I live and work in Portharcourt city. My salary for the month where I work is N425, 000 and I have side businesses that gives me about N500,000 monthly. I basically work round the clock and want to create a stream of passive income.

Outside my expenses, I am able to to save between N600,000-N700,000 every month.

Usually, what I have been doing is reinvest these savings into my side business but if I continue this way, I will keep working till I die.

I would love your guidance as to how I channel these monthly savings into creating a stream of passive income.

If I'm the poster, this is what I will now do before commissioning an architect. I will crunch the numbers.

So for example, in my location a one bedroom goes for N20,000 per month and two bedrooms flat goes for N30,000.

Option 1
Now 20k X 6 units = 120k per month in total for one bedroom units.

What if I mix things up with the same budget and land? What will be the outcome?

Option 2
20k (1 bed) X 4 units = 80k per month.
30k (2 bed) X 2 units = 60k per month.

So mix-mode will yield 140k per month in total.

From above, Option 2 will yield 20k more per month. This is an extra one bedroom flat income. So effectively, you have 6 mix units producing 7 units income.

Now can the architect be more creative and product a mix mode of 6 units with the same arrangement?

For me this is what I will do.

Interesting perspective. The house I currently live has 1 bedroom and 2 bedroom flats in the same compound and from what I've observed, tenants in the two bedroom flats have the most rent issues with the landlord.

Now that I plan to build mine for rent, I'm strictly considering 1 bedroom apartments only. My guess is, its going to be less of a headache when its time to collect rent.

I understand that there are private school owners who are wicked: owe staff, overwork and to an extent micromanage them. However, a business cannot pay her employees more than she can afford. If you don't like your salary, do resign. It's that simple.

These things are not that straightforward. Some employers are just plain wicked and heartless. A company in Lagos used to pay Engineers 40-60k. The Engineers kept pleading for a raise but were always met with, "if you can't take it, tender your resignation"

Later on, they lost one of their major contracts to another company.

The other company started poaching their Engineers offering them N200,000 naira monthly so they started leaving one after the other. The first company offered the Engineers a raise but none of them took it.

They hurriedly reviewed the salary of the Engineers still with them and increased it from between 40-60k to 100-150k. They have been paying this reviewed salary for a little over two years. Where did they suddenly get the money from?

This was a case of a company that could clearly afford to pay more but deliberately decided not to.

I know he sometimes shouts a lot and he can be annoying with his Warri chants. He isn't undermining Nigerians from other places by doing this. The word Warri can be more of a slang than a city. That is why nobody shouts Benin or Ebonyi. Its shouts of Warri we have always heard.

I am sure he shouts Warri as a slang and that is why the response is street and not Delta.
