It is usually 2days, that is why I said you should do the reservation a day before you submit the application. If possible it can be the last thing to do before submitting your application. The validity at the point of application is what they look at, and not after the application is made.

I have gone through the documents required online but I am having a hard time with the requirement of flight itinerary. How do I get a flight itinerary without having to pay for booking the flight because is not advisable to book a flight when Visa is yet to be approved right? Just go to the KLM website, do the reservations and at the point of making payment, select pay at KLM office. This allows you to get the flight itinerary sent to your mail. That way you don't have to make payment. It is usually advisable to do this a day before your application so that it will still be valid at the point of submitting your application. The whole idea behind the itinerary is that they want to make sure that you kmow the cost of ait ticket and that you have also included it in your financial provision for the intended trip.

I want to use this opportunity to encourage others. I have been begging my mom for the past 5years to come and pay us a visit in Canada, she wouldn't give in......fast forward to October last year,She agreed and was ready to visit Canada but told me that she won't spend more than 3 weeks. Below are the applications timelines;

Application Made: November 15, 2019
Date of Biometrics Enrolment: November 21, 2019
Passport Request:January 8, 2020.
Do note that I was responsible for the coordination of all the documents needed for the application, especially those originating from Niaja. I am a Canadian citizen, invited her and also sponsored her for the application.I also requested that my wife do a co-sponsorship letter. The followings documents were submitted alongside the application;
1.Invitation & sponsorship letter for self
2.Co-sponsorship letter from wife
3.Pay check for self for 6months
4.Paycheck from my wife for 6months
5.Statement of account for self for 6 months
6. Statement of account from wife for 6 months
7.Our UBA Joint Account (self & wife) fro Jan to November 2019
8. C of O of Two Properties fully developed In Lagos(self & wife)
9.Notice of Assessment from CRA for self for 2018

16. UBA statement of account for my mom with a balance of about N3.5M
17. UBA Investment certificate for my mom for N6M with a One year Tenor.

19.Copies of Visa on my mom's old passport to UK
20.A detailed letter explaining how my mom will enjoy her trip to Canada by visiting certain locations in GTA and that I will be on 2weeks vacation for the period she will visit.

For some personal reasons,I only read and appreciate the contributions of members of the forum. I don't usually get involve on issues personally to avoid unwarranted issues on a faceless forum, I am not someone who who likes to make assumption on people I have not met in person.What works for someone in a particular province in Canada may not work for the best of brains in that particular province. So the idea that Toronto is not a city where one can make it is a total fallacy that can only be made by Nigerians.

If you can make it in Nigeria and Europe, you will make it anywhere in the world.It is all mindset. Please don't allow anyone to tell you that you can't make it in Toronto. If for any reason, you decide to move to another province on your own accord,that is fine by me. I have gotten offers from the same Alberta and refused them,yet I have still survive Toronto till date.We are all products of our imaginations,which sets our limits and otherwise.
I have worked in Financial services in Nigeria,UK and recently in Canada(with Scotia Bank) and still ended up dumping the Financial services job and acquired education on a "Recession Proof field", where I am presently working and also doing my business along side.

If you are business minded,you will make millions of Money out out of nothing In Toronto, based on your ability to see things others don't see.

Please try and PM me........you should be able to start something within the next 6weeks after few days training ,which csn give you financial stability to get your desired job afterwards.

Lessons learnt: give the total job to one outfit to remove fingerpointing. Definitely going to give the main house roof job to one of the Lagos top dogs on here. No room for error.

The rooms would require 4 gallons of emulsion each. I don't know the total number.
Make 3 gallons for the passage. A gallon of matte emulsion for the kitchen and bathroom per flat, bearing in mind they are semi tiled.
The number of rooms would determine the total white required for ceiling.
Textured paint for interior is old school.
People look to make statement with the living room.
I'm certain you have your reasons though.

In summary, all 4 sittings will be high quality Textcoat,while every other internal area will be high quality emulsion,apart from kitchen and wash rooms(Toilet and bathroom).

I need no of drums for Textcoat for the 4sitting rooms, emlusion for all the internal areas and is it gloss or so for the kitchean walls,paint for bath rooms and toilets.Do consider that there are tiles in d kitchen,tiolets and bathrooms when estimating d quantities of paints required sir.

Texcoat too can be very durable when done in very good grade.
It's really a tough comparison, bearing in mind that there are houses painted with textcoat over 15 years and is still good.

What quantities of Tescoat will be required to achieve all the exterior painting highlighted above and the fence walls inclusive?What is your best price for drums of Tescoat?

The next best would be matte emulsion and you would require 18 drums total.
A drum is N14000.
It's a low sheen paint that is weather proof.

I will give you a drum for N6500 though.
Are you applying it for the outside of the fence round or just the front.

It will be the internal walls of the fence only.The only external wall will be the front of the fence(Note there will be 2 standard gates at the build,at both ends).

If I may ask sir,if I decide to go for a cheaper option to grafittex,which other paint may last long but still stand d taste of time like d graffitex,and what will be d quantities required to paint all d exterior and fence.given my explanations above.

The quantity given is based on the dimension provided. I didn't include the fence.

How many more drums will serve for a fence of 10 coaches of block on a 60 by 120 plot of land? I want to avoid a situation whereby the supplied paint may not be enough for the job when painting commences. what is the best rate it will cost me to pay for each drum of graffittex ,given to the nos required sir?

They are silver grey and a shade of pink. They are off a chart with some fancy names.
You can't use traditional satin for outside but you can use something close to it with modification to adapt for exterior use.

Please what is the estimated no of drums that will be required to paint exterior of a building with a dimension of 27m by 11.8m(88ft by 38ft) using graffitex paint.Please do also consider the walls of the fence should will be painted with graffitex.I am considering using you for my project very soon.Can you guarantee that your painter will do d job when needed to avoid getting a bad finishing?

Please note that the building is a 4 units of 3 bed room flat ensuite.

Let look at for an individual developer planning to build a house in this high prone area, what method of construction would you advice to save the building during time high flooding ?

I would suggest that all building in this area should come with a basement, where the ground floor serve as car garage and the first living space is raised at least 3m above the Natural ground level. During flooding period, nothing will happen with your properties inside the house.

The ground floor with only columns will support the first living space. These columns will be designed as unbraced column, with water resistance paint to protect them against constant contact with water.

You just have to get yourself more informed about building processes through the property session on NL and you will soon realize that it is doable.

In addition,many people work with the illusion that they need to have Millions in their account before they can build their dream home.You have to take the bull by the horn and start somewhere.The first step is acquiring land that is free from any government encumbrance.
