If you must buy a property in Lagos state, especially in Ibeju Lekki, this is one thing you must avoid.

I know you must have heard of the 4th Mainland Bridge project, and you are also aware that over 800 houses will be demolished.

If you haven't heard of it, I just informed you.

No doubt, the next big thing in Lagos state is the Ibeju Lekki area of Lagos state.

Yea, if you don't have at least a 300sqm there, you are not doing well.

But then, I'm pretty sure you don't want to be like the over 800 landlords whose buildings will be demolished by the Lagos state government.

Nobody wants to lose his property. Even if the occasion arises, at least you should get a compensation for it.

But, guess what?

If you buy a committed land that haven't been EXCISED, I can guarantee you that chances are high that you'll lose that land.

Don't be deceived by roadside agents, who'll tell you that the property doesn't have any encumberance.

Make your search. Do your due diligence. This is the most important part of any real estate investment.

This is the reason I advise that you always seek professional real estate counsel from a reputable realtor.

Always be sure that your realtor is ready to do his job well, and have done all necessary due diligence before you make any payment on that property.

Make sure that your realtor isn't only interested in earning his commission.

I repeat, don't buy a committed land!

The truth is, a property that has a verifiable title doesn't come cheap, but it is always worth the peace of mind.

When you buy a property with a good title, you can go to sleep and not bother about the government.

Instead of buying a land that is committed, because it is cheap, get a land with a good title and pay in installments.

Don't throw your money away to desperate roadside agents.

A lot of people have lands that they have not built a land on. The lands are just there without being used. Its not generating any money. And there is a possibility that someone is planning to use it for his own purposes. God forbid bad thing.

That vacant land can be generating money for you if you know what to do with it. Especially if it is located close to the express. Even it is not close to the express,you can still be using it to generate money for you every month or year.

For example, if it is a land that is close to the express,what's stopping you from renting it out to mechanic? They can use it as a workshop and they will be paying you a monthly payment. Even if the rent is small in your eyes,at least it is still better than not getting any money.

You may even allow someone to build a shop or restaurant on it while they pay you your money. Someone that want to use it for a restaurant can build a shop made with wood or can decide to build it with blocks.

If the land is located in a rural area,you can employ someone to be farming on it for you. Or you can rent it to someone that will be farming on it. You can even decide to plant crops that won't require your attention every now and then. I'm talking of banana,cassava,palm trees etc.
