was accompanied to the Awards ceremony by his mother, Mrs Hauwa Idris (a University lecturer), friends and some relatives.

All is now set for Africa’s first business pitch contest for females – The Million-Dollar Woman Business Pitch Contest 2019.

The ideal Million Dollar Woman is the young African woman (aged between 18 and 40) who is in business to disrupt the status quo of traditional restrictions, and in the process creates or hopes to create a pool of wealth, and to positively impact the economy of her country.

This business pitch contest will hold in June this year in Lagos, Nigeria. Over 1000 female entrepreneurs from various african countries registered for this event.

However, the organisers are currently engaging the first shortlisted 200 in tasks that will eventually reveal the final 25 contestants that will make it to the pitch contest.

$5, 000 is the star prize while investment opportunities, free business trainings amongst others are benefits attached to the contest.
