That's the easiest because it's in the Schengen region, you get a residency in Austria and you can apply easily for work or study in germany. They don't do interviews maybe ask some few questions and you good.

Yes as the mother. But enquire on the blocked account or sponsorship requirements. Importantly, enquire from your school on the child assistance services rendered (e.g. Kita) depending on the age of the child.

Any other adult member of the family will have to go through the family reunion process with current wait period of up to 1.5 years.

More correctly, https://www.auswaertiges-amt.de/en/visa-service/buergerservice/FAQ.

It says you can bring your family if your study exceeds 1 year. You have to be in Germany, get your permit, before your spouse can for family reunionification. As at when they're likely to be issued appointment date, you're about 1.5 years into your master programme.
It now largely depends on your local authority to decide if they would approve your family to join you for the hypothetical programme period. Although you can stay 3-4 years for a MSc.
If it's a little child they may consider because of the vulnerability of the child but for dependant they don't allow o. Not just Germany the whole Schengen may be that's why a lot are single here. I heard UK use to before but they stopped it this year..

Happy New Year Fams....... I got one information yesterday from my cousin that works with Spanish embassy stating that out of 289 applications that was returned from Spanish embassy to bls yesterday, only 30 visas was issued out of 289.
The whole of Europe and particularly Spain are looking to cutting down the number of Schengen visas they issue because they realise most people enter to seek asylum or travel to other countries. I remember I was once denied a Portuguese visa even after submitting the right documents but as God would have it I entered Spain and it was when I entered Spain I got the information that all Schengen countries have unanimously agreed to cut down on the numbers visa they issued for obvious reasons. Even people who apply for students visa don't get it easy like before. Having said that anyone can be lucky because it's no longer a walk in the park. One documents I would advise anyone to check properly when applying to any European country is your bank statements that's the most important.

Hi guys,

I have a quick question, I recently interviewed at the German embassy for a student visa (on Friday) with a sponsorship letter.

However, the sponsorship letter Is expired. I am now been given 2 weeks deadline to submit a sponsorship letter.

Can I at this stage switch to Blocked account since this is much faster than waiting for a new sponsorship letter ?

Note that the visa officer already collected the expired sponsorship letter
That might raise suspicions.
Those guys are very smart

If you say so, I cannot question you but you have to consider things:

Nigerians are the most fearful people to the foreigners in term of both good and bad.
A Nigerian is a scammer doesn't means I a Nigerian is also like that.
Nigerians have zeal of going abroad than any other country (for job and study) from my knowledge except of Indians that are always at front on that.
Our number (demand to travel) is higher in multiple compare to those local countries in Africa.

Above all my brother, the white people enjoy working either legally or illegally with Nigerians than any other nation in the world. Reason because, a Nigerian hardly value his property (government property) when he/she's in their country, but when they enter another man's country, they give 90% energy for the success of that place of work.

My brother, they need you but the route is just strict that's why you are fed up. Keep pursuing victory for your future.
I love your perspective to this and how you dissected it, all you said is the truth.
It's shows you are enlightened on this subject Matter. Unlike the other guy(empty barrel) that has allowed emotions cloud his sense of reason and debunking me when I advice Nigerians not to seek asylum in Germany because he was lucky to get residency by asylum.

I don’t know if you live in Germany .but as an Asylum seeker nobody is marked for deportation.Every one carries his or her own grace .The confidence with which some of you type some funny things it’s crazy.asylum has favored people and will not Favour everyone .
If you don't know anything please I will advise you to keep mute and be logical. It's because of wicked people like you they are deporting our people. You guys keep giving them bad advise. Asylum is a risk in Germany for Nigerians the fact someone got it then is because it was then. Anyone who knows Germany know their rules are strict with immigrants most especially nigerians. The best way to enter Germany still remains with study visa with the hope of converting to a work permit.
Know this and know peace..

It has nothing to do with you or student visa applications. They are mainly asylum seekers, and their asylum cases have been rejected.
Seeking asylum is a big trap in Germany for any illegal immigrants. The moment you seek asylum in Germany you are already marked for deportation. Any one living illegally in Germany my advice for them is to go start life in another European country because deportation is going on steady here in Germany.

Properties / Re: 5 Reasons You Should Invest In Real Estate by fancyto(m): 11:01pm On Feb 04, 2022
Being a real estate investor isn’t always glamorous but it is one of the best ways to build wealth over the long-haul, especially for the entrepreneurial-minded. Here are six reasons why you should consider investing in rental properties.

1. Cash flow.

Many people invest in rental properties simply because of the cash flow - the extra money that is left after all the bills have been paid. The cash flow can provide ongoing, monthly income that is mostly passive, allowing you to spend your time building a business, traveling or reinvesting in more real estate.

Cash flow from real estate is stable and far more predictable than most other businesses. That's great for entrepreneurs enduring the ups and downs of start-up life. The cash flow can help float you though the bad times and live well during the good times.

Related: Why You Should Be Investing Your Money In Real Estate

2)Leverage of OPM –

In real estate, we always say debt is good. If the loan is for real estate investment and you have good consultant to help you plan it; Debt is Good. You can build massive income for Your self from loan or private investors money.

When making real estate investments, it is very common to use other people’s money to do it.  You get a mortgage and pay it back, sometimes over thirty years!  You can even structure your deals so no money comes out of your pocket, yet you still get all the benefits.  Imagine the average person trying to buy gold or stocks with a thirty year fixed rate loan.  Not going to happen.

3. Appreciation.

While the loan is being paid down the value of real estate, generally, goes up. Yes, I know, recessions do happen. Values do go up and down. People buy at the wrong time of the market.  I get it.

However...

Over time, values do climb higher and higher. That's why I’m not in this real estate game just for a year or even a decade. I’m in this for life. I know my properties will continue to climb so that 30 years from now, everything will be worth far more than I’m paying for it today.

4. A hedge against inflation.

Can you imagine paying ten dollars for a gallon of milk? Or five dollars for a candy bar? While those prices seem exorbitant to you, this is the future because of inflation. Inflation is the process by which prices increase due to the value of money decreasing.

While most people fear inflation, as a rental property owner, I look forward to it!

When the price of a gallon of milk hits ten bucks a gallon, guess what else is going to shoot through the roof? Everything, including rents and property values! The one thing that won’t increase, however, is my fixed-rate mortgage payment. As inflation pushes the cost of living higher and higher, my cash flow will only increase. This is why real estate is often called “a hedge against inflation." When inflation hits - I'm ready!

5. Control.

I don’t like my destiny tied to a board room on Wall Street or a nervous CEO in Silicon Valley.

This is why I choose to invest most of my income in real estate, knowing that I am the one who is responsible for my success or failure.

If I want a better deal, I need to hustle to find it.

If the rental market gets more competitive, I can compensate by increasing my advertising.

If values drop, I can choose to wait it out or improve the property to drive the value back up.

In other words, I get to control the situation, and my financial future, with my own two hands. And that suits me just fine.

Don’t think that just by owning some rentals you are instantly going to begin building wealth. Real estate is powerful - but only if you work it right.

You must learn how to find great deals, how to evaluate a real estate investment, and how to finance any properties you want to buy. Additionally, you must treat it like a business and nurture it as it matures. It's likely not going to be totally passive up front, but as millions of individuals throughout history have discovered, the payoff is well worth the journey.

After the above, what are you waiting For? Start your real estate today and Now.

Properties / Re: 4 Simple Ways To Invest In Real Estate In Nigeria by fancyto(m): 11:00pm On Feb 04, 2022
Investing in real estate is more than just finding a place to call home. Investing in the real estate sector in Nigeria has become increasingly popular over the last couple of years and has become a common investment thread. In Nigeria, the real estate business is truly lucrative and profitable, it has to be Real Estate. The Real Estate sector is currently booming in Nigeria and people are making millions in it, irrespective of the economic downturn, it can be seen as a real money spinner.

One thing very good about real estate business in Nigeria is that the investment opportunities it presents are so diverse, there is something in it for everyone and you grow in the business, you can also expand your portfolio. Although the real estate market has plenty of opportunities for making huge profits, buying and owning real estate is a lot more complicated than investing in stocks. In this article, we’ll go beyond buying a home and introduce you to real estate as an investment.

Here are some of the ways you can see real estate as an investment that could bring in huge returns and not just the buying of a dream home for you and your family alone.

1. The Gift of Rental Properties
Investing in rental properties is as old as the practice of land ownership. You buy a property or properties and then rent it out to tenants. You become the landlord responsible for paying the costs of maintaining the property. Usually, you would charge enough as rent to cover all of the costs associated with owning a rental property as well as a profit portion, hence the need to do enough research about the rental value been charged by landlords in the area, who have the same property. Owning a rental property automatically leaves you having a fixed rental income yearly or monthly. Generally, properties appreciate in value over time, leaving the landlord with a more valuable asset.

There are, of course, blemishes on the face of what seems like an ideal investment as you can end up with a bad tenant who could damage the property or, worse still, end up having no tenant at all. This could leave you with a negative monthly cash flow. There is also the matter of finding the right property. You will want to pick an area that is conducive for people to live in, also, choose a place that people will love to rent.

Perhaps the biggest difference between a rental property and other investments is the amount of time and work you have to devote to maintaining your investment. When you buy a stock, it simply sits in your brokerage account and, hopefully, increases in value. If you invest in a rental property, there are many responsibilities that come along with being a landlord. You have to be actively involved in the maintenance and running of your property. However, if it gets too much, you can employ the services of a professional manager which doesn’t come free of charge.

2. Real Estate Investment Trusts (REITs)
Most Nigerians do not know about the Real Estate Investment Trusts (REITs) . REITs are a form of collective investment scheme regulated by the Securities and Exchange Commission (SEC), which pools capital from investors and uses same in the acquisition of income generating real estate, mortgage loans, or a combination of both. The portfolio of underlying assets is placed under professional management to maximize returns to the investors, who are able to hold an indirect interest in real estate on a flow-through basis, placing them in a position as if the property were held as a direct investment. REITs are bought and sold on the major exchanges, just like any other stock.

REITs has been found to come with a lot of benefits. One of this is portfolio diversification, as real estate investment offers an alternative to equities and fixed income securities, especially for investors interested in diversification. Liquidity is also another benefit derived from REITs as it makes for relatively liquid assets (when compared to direct investment in real estate) that can be sold fairly quickly to raise cash or to take advantage of other investment opportunities.

Much like regular dividend-paying stocks, REITs are a solid investment for stock market
investors that want regular income. REITs also allows investors into non-residential investments such as malls or office buildings and are highly liquid. In other words, you won’t need a realtor to help you cash out your investment.

3. Land Flipping
This means buying of land and reselling quickly for a profit. This is one of the smartest investment and it requires little to no effort whatsoever. It basically involves your money as well as an in-depth knowledge of land ownership and the buying and selling process, you are good to go. You would have to have a substantial amount of money however if you want to make hundreds of millions but you can start small by buying just one plot and grow to buy tens of plots and acres of lands and keep selling all year round.

4. Property Development
Investing in property development is really capital intensive. This involves acquiring properties in nice locations, developing them into luxury apartments, commercial structures, etc and sell at a very high-profit margin. For example, If you spend N200 million to develop a property in a very nice location, be sure you are going to sell for N400million. The location is key if you are thinking of investing in property development.

These types of real estate investment above, have only scratched the surface. Within these examples, there are countless variations of real estate investments. As with any investment, there is much potential in the real estate sector, however, make careful choices, carry out due diligence, research and weigh out the costs and benefits of your actions before diving in.
