Except you’re on the Forbes list of billionaires, no matter how financially insulated you are, you must have given this period, and the months or even years ahead some serious thought. Whether you’re a business person, an entrepreneur or an employee, you must be coming up with strategies on how to deal with the coming weeks of uncertainty.

The world is experiencing a plague like no other and despite the advancements in science and medicine, the earth is spinning to a halt. Economies are shrinking as companies shut down and most employees stay at home or work remotely as the global GDP sheds weight. Africa as usual, with teaspoons of foreign reserves can only survive on financial first aid from the world’s big economies who are also grappling with similar problems on a different scale.

What the future holds, nobody knows, but what we all can conclude is that the world will never remain the same. Businesses will operate differently, and a lot of analyses will commence on the possibility of humanity being wiped out by a pandemic worse than the coronavirus.

Cut down on non-essential expenses: Except you’re earning more at this time as few businesses are, you have to focus more on your needs and less on your wants. That new dress on discount can wait. After all you’re still home and won’t be attending a public function any time soon. Before you make any purchase, ask yourself if you can live without it. Pizzas, ice cream and all those junk food should stop working your jaws in between meals. If you feel like snacking, consider some fruit or better still, do not snack.


Write a Budget: Except you’re going on a joyride, you never start up your car with no destination in mind. With that, you know where you’ll drive through and can estimate in your head how long it will take. If you’re spending without a budget, you’re no different from a blind man walking a busy street without a guide or stick. Your budget should take into consideration what your income is and your expenses should only be a maximum of 90% of your income, while 10% or more goes into your savings. If you can survive on N100,000, trust me, you can on N90,000.


Track your spending: Do you realize that multinationals that gross in billions of dollars do their accounting to the last N20? So why should an expense of a hundred naira slide without you documenting it? After your budgeting, what you need to do is create a budget tracker. Fortunately, there are hundreds of mobile apps you can download to use. Some of them even come with reminders to prompt you to enter your expenses just in case you forget. I use Spending Tracker and it’s a very useful tool in my personal accounting


Stay Relevant: If you’re not busy at this time, there’s a chance your job may have no future. As hurtful as it sounds, this is a huge chance you have to brace up and get yourself set for the future to come. You can learn a new skill or develop that talent you had as a child but which got strangled by the ropes of survival or pressure. This is the time to meditate a whole lot and think of what can sell in a world functioning pretty much the way it is today, without the threat of the virus.


Be Upfront with your Kids: [/b]Sometimes we assume they do not understand and because we can take the fall for them, we believe they have to make no adjustments while we scramble to keep up. Your kids and dependants need to know the true picture and why things may never be the same—at least for now. They need to make sacrifices. So if you’re thinking of scrapping your cable TV subscription, you can let them read books instead. They can make their own toys from scraps and used things around the house, they can also eat less and sleep more. In the end, these choices may not just be beneficial to your pocket but healthy for their development.


[b]Stay Healthy:
The last place you want to find yourself at this time and in a recession, is in the hospital with no medical insurance. And a lot of the time, our health status are a function of our lifestyle and habits. This is the best time to quit smoking and cut down on alcohol. It’s also a great time to start exercising if you never used to. If you need help, you can get an accountability partner in your spouse, neighbor or a friend you can connect with online. You can also get into online fitness challenges to motivate you.


Save! Save!! Save!!!: Enough said!


Share Costs: In the coming months, you will need to pool resources to bargain better and get things cheaper. Ten to twenty people can come together to buy and share a cow for beef instead of buying from the markets. You can initiate this in your WhatsApp groups instead of limiting your discussions to gossips and fake news. By the time the coronavirus dust settles and doors are open so we can breathe again, you may need to start extending your sharing to carpooling or consider getting a roommate etc.

The weeks, months or even years to come will be remarkably different from the ones you lived before now. It is important that you act differently from the way you’ve always done to stay in tune and profitable in the future.

It’s 2020 and you can find out just about everything about anything without moving a muscle of your legs, right? Not quite

Everything you see online is content put up by just about anyone and anyone can put up anything. So how do you know what you’ve searched for and found online is authentic? Honestly, there’s very little you can do to find out but if you’re searching for a property to lease or buy, www.emptycribs.com is a great place to start.

However, as stated earlier, just about anyone can put up anything – anywhere. So how do you make sure your fingers (and even arms and up to your heart) don’t get burnt? I’ll share some few tricks from my experience in this field.

Because real estate investing (in rent or purchase) can be capital intensive, you can’t be too careful when dealing with people you barely know.



Search Credible Portals
Although credible portals can also contain fraudulent listings, it is important to note that certain portals can be notorious for deceitful listings. This, however, shouldn’t be your most important consideration if you want to avoid getting scammed.



Scrutinize the Listing

Type of Pictures
For agents who do not have unrestricted access to the building or weren’t recruited directly by the property owner, you may only see one or two pictures of the building exterior in their listings. For direct agents, you should expect interior pictures but that is not enough

Address of the Property
For the records, only a direct agent will put up the exact address of the property. S/he knows if you ever make out time to visit the property, you will see her/his signpost hung up there. This is one critical identifier but still, that is not all



Review other listings by Agent
So you’ve seen the listing and it looks much too much like what you want but wait a minute – it could be lifted directly off someone else’s page. So you may want to check other listings by the same agent and review for consistency. It may not just tell you something about the property you’re interested in, but a lot more about the agent you’re likely going to be dealing with. Property investment is very crucial and do not get carried away.

Get a Lawyer – A Damn Good One
So your agent has a lawyer and why shouldn’t you? Your agent’s lawyer was, is, and will never be on your side. So especially when it comes to buying a property, you need a lawyer you can trust. Your lawyer will be responsible for checking and verifying all documents presented to you by the agent/agency to be sure they are credible. This is extremely critical as various land jurisdictions have different laws pertaining to the acquisition and use of land. Land matters in courts always seem to drag on for a lifetime and can cost a whole lot of sweat, tears, blood and even lives. Trust me, it’s one battle you never want to start and many lawyers have walked out on matters when it matters the most. So you have to be sure you’re hiring the proper property lawyer. If there’s only one thing you will take out of this article, this should be it.



Meet First in the Open & Never Visit Alone
So you’ve seen the property and contacted the agent and s/he has agreed on a meeting. This is someone you barely know so you want to visit with one or two trusted friends or relatives. While the agent’s office may not be a bad place to visit the very first time, you want to be very careful. You can tell a proper office block when you see one and even at that, never go in first. Your first meeting should be in the open and from the conversation, you can tell whether or not you’re interacting with a scammer. A scammer will be too eager but you shouldn’t be.



Ask Around
That you’re looking for a property to lease or buy, means you may be spending about half of the next couple of years in that neighborhood. After making your decision on which neighborhood you want to live in and inspection of the property, you need to visit all alone at a later time and ask questions. Ask residents (they have a stake), artisans/domestic servants/security personnel (they have some stake) and regular visitors like commercial drivers (they have little stake). These three categories of respondents should give a fair idea of what living or working in the neighborhood will be like should you decide to settle for a property there.



Execute an Agreement
Especially for rental property, you must ensure there is a rental agreement in place which should be reviewed by your lawyer. The rental agreement will contain the tenor of the rent and the responsibilities of the landlord/seller and buyer/tenant. You have every right to review and make specific adjustments or demands of agreement based on your concerns. Your legitimate concerns should be inputted after a thorough inspection of the facility.



Pay only into a Bank
Never make cash payments when dealing in property transactions no matter how convenient it seems or how desperate you become. Bank transfers can be traced, verified and even reversed if there’s the need. You must also verify the account details before you hit the transfer button. Payment should be the last thing on the menu after the agreement has been executed. Some realtors seem to put the agreement last but payment constitutes a part of the agreement.



The list is not exhaustive. Sometimes your gut feeling may surpass all the considerations above. It is however important that you engage your lawyer and carry him/her along every step of the way. Best of luck.

So the NERC recently announced an increase in electricity tariff across all the Distribution Companies (DISCOS) operating in Nigeria and in the near future the tariff can only go one way – upwards.

While you’re still connected to the grid, your immediate concern would be how to spend less or just as much as you have always done with the new tariff structure.

Here are some useful tips that will not just lower your cost of electricity but also save your electrical appliances.

Serve it while its hot
The sun is an abundant resource in this part of the world. While a solar inverter is a capital intensive project, it may be cost efficient on the long haul. The energy source (being sunlight) is free and the panels could last decades while your inverter batteries can run for years if authentically sourced and properly used.

The solar inverters are also environmentally friendly with no carbon emissions and run practically noiseless (two of the common menaces associated with using fossil fueled powered generators)

Lights Out
Many times we leave all lights and appliances in sitting rooms, kitchen, corridors, bathrooms and za oza room(s) on even when there’s no mortal in them (maybe except rodents if you have them as guests). You should begin to turn off the lights and appliances as you shut the doors behind you. This will not just save you cost on your electricity but also cut down your frequency of replacing them.

Even within your sitting room, you can use the lights from the TV for illumination while you keep your light bulbs off. As a rule, I only leave my light bulbs on when I need to read or have guests I can’t trust (get it?)

Screen the Screen
Your TV and computers/laptop screens are as guilty as the light bulbs you leave on when you’re not there. Most TVs and computers have power modes or contrast buttons to reduce the brightness. You can set your TV to the low power mode and also reduce the brightness on your computer screen to cut down on your electricity bills.

Besides cutting down on your bills, the reduced lights are a lot better for your eyes so at least you can save them longer to see more bills in the future.

It’s getting hot in here?
Sometimes when I transit from the blazing heat of the sun into an office or home with a chilling air conditioning, I just always bless Willis Carrier, the inventor of the modern air conditioner. But sometimes you ask if it’s really necessary to leave the AC on for as long as we do many times.

Apart from saving on electricity when you turn off your air conditioner, especially when heat isn’t really a problem, leaving your windows open help in better ventilation of your home. For instance, your water dispenser can always remain off while your deep freezer and refrigerators take turns in plundering your electrity units.

Iron Out Your Differences
Reduce your need for ironing by spreading your clothes using a hanger. Also avoid the use of steam irons as they tend to marginally (but still do all the same) increase your electricity consumption. Aslo use the right thermostat range while ironing. Very high temperatures can burn your clothes and shoor up your bill. A double whammy

Lastly, always ensure you turn off your appliances when exiting your house as this may not only save you on electricity but may also save your whole home and all you’ve worked so hard for.

How long you’ve lived where you’re moving from and the number of properties that will be shipped will form the basis for an impending stress which include psychological, financial, emotional and physical strain. Leaving people behind is sometimes sweet sour. Sweeter when you’re moving from a face-me-I-face-you apartment into a block of flats though, because you’ll be shutting a thick green wall of envy behind you as you gbana and elevate in Olamide’s voice.

There are as many reasons as there are vacant houses for leaving a present abode but the major reasons people move houses are the following:

Acquisition of a personal property
Change in status (could be in any direction)
Relocation to a new country or state
Ejection
Environment
We didn’t want to add this but some leave to live (get that?)
With enough notice, moving can be as stressful as anything else one can think of. Having to move at short notice can be a nightmare, similar to walking a tightrope at a speed faster than anything Usain Bolt ever did. Truth is, most of these notices to quit come without notice and you almost never see it coming or maybe have chosen to ignore it. Sometimes in forced ejections, your chattels are already out even before you get a chance to pick a pin you own.

The first thing you need to do is calm down. It’s the hardest thing to do at that time but you won’t get anything done just worrying about everything that has or could further go wrong. If you have minor dependants, your priority should be to get them to safety within the shortest possible time without leaving your properties unattended to. You can call on your “closest” “nearest” friend or relative and make him/her realize it is an emergency because it really is. Be sure to keep their change of clothes, school books and a few bedding handy . Everything else should sort itself if you have friends you can count on when it counts.

Next, you need to be sure where you want to move to and how far away it is. Trust me, the closer it is, the better for your blood pressure so don’t be Davido’s Anita by going far away. You need to quickly assess your options and ask yourself where what will go. If you have no place to move all your items at once, you may have to analyze where what will go very quickly.

Once your minor dependents are safe, you will need bags or boxes to sort your possessions. About five box categories should be fine and be sure to label them according to their use and we suggest the following:

Clothing (for your all clothes and shoes. You can fit shoes in small plastic bags to keep them from staining your clothes)
Gadgets & Toys (This is where you should keep any small electronic item like laptops, remote controls, batteries, kids’ toys etc)
Fragile (for anything breakable and boxes work better here)
Paper (files, documents, books and certificates)
Groceries (this is where all your uncooked food items should go to)
Of course you can have more than one box or bag for any of the above categories and even go further to break them down for instance “Edward’s Clothes or Mummy’s Dresses”. If you’re a perpetual evictee, you can add “Eviction 2018” to the label. Okay just kidding, so let’s get back to business now.

If your boxes are all arranged and labelled, filling them up shouldn’t be too much of an issue and it will get better the more you fit them in. Be sure to start with the bigger items at the bottom though, and stop to get more boxes when you think it’s becoming too heavy to lift or move around.

You bet there are some items that will never fit into boxes, except you have boxes the size of a Maersk container. This is where your initiative will be required as the big items are usually furniture and electronics such as TV sets, deep freezers, refrigerators, washing machines (ouch that’s heavy), generators etc. We deliberately excluded your car and why not. Be sure everything that can hold things like your refrigerator, are empty and cooked food should be transferred into bowls and carried like a trophy though you’re not winning at this time. Alternatively, you can use your deep freezer and refrigerator to hold some items like groceries but be mindful of the additional weight it will bring.

Learn to laugh even though it’s the last thing you want to do, and everything will be alright in the end.
