Dreadshy: From experience, it's safer to have a property lawyer, surveyor or estate agents as friends so you can always pick their brains when you get stuck as well as learn the nitty gritty You can also note this few guides 1). Always make sure you know the head of any community you are looking at starting from, examples are Baale, Kings, Chiefs etc This way you can have a third party witness when dealing with the locals It will also help you know more about the people and community and you can use this knowledge to your advantage when dealing or buying lands |

So I went to Abeokuta recently and observed the recent development along the Shagamu / Abeokuta Expressway This road is one of the best in Ogun State if not the best But on my way back to Lagos I stopped to see the new Prince Court Estate Phase one at Kobape built by Ogun State government and sold for around 5 million naira late last year (2 Bedroom Apartments) Right opposite is the residential aspect of Kopabe community that fell under government acquisition during the Amosu Administration This community is seeing a very fast development and this piqued my interest in finding our more about the status of the land in that axiz again from my contact in the office of the Surveyor General of Ogun State It was there I found out that there is a village excision or extension like some would call it newly given to certain communities in Kopabe And ever, since plots of land have started seeing a silent sky rocket in price But the amazing part for me was a comparison I did So from Ikeja Lagos to Kopabe is about 90km while from Ikeja Lagos to Laderin is Abeokuta is about 103Km Despite being farther to Lagos , A plot of land in Laderin sells for 10 million While a plot of land in Kobape which is closer to Lagos is still selling for 1million Also seeing all the industries springing up along that Shagamu / Abeokuta axiz , Kobape may just be the next big thing around that axiz |

Hi everyone I just got back to Nairaland after some months of absence and I want to share this idea with anyone willing to put it to work Now get this straight- this is not a promise that you would make a dime and my result are typical to me So let's go So in 2013 I had a workshop in Ikeja where trained participants on how to export food stuff to the UK and after one of those classes a participant who was into farming approached me to talk about his farming business After a long talk I picked interest in his business and decided to pay him a visit at his farm in Ogun State So on this faithful day, I got dressed, got to Oshodi and boarded a bus to Abeokuta and made it down to his farm site at Odeda It was a long journey I must say and was my first time leaving Lagos for Abeokuta. After seeing his Maize and Cassava farm we talked about how to start processing the products so as to make more profits and avoid post harvest losts We finished talking and he told me there was a land available for sale close to his farm for 100k per acre. This land is five acres so I quickly went to my WHATSAP status to advertise it, the price was unbelievable but I added mine to it and advertised it for 200k In less than few minutes , one of my students from my export training saw it and asked that I reserved the whole five acres for him In less than three days, after due diligence such as Cordinate search etc was done on the land, my student paid for land � I made 500k in one swoop As at then I used to charge 15k for my export classes Mehn! When I saw the money �. I sharply added land sales to my business With my experience I started running paid ads on Jiji, Nigerian Property Center etc I spent about 70k to place farmlands ads on Jiji then and to my amazement I started receiving calls from Nigerians abroad who needed farmlands It was like I just struck gold or found a treasure pot. My giving in church increased. There was this time we had a program in church, it was a faith program and the pastor asked all of us to download the pics of the type of car we would love to drive. I downloaded a Toyota Camry 2010 model silver colour. In less than seven days, I bought the car for 2.5M at a car dealership in Stadium Surulere. Even my pastor was shocked � Him no believe am The calls kept coming and deals was closing as I was spending on ads. At this point I started learning the ropes I started penetrating the villagers , the chiefs , kings , young and old So I had this strategy I use. I'll go rent up all the lands for as low as 5k per acre. I could rent 20 acres but with the agreement to buy it up at the end of the rent period I also reach agreement to instal my signage on the land. This does two things, gives me access to the land for 12 months and I can take client to show them the land This way I was selling lands like no man business even without buying them At. point, I had built a very strong relationship with the community and I'll have them even borrow money with their lands from me Especially during festive seasons While I sold an acre for 450k to 500k I was able to get it for 150k from these villages because they have nothing to do with the lands other than farm Most of them liked the idea of the bulk cash I bring plus they sometimes don't see the reason to keep the lands I sometimes don't even sell the lands as bare lands, I go into partnership with experience farmers to sell a complete package so as to get off the competition as many people started coming into sales of farmlands I will sell the lane with a full set up of plantain farm or rubber farm Although I burnt my fingers with the plantain farm project because I was involved in the management process ( which is a mistake I'll not have you make) . It's best to outsource if your strength is not farming This continued until I made some money and decided to venture into other business apart from sales of farmland which I obviously still do I now have added other business since selling of lands don't take up much of my time I shared this idea just so you can learn a thing or two if you want to start a farmland flipping business but do not have the courage or experience to do so You can step out like I did and learn as you grow In all honesty, the business came with its own challenges but I must say it was well worth it Cheers and good luck ... 3 Likes |
