There are many cases where people purchase land or landed property without perfecting their papers on the government side. There had been a case where a man purchased expanse of land, left the property without perfecting his papers. As at the time he was ready, he discovered there were even two other persons claiming same land. By the time he started making move to perfect his own title he discovered his own land encroaches on another, while investigating and he discovered the same vendor that sold land to him sold at the same time to the others. In this wise the said land has become a litigation matter. Do not wait for you to get duped or intruder to encroach your property before perfection your title. In conclusion, whenever you purchase a land or landed property ensure you perfect your title and if you can not afford that as at that moment; try and commit yourself to the government through documents that will be accepted by court. Government recognises a registered survey plan, also stamp duty on the family receipt, deed of assignment or purchase agreement issued to you. |

somehow:If you actually have your receipt of the said purchase kindly charge the company to court. Most people have been duped cause they believe the land speculator have expanse of land and name they thought can never be scamed. Even taking you to a specific place to purchase, engage a professionals such as surveyor or estate surveyor to do search for you. Becareful next time |

Real estate is a term that refers to the physical land, structures, and resources attached to it. What differentiate a family house personal house is what people still do not understand till today. If your parent owns a bare land, the fact that you have money to build on it does not automatically transfer the property to you. Get your own land, have your building approval done, build and perfect your title with the government. Have seen lot of people make mistakes. Also if you are buying property with existing title dont rely only on genuity of such document. Make a search and enquire more if the vendor has taken a loan with the c of o as collateral or not. This has put lot of people in mess. There is also an issue brought to me recently whereby the wife sold property that belongs to she and her husband without seeking husbands consent. What amuse me is the buyer that purchased such property without making due diligence. This is 2024 try and engage professionals in all you do, dont just make mistake. |

Certificate of Occupancy (C of O) is an official document issued by the government in Nigeria that certifies a person or organization as the legal owner of a piece of land or property. Ogun State practices Statutory issuance of C of o i.e both rural and urban comes directly to the State government for the process. There are Stages involved in Private C of O also known as Direct C of o in Ogun State after you might have obtained a form. Publication on news paper stage: This stage involves publication on news paper for good 21 days. The essence of this is for the general public to know and petition if their land has been encroached by the applicant. This may forestall the process if the allegation has solid evidence. Other stages are *Inspection stage *Issuace Assessment /Payment stage *Confirmation of payment stage *Printing of CofO stage *Execution stage ( Signing if CofO) *Stamp duty on CofO stage *Registration stage *Collection of c of o. Meanwhile if before the land is acquired and there is existing title before this effect, the prospective buyer has to go through ratification process of c of o not consent. In addition to what the poster said; please make sure you keep proper documents. A client called smtimes ago to help them out concerning a property she purchased long ago, when i asked for the documents he claimed to have lost it long ago. Another thing is ensure the documents is well verified. Also when you are purchasing allocated plot by the government make sure you do verification properly before payment. Some people will start documentation with commiting themselves with the payment to government, they will lie to prospect buyers that they have done necessary doc with gvt. Lastly make sure you take possesion even if it is shop or fence run on bare land dont just leave it |

A land title is not compulsory but necessary i will tell you why? When you buy land and runs just provisional survey on it, this can only give you the the area of the land i. e size and your name placed on it. A registered survey covers you a bit under the government when it is run and it well lodged into government record. Even if the vendor tries to resell your land; and the prospective buyer is wise enough he will do search through what we call land information or charting to know the owner. Note running a survey alone can not cover you if you dont take possession of your land even after running title document. If it fencing such land round do or buidl a security or shops on it for the main time while you prepare for full development of such land. If you have a title document to your land you can make a claim incase there is any acquisition which compells the givernment to pay you compensation when a land is forcefully taken for overriding public interest. In this era, many people are not even affected alone by acquisition instead they fall into wrong hands when purchasing a land. Make a proper search and ensure you secretly take your own surveyor to the exact portion they are trying to sell to you. Pick coordinates and chart it to be sure if you are good to go. A document which transfers interest in land or extinguish any right in law to another There are different types of deeds *Deed of Assignment *Deed of Release *Deed of mortgage * Deed of lease * Power of Attorney * Dees of Conveyance. All these are clearly different from Land Purchase receipt. - Deed of Assignment is the document to be issued to you if there is an existing title on such landed or land property. There must be a register available C of o Deed of conveyance or assignment itself. Deed of assignement is the document to issue to anyone that buys land that has existing title. * In Ogun State one cannot register Deed of Agreement but other states permits, but it can be used as instrument for c of o. 08161375559 |

They can use their lawyer to sign the agreement you are to prepare, yours is to be sure if their witness us stated, secretary, the family head or sellers, and yours witness. Let this also be a lesson to you. In 2021 a guy met me at the entrance to my office for land investigation. He wrote the coordinates on a sheet of paper that the vendor gave him. We got to discover that said land they wanted to sell to him is under governmnt acquisition. So i advised if he would need my assistance, I asked someone to follow him to the said site that he was about to pay for, we did our job n realized all the land they were about to sell to him swims fully in govt acquisition. The family tried to rush him and promised him that their Surveyor that wrote the coordinate on paper fr him could help him remove his land from gvt acquisition. So i said straight to him that if he pay fr such land he would not get c of o nor building approval because it is under committed acquisition. Their surveyor was actually trying to do sth called flying of coordinates for him. This means smbdy's land coordinates that is not under acquisition would be written in survey for him as land document. May God continue to guide us 3 Likes |

If a family has large portion of land they might run it and by apportioning it to different family members plot by lot through layout survey. In Ogun State A residential property has Term of years 99, commercial property has 50yrs and Agri/ farming is 25 yrs. BREYZ:You either pay in cash to the banks available in Ogun State or draft. I am staff of the Bureau so not compulsory you pay in draft. If you have cash and you feel safe, you can easily walk in to any available banks government provided to make your payment. Also registered survey plan is meant for Direct c of o process while Provisional survey plan is meant for Ratification c of o. Where i stated it that commercial form application must have CAC and Memorandum of Understanding is for the use of land other than residential purpose. If u read again i only discussed Commercial form of c of o not consent or running of perimeter survey. Thanks |

Land title perfection is a system of registering ownership right of an estate in landed property with government in order to provide evidence of a secured title. It is a policy intervention to recognize rights in land, guarantee tenure, improve land market and encourage development. Ogun State documentation is of various kinds which are Ratification, Direct c of o for private land, Allocation for prospective investors, Accommodation, Governor's consent. Direct c of o could be for Residential, Commercial, Agricultural, Industrial. Forms to pick depends on which use the prospectives applicant put the land to. Direct c of o Residential and Commercial requirements is not too different. Form must be picked up by applicants. agreement/ deed of assignment must be dully stamped. current tax clearance and development level must be paid. an oath must be done on the form. 4 white background passport photographs for residential. 4 registered survey plan. current identity card. MOU of the company if its commercial. 4 white background passports of at least two directors from the company. CAC certificate. After the requirement must have been met, the file will be listed for publication on the news paper for 21 days. Then the applicant would be called for physical site inspection and after this an assessment would be raised by the officer in charge which the applicant would be contacted to pay to government purse for. After making the payment the file shall be sent to Director of Land Services for Printing of C of O. Immediately the C of O is printed the Director of Lands Services shall receive the file and send to Director General's office which will there after send the file to the Governor for execution. Immediately the file is been signed by the governor the file will be sent to IRS office for C of O stamp duty, once the applicant makes the payment on that, IRS will ensure the file is forwarded to the Deed Registry department of Bureau of Lands& Survey by which all documents will be dully scrutinized and Payment shall be made on that as well. After that is done the applicant will fully receive his or her C of O immediately the Chief Deed Registrar signed after the governor.
