net of 5 years ago and u expect it to still be in good condition. My simple advice is to let her be.

so if it were to be the toilet sit that she changed, so she would still take it. Or if it were the door lock that she changed.

She starts ranting saying she spend N3000 to fix the door net, that i shouldn't deduct her money.

Guys, what do you think i should do?

ehnn... is not hard now, return her N3k and she should return your door net immediately . Any expenses you incur on the door net again will be bore by the incoming tenants. shekenah!

I think you should not deduct money from the refund reason is, in the course of her stay in your house she even had to fix the one you installed. Please let her go the new tenant will fix the net

My landlord just doubled my rent for no reason, person wey I dey help am maintain the house for free. I'll definitely remove the mosquito net and all the bulbs before leaving that house undecided

Even the previous net door she remove was built and left by your previous tennant. If the previous net is good, she will not buy a new one.

The net door she removed belong to her, why then do you want to deduct N5000 over N3000 net you didnt built?

Refund her money in full and stop being greedy.

Four whole pages and no one mentioned that the landlord typed “parking in” multiple times. It’s “packing in”. That basic inability to differentiate the two is why this would even be posted. Landlords have a tendency (in Nigeria at least) to expect tenants to beautify and maintain their homes for them, while offering nothing in terms of maintenance culture. Pitiful.

Basic wear and tear happens: a screen door will wear out after 5 years. The tenant replaced it (we don’t know if the quality was even better than what she found) and she took it with her. Did she make other improvements to the property that couldn’t be removed (POP, plumbing improvements, tiling, etc)? The tenant bounced after paying rent; what was her reason for doing that as it seems like she may have paid to PACK in somewhere else.

Give her back her money, forget the screen door and do better in the future. You’ll attract better tenants that way.

You shouldn't drag over a mere door net. Show class and superior status.

Some tenants go to the extent of fitting tiles and extra beautications on their rented apartment, in such scenario, will you refund them the cost of adding extra value to your property?

You should have been so grateful to your tenant for paying rents as at when due and in advance over a period of 5 years. Other Landlords are battling and still battling arears of debts. You are here dragging door net.

For a person who has lived in your house for over five years, you are thinking of deducting N5000 for door net.

Common, the person is a good tenant. Some will owe and owe. N5000 won't kill you. Let it pass. If she doesn't mind your removing N3000 it's all well and good.

Firstly, I believe the net at the door when the tenant moved in was not installed by you, probably maybe it was fixed by the previous tenant. Why the stress?
Secondly: you have collected 5 years rent from this tenant and I believe he or she would have been a very good tenant Cox no complaint of outstanding rent..life no hard my brother, na we humans make am hard..if she chooses to remove her net let it be..another incoming tenant will replace it.

Life no hard....so many landlord too dey frustrate tenant forgetting that one day they will die and the property they are dying for may be re-acquired by government in the future. If u understand life u will always take things eazy and let go....this life no worth the stress.

@youngmo001, the above covers it. She had no right to deface and remove your net. What she had a right to was make a claim for her 3k. You should have your door, she should have her 3k.

If she won't be returning it, ask a carpenter for how much the cost will be which I am sure will be more than 3k. Deduct that difference from her remaining 8k and hand her the balance.

Such effontery should NEVER be tolerated, especially if you never permitted the upgrade.

I did same to one of my stupid tenants, the girl eyes cleared at the expiration of her quit notice, but by then, it was too late to forgive her.

OK this is my final judgement, i believe you collected damage fee abi maintenance fee as they always call it.

When the old one got damage, you should have replace it with a new one but you didn't, she was the one that fix the new one.
I'm glad you said the old one was damage due to wear and tear after staying for 5 years.

She have the right to remove her door net, just give her the complete money.

You see reason why this country go dey dey somehow. You lived in peace with your tenant for five years. And based on your story she might not have defaulted in paying her rent regularly.

Now why do you want to drag issues with her on top 5k.

Oga,let her carry her wahala and go. It pays to avoid trouble and troublesome people. If the issue escalate, you may end up spending more than that 5k to sort things out. Pay her her money in full.

If I rent a house at the rate of 150 self contained and I live there for 6 months. If I’m packing, is either the landlord refund my remaining 6 month rent or he would told me to wait if another tenant pay for the said apartment, he would refund the 6 month rent to me. That’s how they do. Or better still, the said tenant would bring someone to pay for the apartment and he or she would deduct his remaining 6 month rent..

Hope is clear now?

The door net is part of what she rents from you and obviously after some years it will naturally wear out.

Unless your tenancy agreement specifically talks about her replacing the net or any other fittings and fixtures ,she ought to have call on you to either replace the worn net or get your approval to replace same and have same reimbursed by you.

This is my judgement below

naturally after some years ,some fittings and fixture will wear out and it is the landlord duty to make provisions for fair wear and tear.

She did not damage the net,it wore out by itself and you have the responsibility to replace same just like u have the responsibility to replace the leaking roof.

The new net belongs to her and not you and in any event since you did not put the burden of replacing worn out fixtures and fittings on her in the the tenancy agreement,the burden remain yours.

Pay her full refundable please.

Next time have every thing defined upfront in a tenancy agreement right from the beginning.

If the door net was fixed by a previous tenant, then you should let it go. It’s not worth the wahala. If you put it there yourself then she should replace the net and collect her full balance.
