In our field of work, we use the most effective method to deliver the needed results, and each house has it's own needed results. This particular house has speed and quality as its needed results. What I did was to us a similar project size Labour from a past job, add a very small mark up to ensure that the workers dont run because they cannot make money from the work, then we agreed on a bulk sum cost of workmanship, ensuring that the time limits I specified for the completion of the work will be met.

If you have time to manage your project, and can afford to measure everything right to the last square meter, please do. We also do that in houses where we have the time, and we are looking to cut cost. Thanks.

The soakaway system we're doing here is giving us a lot of headache

The soil around this soakaway has been collapsing into the works, we are fighting it anyway.............

This took me back memory lane on one of my projects. I had 6 months for 6 flats. I had bought my return ticket and for safety and security reasons did not share this with anybody or that it was a start and finish project.

There were those who wanted to “assist” to build since as a woman they don’t think I can project manage it myself (I no ask them for assistance oh) and they were jubilâting on the millions they are going to make from the project. I pretended not to know what was going on but introduced mark up and even promised my main bricklayer 100k (to buy a plot that he had deposited 100k for) at the end of the project if he is consistently on site every day till we finish his part. A lot of saboteurs were trying to get bricklayer to jump ship at one point they got his labour ( I had to import Togolese crew from the island for a week so he knows I mean business) and when he saw there was no slow down he came back begging. The welder is a big time omonile rascal but very useful so even today he is an ally despite his shenanigans.

Anytime I leave site to go buy materials plumber no 1, go come steal pipe, carpenter go steal wood, welder go steal iron etc. (I no challenge or accuse anybody) I got rid of plumber and brought my plumber from the island. Followed by the carpenter at the roofing stage as he wanted 550k for a 150k job.

They all taught me a lot of valuable lessons that saved me 5million on my next project 2 years later.

They are done by very skilled plastering workers, and they charge extra if you want it done. Thanks.

This week, we hope to achieve the following

1. Completion of all screeding works on both internal and external walls.
2. Completion of dressing works on all parts of the house
3. Completion of tiling on floors and walls
4. Completion of soakaway system
5. Completion of piping for water tanks stand, buying and installing plastic tanks.
6. Installation of sanitary wares
7. Start of kitchen cabinets and wardrobes
8. Completion of electrical fittings, lights etc
9. Start of house painting
Start of compound landscaping,
10. Start of fence repairs and fence coping.

So help us God.

I believe the owner of this building also built the bungalow close to it which you also handled.

In my opinion, it would have been best to do only one soak away back then when you built the bungalow to cater for the bungalow and this duplex rather than have separate soak away pits for both buildings.

You are very correct. The first building which was a bungalow wash rushed to be completed in a month, to make things easier, a smaller soakaway system was constructed for the bungalow back then to ensure the occupants will have a place to ease themselves. We knew we will do a more permanent one after this main building is completed. Thanks.

Updates from this site.

1. Wardrobe and kitchen cabinets materials arrives
2. Fencing of this compound is in full gear
3. Painting of all counts is being concluded
4. Painting of the inner walls will soon resume
5. Electrical fittings is being concluded
6. Plastic tanks has been bought and is being hoisted on the tank stand
7. Piping of the tanks to supply water into the house is in progress
8. Inspection chambers for the soakaway system is being started this morning
9. Compound floor is still being levelled.
