You can combine....Well....my kitchen is mostly wallpaper only have tiles behind cooker and dish/wash areas.... which are located in same wall...dining and refrigerator and storage areas are all wallpaper...same room...cheers

Professional realtors will insist on 10% or more, but street hustlers will accept less. For street hustlers, its not cast in stone as a lot of intrigues abound. Lots of double crossing, lots of human layering to beef up their takes, and this sometimes scatters the deal as those who feel shortchanged can sabotage the deal entirely, causing a serious delay in sales.

I was once a street hustling realtor for 2 years before setting up an outfit many years ago, that's how I cut my real estate dealership teeth grin

My experience a couple of years ago:

#The professional Estate Valuers charged 2.5%

#They valued the property and I agreed to sell at a certain amount (e.g N1,000)

#However, there was a significant clause in the contract that said I (the seller) will only accept the maximum offer on the table.

A couple of weeks later, the Valuers came with an offer of 1k BUT it was a company buying and there are insiders on the deal, so I will receive a cheque for 2k and I will make back a cheque for 1k to the valuer to give back to the company insiders.

To me, this wasn't right. The contract says I will only accept the maximum offer on the table, so laundering 1k in the name of insider dealing is leaving money on the table and a situation I didn't want to be in. So I did not accept the offer and decommissioned the Estate Valuers. They tried convincing me that it is just padding, but I saw it differently. I saw it, that the property was deliberately undervalued by the Estate Valuers.

The property was sold directly less than a year later for 3.2K.

Moral of the story:

@Egun watch out for fake and undervaluation of the property and be prepared for such shenanigans. Sign a contract with the realtor and be very specific about the offer (and nature of the offer) you will accept. Spyder is right. Selling a property in Nigeria is fraught with loads of shenanigns.

There is the situation of overvaluation (unmanaged expectation by the seller) and fraudulent undervaluation by realtors. So watch out.

yeah you can use it but it will be more good if can use small tile for kitchen zink side because of water

I can see that Oga n3xt have done justice to the Lagos market, Anambra lands are all very competitive no matter the village you are looking. This has made the cost of the lands to be comparatively higher than it's equivalent in neighbouring states.

The reasons for Anambra lands cost is not far fetched, Anambra is a highly populous state with very small land mass, I have been to almost all Anambra towns and there is no place I can find reasonably large lands that are not owned by many people. Most Anambra people didn't even inherit lands because of their larger population to land mass ratio.

Another thing pushing Anambra lands high is the quest for industrialisation. Many of the citizens of the state are manufacturing one item or the other, and they constantly buy or expand their spaces. This is making lands costly here.

Markets are so many in Anambra that they have over 62 big markets and still building more. I heard for the first time that there is a separate market for women's wrappers last month, (not women's wears or shoes) just only wrappers!. They offload wrappers in container loads. The market is so large that I couldn't believe it. And so these markets take land spaces but employ thousands.

But with the markets and industries comes crowds of people that work and trade around the markets. And this is where commercial real estate comes in. Onitsha is full, you might never get a plot inside the city with less than M30m, so the best bet is surrounding towns to Onitsha. Obosi and Ogidi are out of it too so go to Oba, Ogbunike, Umunya or Nkwelle Ezunaka. Asaba is also looking good, although you said Anambra state. Awka is also looking good with flats and hostels.

The deal is to go for good lands with a good history, and please be ready to develop after purchase, even if it's only a fence. Any place with competitive plots is prone to land grabs.

you're advise about Anambra land is comprehensive except the part you mentioned Oba. Please if you don't have what it takes, don't buy land from that town.

They can sell one piece of land to three people and none of them have the original paperwork. Even when you get it, you then have to deal with different bodies claiming to be one thing or the other. The sad thing is that there's no one to complain to cause even their chief don die and they're dragging the throne. But if you have the balls to drag them to the mud

Try to tile walls above your cabinet where you have your cooker and sink while the other wall panels can have the wall paper

I want to believe this quotation has labor cost included already. There are some materials that are over quoted already. You don't need three sheet of 18 guage, you don't need another 6 by 3 H channel after buying five lengths already. Two tins of paint is more than enough to paint the tank stand


Personally I don't prepare my quotes like this. I just calculate the total cost materials with my labor cost included and tell my customer. These type of quotation gives rise to the person lying about the number of materials needed for the job.


Although I loose jobs because of the way I prepare my quotes but it's better for me and it's quicker for the client

Hello! Greetings to you all

I am thinking on purchasing a land ( long term investment purpose) anywhere around Lagos or Anambra State but would love to know the following;
- where’s the best location I can get value for money( any location around the above mentioned states).
- I don’t intend building on the land but as a first time land owner, what are the most important things I should know?

As one who intends to buy a land for the first time, I have done some findings but any advice I get here will be highly appreciated.

I Don't reallt know much about properties in anambra but properties in lagos appreciate at a faster rate nowadays depending on some factors like
Location of the land, your budget too determines the type of land you can purchase, there are different titles on landed properties in Nigeria but I'll always advice to go for properties with C of O, then make sure you buying from a recognised and registered Real estate company not from omo oniles and people claiming they are family members to the owner etc....
You can get Long term projected properties in Lekki, magodo, (select areas in ibeju lekki) But like i said earlier your budget is also a big determining factor as it makes your search easier. Have your surveyor on stand by and also have your lawyer scrutinise your documents and agreements, inspect
The properties yourself and not by proxy if you within the state where you intend to purchase,Cheers.

Greeting folks and hope everyone is keeping well this period?

Please I need some advise for my ongoing project in Benin City. It's a 2flat house/3 bedrooms ensuite each. I have recently completed the lintel and considering next for the parapet, roofing woodworks, and roofing itself. Any advise as to the current market price for materials for those will be greatly appreciated, quotations are equally welcomed but remember the work is in Benin.

The woodworks will be 18feets, Steptiles roofing sheets (cost for the varieties), cost for the varieties of parapet, labour, duration.

Yeah BUT ensure the void add to the feel of the space it’s serving and type of natural light coming into the house. Don’t just have it as a left-over space.

it's Possible, but it's not advisable....
Hanging wallpaper behind/within cooking areas increases the possibility of stains from cooking spatters and other damage. Moisture around sinks can cause the paper to come loose.
You can't clean wallpaper with water as you would with tiles

Wallpaper Maintenance in the Kitchen is Very Difficult -

Someone tagged me on this post earlier but I couldn’t attend to it due to busy schedule.

Lagos I know and I can speak for. You’d get more value in Lagos BUT you have to be very sure of the deal you’re walking into.

But from established estates. Avoid bushes and lands without proper planning/documentation. If it looks too good to be true, it probably is. Walk away!

Engage a reputable lawyer who is highly experienced in real estate matters and wahalas if you’re buying Lagos lands.

You’d be glad you did!

Any idea if diamond estate is a reputable estate?
