Ruto mass housing now steroid. The last president was too drunk to get it done. PS Charles Hinga was retained. Expect to see two million units built - mass housing apartments. Gov provide free land, zero taxes and free infrastructure like roads/sewage to the site - investor build many units - sell them cheaply - at prize the current tenants can afford to move in - and convert their monthly rent to mortagages. This will see at least mortgages move from 30K to a million.

Be quiet child, you don't know what your talking about.

Even though Lagos already looks beautiful, once Eko Atlantic is finished, no African city will be on par with Lagos. Kenya's Nairobi is just a plagiarized New York with very minor differences, no creativity of their own.

Is that what makes you happy? Now let me massage you properly.

You think other cities are on standby waiting for Eko city to be finished in 2050?

Yes other cities would be on standby,Kenya for instance is already on standby. And even if you build it’s would be nothing close to the advancement of eko Atlantic. Very few cities in africa can hack the advanced of eko Atlantic abd sorry ippherhill,Westland or whatever nonsense you have up there is not one of them. Those are basic African surroundings, nothing spectacular about those places.

For the latest real estate data...they are many examples showing Nairobi is ahead of many in Africa.. LLC/ Knight Frank...those biggest real estate companies

-> Nairobi is the only African city named in Knight Frank's Prime Global Cities Index

The Prime Global Cities Index is a valuation-based index tracking the movement in prime residential prices in local currency across more than 45 cities worldwide using Knight Frank’s global research network.

In the Middle East, Dubai emerged as the city with the fastest rising prime prices in the period studied, with a 58.9 per cent change recorded in the 12 months and 23.2 per cent change in six months from the third quarter of 2021 to the first quarter of 2022.

North American cities: Miami City, Toronto, San Francisco, and Los Angeles came in second, third, fourth, and fifth positions.

According to Knight Frank’s research analysis, there has been a reduction in the price growth of prime properties since the start of the pandemic. However, on average prime cities continue to register 9 per cent in annual growth.

The report identified the biggest slowdowns over the last quarter in cities across the Asia Pacific as Wellington, Guangzhou, Shanghai, and Shenzhen saw their annual rates of growth slide by 17 per cent, 15per cent, 8 per cent, and 7 per cent, respectively between Q4 2021 and Q1 2022.

I was wondering too. But things happen.

We are not talking about stories here,we are talking about engineering stuff,a mortar and brick issues. Knight Frank are story tellers u can't base all your judgement on them

World bank counted the value of all properties in Dar to be 12b versus Nairobi 9b versus Addis Ababa with 6b

The question is what have u built in the last 4 years which is worthy over 3b dollars? Definitely you built few stuff with less value than 3b while Dar have also added.
So in reality, don't expect to reach Dar anytime soon.
Re: Kenyans Are Far Behind Nigerians In Every Aspect – Fani-Kayode by Mkenya2019: 12:45pm On Nov 04, 2022
Yeah pretty sure WB counted value of all properties. Low education Low IQ. What is 9 billion dollars in Nairobi. Kenyattas 13,000 acres of idle land in Nairobi is worth more than that. An acre is a million dollars plus in Nairobi. 13K is 13B dollars for Kenyatta family alone.

Upper hill - 1,000 acres at 5million dollars - alone 5B dollars.
Westland/Kilimani/Town center - an acre same value 5 million dollars - that already is what? 30B dollars - in just three business districts.

Land alone minus the building.

Your communist backwater can never compare to Kenya. That is why Knight Frank put Nairobi as only Africa city in global prime real estate.

What world bank were calculating is something they called economic value of real estate - fancy terms.

NSSF - willing to sell at loss and cut loss - incomplete project - failed model

Dar es Salaam. The National Social Security Fund NSSF has announced the sale of the Dege Eco Village project which is estimated to be worth $653 million (more than Sh1.3 trillion).

In a notice dated October 21, the pensions fund said it intends to dispose the entire Dege Eco Village Project in its current state and that the prospective buyer would not shall have no further liability after the sale.

There is no bullet train you will get at 160km of speed. Longest when you complete in 2050 - right now you're trying to finish 300km.
Ethiopia Djibouti is 735Km - completed.
Same standard - AREMA = china II.
Ethiopia has a metro in Adis.

The value of land isn't fixed,if the whole 13,000 acres are released, the price will drop dramatically. You can't base your argument on just one acre which was sold expensively and think every piece of land will go that way,no. Even your little IQ can simply digest that.

World bank metric is something called economic value of real estate - not the real estate valuation;
Nairobi real estate is huge - Tatu city already sold about 5000 acres - and there is land sales everywhere.
This coz of private sector - something you lack in Tanzania
