This issue is a dicey one. Real estate may store value but how easily can it be liquidated? With the rate of inflation skyrocketing, a house valued at N100m may stay months or even years in the market without buyers. I watched a documentary about some folks who had their houses listed for sale about 5 years ago without buyers even after heavy discounts. If owners want to match rent to high cost of building materials, their units will remain vacant because income is not rising with inflation.

The situation in Nigeria now is a very big challenge even for Economists.

They look well off enough going by the quality of the houses. Why wait for an ineffective government? I find this scenario all over Nigeria which is limiting property value. Dangote’s Group Executive Director, Strategy, Portfolio Development & Capital Projects, Devakumar Edwin, who gave the clarification at an interface with journalists in Lagos, revealed that while a bag of cement sells for an equivalent of $5.1, including VAT in Nigeria, it sells for $7.2 in Ghana and $5.95 in Zambia ex-factory, inclusive of all taxes.

Thanks for clarifying the information. I thought you brought from china and an item was shipped from Dubai to Nigeria. That's what I mean by transshipment. I had a very bad experience last year October during pandemic lockdown, I imported complete bathroom, kitchen, and other items for a friend, because he insisted he wanted American standards from China. After paying for everything, I instructed them I'm shipping to Nigeria which created problems between me and the manufacture. At the end of the day they obliged to my instructions, the items are half the size of the container. The agents did whatever they had to do and delivered the items February this year. To cut the story short, always try to buy full container to save money when your items are going to Lagos. When the items landed in Lagos it created another issue with the customs and the agent. At the end of the day, the clearing fees is about same as clearing the entire container. lesson learn
