Its in human nature that people will get jealous of your progress, will try to sabotage your efforts, and if they cant keep up with your progress , they resort to cheap blackmail and attacks . Many see him as boostful while still craving to share half of his experience on this forum . Most lack the job experience and lacks writing skill to express the little the know . I can feel from a distance the hatred against this Brabus grin

Hello Sir.

I’ve never actually used the services of a QS before because my projects are Pay As You Go grin

I’ve only used one Architect in Nigeria and that’s Darenyx on here.

Material cost perfectly in order. The labour should be pegged at 40k max.

I just did one.

People like us never have to worry about haterz because there are several millions praying for us every day.

Thank you does it for us.

What else can you say to a man who is still selling blocks at N200 in this current economy?

Thank you grin grin

Vibrated blocks are more expensive, however a 9" handmade block at 35pieces per bag is equally good.

Here is what I know for SE location for those doing kobo kobo projects.

10bags of cement .............#3300 x 10 = #33000
I 10tons of white sand for blocks ..........#16000
Labour for moulding is #900 per bag x 10 = #9000
Water . ...............................................................#2000
Total ..................................................................#60,000

#60k divided by 350block is #171.50 per block

Wow! This is good.

Unfortunately, we are not using hand mould on this project and 10 tons of sand is almost 35k here.

True, sand is the only material that is cheap in SE. Did you know that a 10ton trip of laterite ( red sand) is 8k? Every other thing is expensive, even labour despite high unemployment. There is a project for duplex on ground now but builders price is still holding it. Considering logistics, if you were able to efficiently work over there, part of the problem for this project would have been solved.

Hello house,

I have used and emulsion paint of ash color to paint my ceiling before using the white color to paint it. Yet, the dent on the ceiling keep on showing. What can I use to paint the ceiling for it to change to white like others?

Thanks for your contribution.

Just change it. It is damp and might have mold even. House paint is only good on dry surface. The money you have been spending on paint would have been enough for a new piece.

I come in peace.

Wow!

With a very good planning and material management in place, a builder/contractor can improve construction efficiency.

Planning is everything.

I always spend the first week after signing any contract planning each stage of work with my construction crew. We always examine individual needs of each tradespeople at each phase of the project. We check the deliverables and the dependables (what needs to happen for ‘x’ to happen).

With a good plan in place, a builder/contractor/homeowner can successfully orchestrate the management of people, processes, materials, and equipment without worries.

The work is like fixing a jigsaw puzzle.

______
Though there’s price increase, we never had to worry because everything has been adequately taken care during the pre-construction planning stage.

We understand the critical nodes and dealt with it as soon as we see the red flags.

For instance, we took care of major reinforcement in our build when we realize there’s almost a 15% increase in the price of iron rods. Today, it’s almost 30% increase within the space of 2 weeks.

Planning is key!

Smiles.

I know Cement is sold 3500 in the open market but I also know I can keep the figure at N3,000 by sourcing directly from trade partners.

I know sandcrete blocks are sold in the open market 230 - 270 but I also knew a “N30 - N70 off each block will give my client some savings to accommodate unexpected twists during construction.

I know granite is sold 230k in Lekki but I also know I can leverage my goodwill to get something good at a reasonable amount.

I know the cost of formwork and paying for carpenters can be very overbearing in time likes this. I provided shutters and marine boards for almost half the cost of buying the same for the project thus eliminating the need to buy pako, pay carpenter, buy nails just because of something that can be done cheaper/faster by an efficient builder.

I know I can do hand mix during certain stage of construction but I decided to have a concrete mixer on site to use at every time we need to do a concrete pour. If nothing else, it saves time and gives a better mix.

The essence of all these is to keep the project going without breaking bank and also create a win-win relationship.

________

Adding a dump truck in not too distant future will give us a huge leverage over competition.

________

I didn’t buy all my tools of trades to show off, they’re my weapon of warfare in the fierce construction industry.

Even our common wheelbarrow is welded in-house. Ijebu sense no go kee me.

Am glad people are finding this post useful, I will post more on this soon, for more information.

SolarConsultant:
Best Practices for Building Roof for Solar in Nigeria

In the world today we have seen a rise in the use of solar energy due to its reduction on cost of purchasing energy, and a cleaner self owned power production for most a duration of 25 – 30 years of the solar panel 100 to 80 percent drop in power production, meaning if you are in your 30’s now and you decide to go solar, you will use this system till you get to your 50’s and at that time for a good solar panel choice you can be sure it would have only reduced efficiency by at most 20%, that is amazing.

Lets go right into the discussion on building roof systems for your solar panels

Back in the day is when people build roofs for the purpose of protecting their houses against rain, sun rays, security, luxury and beauty, architectural great designs, even though all this are good reasons to build roofs they are fast fading away for the need of efficient roofing systems, to build not just to cover the house but to serve as energy for the entire house!, and this is amazing, that a house can use its roof to generate as much energy required to power appliances, is the real deal.

Now the new system of building for a forward thinking building or home owner will prioritize or implement best, calculated effort to build roofs to get the maximum power from the free gift God Almighty gave us from His Kingdom which was situated below His Heaven to Shine on both the good and the evil, enabling all to partake of His Grace in the very words of the greatest philosopher Jesus Christ.

Factors to be considered before building your roof or at least if your roof as been built, factors to consider to maximize what you have.

Orientation
Shade
Material
Age
Size
Pitch
In this post I will include only 3 of this then continue in the later post

Orientation: This is one of the most important point you would need to know, but before we talk about this you need to be educated about the way the way the earth revolves around the sun , ( or better we say sun moves )
Nigeria’s Average daylight is about 11hrs and sun hours is about 8 hours or more for northern states, meaning if there must be a place designed to operate solely for solar power generation its our blessed nation, please note that daylight is highly different from sunlight, daylight is just when the day is bright enough for movement and the sun is not really up yet, and that’s always around 6am to 5pm daily and in the midst is the sunlight when the sun is up proper, obviously you may have understood the difference by now, those windy and cloudy days are examples of normal daylight, even though that can also charge your batteries and power your home its not as significant or powerful as when the sun is really up. though if calculated correctly you can get the best from your daylight too.

for the purpose of this article you lets narrow down on sunlight hours, the sun hours are really from 9am – 5pm, and most sunny times are near the noon and after noon,

looking at the image above if the sun moves from east to west guess where is best to be the widest part of your roof?, obviously the south is the best so as the sun moves it always shines on your solar panels for best efficiency, and if you already have your widest place south-east its not a bad deal as such only that it may reduce your energy harvest from the sun about 10-20%, even though south facing solar panels are the best the second to it is south-west facing solar panels, you would notice the sun moves in the morning from the west and around 12noon – 5pm to the west meaning it can as well harvest a lot energy too.

please note that it doesn’t mean southwest facing solar panels wont get any energy as at 8am-12noon, it certainly will but not as much as a south facing solar panel

In the subsequent post you will get to know about other considerations before building your roof such as Pitch, Shade, Material, Age, Size.
