bionixs:Yes , but not of big international going vessels, River Niger is about 120feet deep , which is even deeper than Chesapeake canal which carries large cargo ships. In a planning office in Benin city, a man brought his plans for approval, the planning officer took him to GIS, said there’s a problem wt his land. GIS said he can’t build on the land cos it’s within 30m of power line. This was a very huge land he bought from community chiefs for millions. By the time GIS confirmed the portion he could build on, it was just about 10% of the land the chiefs sold to him. The government didn’t care about whatever money he paid to the community chiefs. They said he can’t build past that area and gave him c of o only for the reshaped land. He followed the planning officer back to the office and convinced dt one to approve his building plan so he can build. Dt one spoke to his oga. They explained to him dt he’ll pay certain amount to them and they’ll overlook it, but they won’t sign any building approval and also he should just be aware a new governor can come and demolish his house, but dt its very rare, so he should carry go. Jostoman: Once anything concerns Igbos, you people will start shouting "politics", "tribalism" as if Igbos are supposed to be exempt from the laws of the land. Did they tell you only Igbos were affected? Ajao estate isn't an Igbo estate and was developed by Yorubas, the name alone should tell you that. The houses that were demolished encroached on government facility, owned by FAAN. Should they have left them simply because they're afraid that Igbos will start shouting on social media? FAAN/Aviation officials shouldn’t have allowed the construction happen LASG shouldn’t have allowed the construction happen with the multiple agencies in Ministry of Lands Land sellers shouldn’t have been bold enough to sell the land, even if they are fraudsters or Omonile Property owners should have conducted survey before paying for land and even digging foundations. NEPA shouldn’t have provided electricity or meter to the property since it’s not supposed to exist. The neighbors and community shouldn’t have allowed the development happen because it will make the area a be careful not to buy and cause their property value to go down. Believe it or not,South west is the centre of commerce and economic powerhouse of Nigeria. Government cannot demolish property if you have legitimate papers, particularly CofO or governors consent etc. Now common sense will tell you that the government cannot grant you cofo for land over which petroleum pipeline passes through. it's like saying government granted you c0f o over land that is on the lagos ibadan expressway and you build a house on it. it cannot happen, no matter the corruption in Nigeria it cannot happen!!!!! There is corruption in Nigeria and the civil service but there are limits to corruption, thats not how civil servants do their corruption. I repeat No government will grant you a c0f o over land that has been reserved for special purposes (i forget what the technical term for such land is). if a 419 sold you the land, thats not the governments problem. Even if you are sold fake land, it is your duty and that of your lawyer to go and check that the land has not been earmarked (again I forget the technical term) . there are lots of land that look like empty land that are actually government reserved land, typical examples are lands along expressways, airports, pipeline, the water front etc etc. i challenge anyone whose house was pulled down to produce a legitimate c of o. if you do not have a legitimate c of o, you dont own the land to begin with, so why are you building a house on it? you will hear them shouting documents, what documents? is any of the documents a cof o? receipt of sale is not document, building approval is not document, anyone can obtain building approval on land that doesnt belong to them. sparko1: While you are correct about the economics, you need to understand the history between Nigeria and Igbos. You cannot domicile all your investments and assets in one region especially after seeing what happened during the last elections. Nigeria doesn't follow logical thinking, but emotions. It's better you do real estate investment in Ghana or even South Africa or Brazil than Nigeria as an Igbo man. Our people wouldn't listen, but they will learn hard lessons. I warned them that these things will happen. This is just the preamble. |
