Properties / Re: What Is The Difference Between Power Of Attorney And Deed Of Assignment??? by Peritus(m): 9:19am On Sep 11, 2016
platinumtt:
Hello Professionals,

Please help. I just bought an AMAC land. The seller told me to get a power of attorney document for him to sign. When I asked about deed of assignment, he said he has no information as he is not used to that. In Lagos, we do get deed of assignment after buying a plot of land as this is a very important document. Could someone explain power of attorney and deed of assignment issue as it impacts buying of land in Abuja.

http://www.naijalandproperties.com/community/fct-abuja-3/what-is-the-difference-between-power-of-attorney-and-deed-of-assignment/

I will advise you not just as a lawyer, but as a property law practitioner. You see, even if you are collecting deed of assignment, make sure that you have power of attorney. Many have told u that it doesn't transfer title. Yes, but it does a better work than transfer of title. For a deed of assignment to be valid, there must be consent (in Abuja, by the minister for FCT). Getting a ministerial consent takes time. It can take up to a year.
Now, somebody can transfer all his power (right) over a property via power of attorney and equally foreclose his own right. He can give u power to sell to anybody and to urself. He can also donate to u power to collect any compensation upon revocation of title. What it means is that he can no longer act on the property, and ur powers are irrevocable. Here, the property in real sense belongs to u without u going through the huddles of regularization or registration.
Once consent is not obtained, ur Deed of Assignment becomes a love letter, and no transfer is deemed in law. POA is very necessary, and to me more important than DOA if well couched by a good lawyer.

Wow[i]
OK thanks...but can you please give me examples of some of these tools

Now u are getting me more confused with your question. Your question has drifted from the first, if I really got u right.
Well, let me start by saying that Bible is a book containing the Word of God. God's Word doesn't need Bible to exist or come into effect but Bible is there for us to see, (hear) and know what God says. Now, it is for us to study it dutifully so as to know more about Him and what He says (not said). His Words are the tools we use, starting from Genesis to Revelation.
When you are equipped with God's Word (sword) you may be able to use it against situations and to pray. God's Word cannot go back to Him unfulfilled. This is why u dont just read the Bible, but you study, (listen) and act on it.
You don't need somebody to 'prescribe' some verses for u like medicine. you have to read yourself and listen to God speak to u.

There are God's General in this our generation, who can sing, teach and the power of God is on them for Miracle an Healing
so if any minister as gift in the word of God a typical example is Kumuyi, Onyakilome, Oyedepo, etc these can teach without using available scripture preach sermon.

Analice107 you did not missed, "Word of God" as gift is wrong word, teaching or teacher would have being appropriate as regard to 1 Cor12:28
You are right. In this context I see word of God as a tool and not a finesse. You may be gifted in swordsmanship. The sword here is the performer, you are the executor and the skill (gift) is the ability to execute well with the tool. It then means that knowing all the verses of the Bible does not mean you will be a good teacher, it means you have more tools which can be used wrongly or rightly. Many unbelievers have Bible verses at their fingertips and twist them at will. They don't have the gift.
Gift is the ability to use the tool WELL and RIGHT. Then you will be called a teacher.

"my son, you know me too well to be moved. Why do you care so much about things of no significance? Have I ever lost a case? I am not a man that I may be compromised. Think son, think. Where lies my limit? Remember, I spoke all the earth into form. I have spoken -
- be still and know that I am God."
I was relieved.

Religion / Re: The Miracles Approved For The Canonization Of Blessed Mother Teresa Of Calcutta by Peritus(m): 6:16am On Sep 05, 2016
I strongly believe that it is not the position of men to canonize anyone as saint and pray through such person albeit the alleged miracles. If only people can understand that you don't judge the spiritual using mundane parameters. This is where devil thrives, he can disguise himself angel of light and his worshippers as messengers of God. I ain't saying that Mother Theresa is not a saint but it's not our position to declare her so and even pray through her.

Devil has cloned almost everything in Christianity except salvation.
Devil can perform miracles and even initiate speaking in (devilish) tongues.
It doesn't matter who we declare saints. What matters is that we all are meant to be, but never the position of the living to choose who is and is not a saint irrespective of the yardstick employed.

People don't even know that true men of God receive signals from both God and devil. It the the gift of discernment that makes one to differentiate the voice of God from that of Satan. So tell me the yardstick that is error proof.

So far I have been enjoying every one here. You guys are really awesome to say the least. I watch as the fire here has kept the "intruders" at a distance, I cant cease praying for you all.
I feel an urge to share an experience I am particularly not proud of, as I believe that many would learn from it. Please if you know those little and seemingly harmless things you stopped courtesy of ur walk with God, please never yield to them for any reason no matter how your mind tries to rationalize them. This may range from alcoholism, type of movie, type of friends, bars, places that dont glorify God, type of music, obscene languages, idle words etc. These are recipe to pulling out of grace and plunging into greater sins. I tripped, and was subtly warned by God.

Religion / Re: The Truth Your Pastor Would Not Tell You About Tithes: Tithing Is Unscriptural U by Peritus(m): 1:41pm On Aug 29, 2016
If you PAY your tithe willfully, you may not be doing a wrong thing. If you GIVE willingly you are doing as the new commandment says we should.

*There is no link between tithing and salvation.
*It is not a sin not to tithe, rather, it is when you dont show love by giving the needy.
*Yes, tithe was meant for the Priests who then had no inheritance and dont work or cultivate.
*It is not only the Priests that are entitled to tithes but the less privileged (strangers, the fatherless and the widows) Deut 26:12.
*The early disciples did not tithe, they contributed all they had and shared equally according to one's needs.
*The Gentile converts were not mandated to pay tithe.
*The early Christians did not pay tithe, in fact, they gave all, including their lives.
*Christ thought us about giving cheerfully.
*Many have fallen out of faith because of wrong teachings of tithing.
*Christ did not collect tithe while on earth and did not instruct anyone to.
*We have to provide for our Ministers, pastors or Priests that are into a full time ministry. I dont mean part-time (those that have jobs).
*If you pay your tithe with faith, it is btwn you and God, but never condemn anyone that pays not. Never use Malachi 3:10 to kill their faith.

Bruh, God is real. As real as you and me. But religions, pfft, it's all cooked up, tribal and political. Do you in fact know that radical Catholics existed and still do in small numbers. These people massacred and killed innocent people in name of "fighting for the church". The then Popes are just as guilty as the idiot Muslim Caliphates of today. You see, it's all political. Turkey's Ottoman empire, Romania's Wallachia resistance. Dracula- The man is actually not what is being portrayed in books and movies.
This is where the problem lies. Religion is manmade that is why it is possible to be fraught with such. Many acclaimed men of God have been grappling with understanding the supernatural withing the context of their individual supposition of what God ought to be, while seeing themselves as mini-gods. That doesn't mean that there are no true men of God. A good many of them abound.

True worship is divine. Christianity ought not be religion, it is a spiritual offshoot of Judaism. It is a covenant of true and spiritual worship characterised by indwelling of God and personal encounter with him. Now, you don't need a man of God to know God. You don't even need a church. Church is there to guide u, and not a condition for knowing God.

Create a personal relationship with him and he will be, not just your God or Father, but a good and reliable friend. You seek direction from him whenever u will.

Take for instance: my former office has been searching for a customer's title documents I filed long time ago but couldn't find same. They called me this morning to ask. I couldn't even remember the customer's name or what I filed. I asked God to direct me. He directed me on what to do. I did and discovered the document was registered in another person's name. I called them, and they found it.

Have you asked God to reveal to you what He wants of you? Trust me, you may never get satisfied or find solace until you know him personally.
Since you believe in God, ask him to show you the way, and trust me he will.
There are so many portals and channels to the spiritual realm, most of which are negative portals. So don't marvel when you behold spiritual forces defying the mundane.

TESTIMONY!
Sister analice107 please come in and see the testimony I promised you on the 6th of June.
analice107:

I can't wait for that testimony. Am well dear.

Last time when my dad was sick, I sought for advice here on whether to travel to my village and pray in our compound as i was feeling that the land was polluted and was also sensing some negative covenants in existence. I was advised to the contrary & I heeded. I cancelled my trip.

After my dad got his healing against a mysterious affliction (brain tumor), his nephew died weeks later. I saw all these in my dream but unable to prevent same. The younger brother to the deceased who happens to be rich started accusing my dad and mum of swapping my dad's sickness and killing his brother. He started calling everyone, spreading his lies, saying that he went to a place where it was revealed to him. He also asked my cousin if he knew whether I went to the village to pray, the type of prayer I said and whom or the group I went with. He accused him of following me too. (I didn't travel to the place, let alone praying there)

I started an intensive 7day prayer and later, my immediate family started a joint prayer too. At the beginning of the prayer, a lady came to my dream and tried kissing me. I pushed her away and cursed her, she retorted, "is is because of your 7 days prayer!". I demanded to see her face, she ran while I cursed her. A day later, a being came into my room, fully hooded in black from head to toe. He tried touching me while I was gazing at his empty black face. He later left through the walls, I jumped out of my bed and started praying seriously.

The next 2 days in my dream, people started bringing back my lost items, notable of which was my wallet. Some days later, I got a call inviting me for an interview the next day. I went for the interview in the morning and got another call same day for a chat in the afternoon. The same day, I was given a letter for my medicals, and two days later, I was given my appointment letter. I'm resuming this week.

Within the same week, I got two offers for private contracts which are still pending.

I will spare you guys of other testimonies relating to my family ish, as they are not complete yet.

Plz join me and thank God. PRAYER WORKS MARVELLOUSLY. Trust in God and you won't have to worry over anything. The battle is God's: the victory is ours.

Thanks for reading through. Praise God!
