Weak banks can give you 12% and above, but your funds are not safe

There is no money market fund that is currently paying 10%

I have heard this before and thought it was a superstitious belief and I have had one or two experiences.
But, what if the reason for sale is to help procure travel visa? Honestly, I this is confusing.

An old man said 80% to 100% of the money realized from the sale of a land or house must be reinvested back into real estate, eg renovate, build a house or buy another land.

Do you agree with him.

He said dont sell land or house to start a business or any other Investment, if you must it should not exceed 20%.

If you want to do business you can use the 100% of the rent from the property, but should not be proceeds from the sale of the property.

The old man said the gods of the land will be annoyed, do you believe this.

I think his advice might work with most people sha, maybe 95% of us.

There are certain mysteries behind land that u and I can't understand,hence the reason why u hear people pay for "ewu foundation" and many of such. Don't say where was the gods or goddes.

During my studentship we actually talked deeply about some mysteries surrounding lands and funny as it may seem, the mysteries that govern land in the Eastern region is quite different from the one that govern lands in Lagos or any where in Western Nigeria.
Traditionally speaking,don't joke with it. If u buy a land and the people request u give them cow or goat,do not argue with them,rather ask them if u can negotiate it. Reason is that,these people are selling u their inheritance and u should as well,do whatever they tell u to avoid problems that may come as result of stubbornness.
Based on my study of estate management,I can categorically tell u that it is real and still very real to this day. Ask questions when it seems vague to u.
In conclusion,these things are mystical things surrounding lands in Nigeria.

The land they are buying in Lagos and South West to build industries, factories, Universities, Airports, housing estates, offices etc are all inherited land or ancestral lands

We should be more concerned on how to unleash the economic benefits that can be derived from the about $500 billion dead capital in the Nigerian real estate, this include ancestral lands, farm lands and houses

Real Estate that don't have titles are dead capital, up to 70% or more of the real estate Investments in Nigeria are dead capital, you can't use them to get loans which can be used to create and multiply wealth.

Now I get it.Even if you have this document in this part of the world.I see it useless because you may die of BP or loose your property to the high loan interest in Nigeria.The loan from commercial banks are too way high for you to repay with the economic realities on ground .That is why it is easier for politician and some captains of industries who have connections with the CEOs of this banks.At the end the shareholders pay it via bad loans.I know alot of my dad friends who went into six feet because banks sold off thr properties not because they didn't pay the capital rather the compounded interest.They could not afford good lawyers when things started falling apart.They developed BP which led to untimely death.That is why anything loan I run with my legs touching my back,lol


Compound interest can either be your friend or for, use it to your advantage. Credit facility is not for everyone, you need to be disciplined and honest if you want to succeed with it.

I don't run from loans provided my cash flow can pay back the loan.

I once needed an asset backed loan from one of my Stockbrokers. I needed just N2 million, but the Stockbroker said the minimum loan they would grant me was N5 million.


I applied for N5 million and the loan was granted, I used N2 million to speculate on the stock I wanted and transferred back N3 million immediately to pay down my debts.

How many people will do this? I made 70% within 4 months from the deal after paying back the Stockbroker, but the transaction could have also gone south. If that happened my dividends within that period would have conviniently paid back the loan

My family too owns large expanses of village land largely of not much economic value given the interior location of the village and the current state of the economy. My late father and his brothers, as correct Igbo men, naturally held on to their "inheritance" and simply gave it out to sharecroppers and left it at that. As in your case, ndi village are encroaching and claiming here and there, and my cousins and I realised that an asset you nominally own but dont really control (unfenced village land, for instance) has the potential to generate more headaches than it's worth, so we freed ourselves of unnecessary sentiment and are selling off what we can with the aim of consolidating what we can around the main homestead instead of getting into disputes over unclear boundaries all the time.

This is one of the most annoying things about Nigeria and the foolish people who run it. It has not occurred to anyone to ease the process of acquisition of land title so as to unlock some of that capital owned by asset-rich and cash-poor individuals. Securing valid urban title is almost as elusive as title to communally owned property in rural areas.

While it is theoretically possible to get a C of O for village land, for instance, the process is so cumbersome and apparently designed to frustrate anyone with any amount of common sense that it is best abandoned at the very outset for sanity preservation processes.

Even the $918k over 30 years is impossible, there is no financial institution that will allow you reinvest your coupon at the same rate as original rate at any point.
Also, during some yeaes the rate may go 18 percent and slash to 5 percent for re-investing the coupon payments.
