Before this my tenant paid for the house, there was a complete door net in good condition. Therefore she has lived here for more than 5 years, during the course of those years, she renew the door net which later worn out. Now this year, she decided to park and rent a bigger room elsewhere. During her parking i wasn't at home, when i came back, i saw that she had remove the door net. I told her for removing the door net am going to deduct N5000 from the 8 month rent i need to refund to her. She starts ranting saying she spend N3000 to fix the door net, that i shouldn't deduct her money.

Guys, what do you think i should do?

Oga if it's true that u had a door net before she packed in 5years ago. Then ask her to put back that old net for you or let the police settle both of you.

Show her that you are indeed the landlord and not the caretaker...

Just let her go. Give her her balance let peace reign.

It's not as if she removed the main door and it's not you who's going to fix another net.The new tenant coming to take the place will fix his own net. So don't cause unnecessary troubles for yourself.

At least, we all know it is the tenants that fix nets to their doors and never the landlords.

Did you make the door net for her as she came in?
Why arguing for things that are not worth it. A new tenant will still put his own net. Just let go and move on.

Sometimes the things that will mess our name are not worth it. If your name should be dragged let it be for millions and not 8k come on

This kind of issues only happen in a situation whereby the landlord and tenant aren't on good terms. What's in a door net that one has to remove along when packing out But then if the landlord happens to be a crazy type then we can't blame the tenant.

This is outright wickedness, she didn’t stay for the time she paid for, return the remaining rent if she can someone to pay for another year. No need to be wicked on that

The said net got damaged as a result of normal wear and tear and not that it was damaged by the tenant. You should be responsible for maintaining your property, you may only deduct part of her rent if the said tenant damaged any of your property out of carelessness.

The tenant was petty for removing the net though.

oga she has been your tenant for five years, do customer service for her, don't deduct her money. She has tried

what about the old door net i put before?. It got torn out due to her excessive usage, she to renew the door net doesnt give her the right to pull it out. Or she should put the old door net back.

i didn't collect maintenance fee, its only the house rent that i collect.

oga sir if she damaged your house as a result of removing the door net then you can go ahead and deduct the money...as for the door net please let her take It because she was the one that fixed it not you or you should at least reduce the amount to 3k or 2k since she didn't completely changed the door net, she only fixed the part that worn out , you still own some part of the door net.

Give her back her complete money jare. After spending 5 years and paying rent even in advance you still wan deduct 5k. Go ask landlords when tenant Dey owe 2 years money and still take them to court.

A tenant is supposed to leave the house in the condition she met it. Tell her to fix the door net she met in the house, period!
And make her understand that if she delays, her balance will also be depreciating.

There is an expected & reasonable level of wear & tear when living in a house over the years.
But the tenant shouldn't have removed the net when leaving.
However since the amount is minimal, better you let go.

There is every reason that the net should be fixed back but if she has been a good tenant paying her rent as at when due which I believe she is, you may decide to let it fly.
Next time, just make it a rule in your house that anything a tenant met no matter the years spent on the compound must be replaced before he or she leaves.
