I will encourage everyone building in Lagos state to do proper documentation before embarking on such project. It is your responsibility to do things right. Government can stop you at any stage. Unfortunately, demolition seems to garner more sympathy from the public.
If the government relax on these regulations, Lagos will be littered with many nonsense structures and this will have environmental consequences. Imagine people criticizing the government for demolishing shanties and buildings built along the waterways. Same people criticizing the govt for not preventing floods.
It’s simple, if you can’t do it right in Lagos state, don’t do it at all.

True. Just that some people hold special places in some people’s hearts, due to past relationships. Unfortunately, many of these folks had let their trusted clients down at some point.
Not sure I can ever try what I do with you with anyone else here. I literally sent you money and you just spend it on what you think is proper to do on my project and tell me what next. Na you go still suggest the quality and quantity. You clearly know I no longer scrutinize things as far as it’s you. This is because you have built the trust to that level.
Do you think I’ll be so naive to try that with the likes of what people call “trust” here?
That somebody delivered a job doesn’t mean the person did not or will not overcharge you if you loose guard.
Just continue to be you.

Normal cheap tiles, easy roofing , and pvc ceiling. Just a low budget hotel
20m won’t. Not even 30m.
If cash inflow is guaranteed, start and see how far it goes.

With his current model of 200m naira monthly to offset a 40 billion Naira backlog, it’ll take him 200 months (over 8 years) and that’s if nobody is retiring to join the list. Las las, most of these elderly folks that served the state win their prime would die without receiving their entitlements.
The reality is that aside from Lagos state, none of these governors send the retirees. The earlier those who are still in the state civil service realize this and plan well for their future post retirement, the better.
My mom retired back then in 2012. She hasn’t been paid her gratuity yet and the governor keep tossing them around.

When a tenant by pass prepaid meter and acquire illegal bills, is there a way for NEPA to carry this bill over to the tenant if they vacate the building. I have a tenant and want to make plenty wahala with him, even if it will cost more to make the wahala. He moved out and moved into a near by apartment after acquiring illegal bills.
Just report him to the nearest police station and submit a petition to the disco serving your area with your evidence.
For me, I made it mandatory for my property manager to visit all my apartments in his care every month and he must check their meters. We’ve just included the mandatory quarterly inspection of the apartments to our policy. This is because the 10% they paid as caution charges will no longer be enough to fix any significant damage.

I don't know how to deceive people. When he just started I gave good commendation.

HE IS INTO scamming and defrauding people. He took 50k for Scuml certificate.

After about 3 months. Different stories. I had to contact someone else who told me I should have received an email from efcc scuml office. After I asked Mr. Gbenga for a copy of the email. He claimed to have used my email.
If he used my email, how come no communication regarding that in my spam or Inbox.
How come you're telling me to expect certificate that was not completed.

It hurts me that I wasted my money and most especially my time.

It’ll be difficult to believe that he intentionally did this to you.
He’s been on here for some years and no one has ever accused him of such.
I contacted him anonymously when I needed to register my NGO and he did that seamlessly. He facilitated CAC registration for vendors here and I didn’t read about anyone called him out.
I believe that you can both reach out to each and resolve this amicably.

Abeg I have a question.

Some weeks back I bought like 30 bags of cement @ 5800 from a seller and the money has been paid in full. Secondly I told the seller to keep those cement for me in his shop which means that I have not gone to carry the cement because I have not gotten other materials ( like gravel etc) that I would need on the site. So the cements are still with the seller.

Now the price of cement has gone up, hope the man won't tell me to add more money b4 I go carry my cement oo lipsrsealed lipsrsealed
I am asking so that I go know whether I have right to display madness in his shop if the man try to act funny or I should just keep my cool.
Please I need response on this from professionals in the house.
Nobody can predict what this seller will do. Individual integrity and greediness plays a major role.
I had similar experience with a seller back in 2015 when the price of cement went up from 1,150 to 1,350 naira. The greedy lady insisted that I must pay the difference. Meanwhile, a seller in Abeokuta clearly wrote on his invoice that the existing price would have 90 days validity period upon full payment and receipt issued.

Not challenging your knowledge, but Abeokuta is sub divided into basement and sedimentary formations, so it was quite early for you conclude for Abeokuta generally.

Places like ; laderin, woke soyinka forest, oke mosan, lukosi, some selected areas of obada, etc. are not recommendable for air compressed rig drill. But it's possible to execute only that the it would be shallow; less than 60meters in most cases and its prone to collapsing of hole except you opt in for case down, which would still result in limited water supply quantity and quality (mud sediment are very likely to be seen time to time, and you would barely get clear water.(and you would expend more in terms of cost), and also the well & storage tanks would need frequent maintenance.
You are right. Each location in Abeokuta has to be addressed in a unique way.
Deep well would probably be the best option in ijeun Titun, which is near to laderin.
I was advised against drilling borehole in laderin. I went for deep well.
Obada alone has different terrain. I did deep well but failed. Had to do boreholes in two different locations.

True he engaged me, I visited his site, we video called and exchanged Ideas with him, the engagement was to produce interior and exterior designs for his building.

I first designed the kitchen and sent him the 3d, which I did with the office computer, but along the line, right after I paid rent, I lost my full time job, I was struggling to complete the drawings, feeling depressed, detached and over my head, there was delays because of the complexity of the job, I promised him high quality designs, my computer couldn't meet up.

I however pleaded with him to give me time, hoping I could find a way, he was not having it, after the deadline have been reached. When it's clear to I can't continue after the threats he dished out, I have to send him all the complete Interiors 3d renders I have done, which was of all low quality, I felt bad, just to show him I was struggling with it and did put it in work.

I also told him to give me time, I will refund him in parts, told him that I want to sell that pc and make up money and buy another pc, I also offered to be indebted to him and work for him in any future build till the debt is repaid. At a time I offered to drop the PC as a collateral, but if I do that how do I make up the money for the dept I am owing him.

I apologize to Rawgold300, and to anybody that feel disappointed in me, all am asking for is patience for the payback, there was no intention for scam from the beginning, If so I would not video call him, visited the site, up till now, we still chat on WhatsApp. There was no intention of scam and will never be.
Sorry about your current situation. May the Lord grant you a better and more rewarding job.
You don't have any reason to touch your client's money in as much as you've not delivered the Job. Kindly look for money and pay him back his money. This event has only shown that you are a risk to peoples hard earned money, which is not healthy for this thread.

Report the account and flag the transaction at your bank. If you worry the bank well, the owner of the bank account will be tracked and whoever scammed you will be produced, that’s if he’s not the owner of the bank account.

When I was a young boy, I use to ask God "Why do you allow the Bad people to be so many and good people so few"?
But when I went to school to study Civil Engineering I understood the answer to that childhood question. I spent years to study Civil Engineering from a Federal polytechnic. Then with Direct Entry entered a Federal University to study Civil Engineering. And after NYSC went to study MSc Structural Engineering and became COREN-Certified.

When I started building houses and roads, I noticed one strange occurrence. When client come to a real professional, they price tiny amount. But when they go to Fake business people with sweet mouths, they spend huge amounts. And when they get duped they blame "Nigerian Engineers" or "real estate companies" generally. Thus they lump the good with the bad.

The bad people are there to attend to clients who don't value truth spoken by the good.

I have built houses for more than 100 Nairaland users out of more than 1800 houses I have built in my 4 and half decades on earth so far. I have run adverts here also. But one incident that happened was when a client I got here was owing me an amount and he reported me to one Mufutau55 who appeared as a Mod then. That Mufutau guy without hearing me out started shouting on phone "You Nigerian Engineers like duping Foreign-based clients". I was so pissed with that statement. It was the my UK-based client that was owing me more than N2m for a particular milestone in his building. Yet he kept reporting me here and there. So I went to my bank and printed out my statement. When I extracted the facts and sent to him, that evening he sent me N1.5m out of my money he was owing with apologies.
Yet that Nairaland Mod called Ahajj Muftau had insulted me and even deleted my major post on Nairaland for what I did nothing about.

Please God-fearing builders here, keep doing the good and while at it, dont allow fraudulent clients to dupe you because you re based in Nigeria. There are good-hearted highly experienced experts here in Nigeria who will never run away or japa from here for anything. I am one of such.

Hajji Mufutau is our Dad on that popular builders thread, which he opened while he was a mod.
No man is perfect but I can tell you, he acted based on many experiences he had with different artisans and engineers.
For every 1 case like yours, there are 10’s of scammers parading as developers/engineers.
I respect hajji as I’ve been motivated by his contributions to this forum. To the glory of God, I have 19 families living safely in my various builds. I’ll probably would have stopped or got discouraged if I had been scammed when building my first house.

I am not an aluminum person o but let him break down what he will use to make each window.

Go to market ahead and do a preliminary study of costs of materials.

Measure each window together with him and do the recordings. Some up all that would be needed.
Go to market and buy them yourself. Give them to him to use while you monitor it. Just build in like 7% waste into the aluminum material. Waste in other materials may not the up to that or could above that. Max 10% across board.

You see those artisans, they are ev.il.
They pad anything padable.

You would be surprised it will take you half of what he quoted.
This is what I’ll do when next I’m building. Aside from those things that you mentioned, you can also be sure of the materials and most importantly, ALL the aluminum fabricators that have worked in my builds reduced the actual measurements of the windows. All of them took the measurements themselves but they still went ahead to fabricate smaller sizes of windows. I specifically appealed to the guy that handled the windows of my duplex but na same same. We still used over 50 blocks for ‘shocking’.

Her conduct is unethical. I work in the NHS. Every Trust has Chaplaincy department with many clergymen working under them.
The proper thing to do is to inform her Seniors about such request. They will make proper referral for faith support.
Different people have different wishes in their last days. Very few of them put religion as top priority. We respect their wishes and don’t assume for them.
