We want to use it for a furniture showroom.

Upstairs will be very difficult to carry it and bring it down.

That is why furniture sellers always settle for Ground floors

Do u want only Ikeja? Why not try out locations like Ogudu, Ojota, Ogba & co ?

The target locations are high-brow areas with heavy traffic?

Ikeja
Surulere
The Island
Amuwo and Ago palace

Ojota would make sense, but not much traffic on Oregun road. Same for Ogudu.

Ogba get traffic, but dem go fit buy the furniture?

You know how many showrooms Bedmate get for Lagos?

They will most likely not carry the very heavy ones there.

If you need those ones, they will direct you to another showroom, which will most likely be downstairs

Infant have it all .

From what u've said thus far u are looking at 3 different criteria ; highbrow area , heavy traffic , and not too expensive . Having those 3 all at once is almost impossible . U will have to make do with the 2 most important criteria to u

Fair point.

But the price is not really a serious measure. It's the space.

These areas do not have the space. Na the major headache be that.

The little space they have is outrageous with the sum attached

For a long time I've always wondered what our presidents (both the current one and previous ones) do tell potential investors when they go on their globe-trotting looking for foreign investors.

Like how do u intend to convince an investor (who is looking for where to grow his capital) to come invest in ur country when the country is a mess ? No stable electricity, there's serious security challenge and u expect me to put my money in such country? The rule of law is even a mirage and regulators dey collect bribe up and down.

Daniel Regha did a thread on x (twitter) asking us to tag bad roads in our various states, and to my dismay it turned worst than i imagine. The picture of the terrible roads in Oyo state that i once posted here are all good roads compared to the ones i saw from other parts of the country. Now, just like you asked, how is our government able to convince foreign investors to invest in this country is something that can't seem to understand.

At times some of those their foreign trip is just to fulfill all righteousness; I know in their heart of hearts they won't be expecting much positive feedbacks.

Most investors will rather take their money to Asian countries with basic amenities in place; they will leverage on their large population for cheap labour and get their capital turnaround in quick time. Even as a Nigerian, I no fit go hustle dollars abroad and then plough into Nigeria where my investment is not safe due to the many factors listed above.

That's why I recommended other areas closer to Ikeja like Ogudu, Ojota and Ogba. U will most likely not see any large space unoccupied in that Ikeja axis. Like SPAR don collect the ground floor of Adebola house .Most of the vacant space u will see in Ikeja will be standard office/shop size for premium price.

If you have govt backup you can make significantly more in a 3rd world country than in a semi organized society.
You can tell a foreign investor he doesn't need to pay tax, the investor also knows he can treat workers like shit, probably doesn't have to go through the standard requirements e.g environmental care, he can flare gas or fumes anyhow, direct waste product anywhere

All these increase his profit significantly and give the local country some benefits

See why some companies like MTN JB etc no gree go. Nigeria is their biggest cash cow and they make a higher margin in Nigeria than they would have made in their home country

EXPOSED: The Man Lagos Gov’t ‘Paid N2.3m to Supply DPO Pamphlets’ Is a Mechanic — And He Supplied Nothing

On Friday evening, Funso Doherty, the 2023 Lagos governorship candidate of the African Democratic Congress (ADC), published records of Lagos State’s expenditures in Q2 and Q3 of 2023.

Among the records published was a June 16, 2023 payment by Tayo Ayinde, Governor Babajide Sanwo-Olu’s chief of staff, to Adebiyi Lateef Adebowale, a 33-year-old Lagos resident, for the replacement of liquid fragrance in Sanwo-Olu’s office.

Ayinde paid Adebowale’s ARC44 Global Enterprises a sum of N7,475,000. He also paid the business the sum of N2,300,000 for “production of telephone directory pamphlet of divisional police officers (DPOs) and emergency response agencies in Lagos State” , according to records released by the Lagos State Public Procurement Agency.

Both payments were made on June 16 to the same business, and both amount to N9,775,000.

On Monday, FIJ visited ARC44 Global Enterprises’ registered address to see what this business was into and find out how Adebowale secured the contract to deliver fragrances and pamphlets.

When FIJ visited the Bariga area of the state, we searched for businesses matching the name the state government paid to, but this effort bore no fruits.

After making our way to 10 Ayoola Lawal Street, we met an aged woman who operated a kiosk in front of the building, but this woman knew no one bearing Adebowale. She also did not know any business called ARC44 Global Enterprises.

We circled round 10A and 10B but got no result. When we returned to the woman in front of her kiosk, she requested a description of the man, and we gave his full name, business name and the contracts the state government paid him for.

“Lati? Na mechanic he be o!” she exclaimed in Pidgin English. “We know am here as Adebiyi Lati. Na very quiet boy. He no de print or sell anything. Na mechanic. Printing press no de here.”

Lati was not home at the time of our visit, as another resident would confirm to us. No one would give us their names or numbers, but they took ours.

In the evening, Lati called us to find out why we were looking for him. In the guise of wanting to order flyers and pamphlets, we asked him if he could produce 1,000 wedding flyers, and if he had supplied pamphlets to police DPOs as claimed on the Lagos State Public Procurement Agency (LASPPA) website.

“I will produce it for you; no problem,” Lati told us when we asked if he could produce for us. When we asked if he produced pamphlets for the police, he said, “Pamphlets for DPOs? No o!”

Security nko ?

MTN is more of a service provider than producer of physical goods na. Let's look at the manufacturing sector; dem Dunlop, Michellin & co left naija due to unstable power supply which shot up their production cost in Nigeria. Insecurity and the power sector challenge is enough to dissuade any investor from putting clean money into the Nigerian economy

Not Government backup per se.

More like, if you can grease your way into the good books of the corrupt govt, you can make more.

For every foreign firm here, 3 or more have left. E mean say the field dey level for all of them.

Nothing as annoying as those birthday spends...you go say make you buy cake and gifts for a couple of kids, add pics join, next thing you dey see, 250-300K don dey comot pocket. I was very relived to hear that the school I registered my little one in, these birthday celebrations are sorta banned, since parents bin don dey use am do competition...imagine trying to keep up with such shIt, na better high-jump be that.

Nna I go review all these activities abeg. I realise say na my Madam dey cause all these billings not the kids directly. Even piano lessons they grumble every Sunday that they don't want to go. Last weekend my son walked out of football practice after 10 mins saying he's not doing again and my daughter walked out halfway through like some NLC worker, and they are always grumbling before they go. I later asked my wife how much we pay for football, she said £38 for each per month, and they miss half their lessons anyway. I said cancel it from December. From now we will only pay for what they show passion in and take initiative on except swimming which is a life saving skill. My papa no pay one kobo for me to play ball and I never failed to play everyday and twice on weekends for free. These guys can't trap ball after 3 years training and plenty billings because they ignore the footballs I strategically placed around the house and do no practice outside of their lessons.

See those costumes billings na another one. Christmas dance and drama shows are coming up and between billings for costumes and buying show tickets for all and sundry, I come dey wonder if I dey train pikin for university. But if I play Kizz Daniel song, dem go dey move off beat after how many years of these dance school billings. But bring any Naija pikin play beat, dem go dey move on beat without going to any dance school. I believe we just dey whine ourself with these things, and outsourcing certain life skills at premium cost. Heaven will not fall if I dance with my daughter every weekend, I guarantee after 3 months she go dey move rhythmically while if I play ball with my son for garden for 6 months, he go dey raise 10 easily. All these lessons na keeping up with the Joneses wey mummies group dey do.
It's always them grin

I think tax is lower there

It is also close to Lagos; where their target market is, or where they source their production materials from.

That should be the major reasons.

I know companies in Ogun state too that have left Nigeria.

When I was trying to register as a contractor in Lagos state sometime this year, one of their requirements is that a Business name can only get 500k max.

This is aside the usual verification of office, years of existence, blah blah blah

Well, Lati pulled a 10 million Naira contract with a Business name
