This ill fated event happens to many business people. This is simply how people fall from grace to grass .. i have seen some rich business peoeple return back to nothings because government happened to some of them. Many of this people who own this properties might not be able to build somthint like this again during there entire life .. corrupt Government official taking bribes to approve such lands to pple should not b spare .

But why are engineers and architects wicked. Why not inform the owner not to build on such land.

Lagos is almost entering the Atlantic Ocean geographically so there'll always be flood occasionally. Don't use this normal flooding consistent with coastal areas as excuse for demolitions.

Even if you demolition 100% of houses in Lagos, there'll still be occasional flooding. Coastal cities like Venice, Sicily gets flooded constantly. Countries like the Netherlands and Italy gets flooded.

We know the game plan but our electoral choices remains our electoral choices and will always be based on equity and justice!

Lagos state will NEVER give a demolition order at short notice. There is always a series of notices. They must have drummed this into the heads of everyone in the system. Anyone who claims they have not received previous notices is lying.

This is why now when officials drop a notice they take a picture as well. So no one can start denying afterwards

In 2004 my company renovated multiple facilities across lagos. The then hod was pally with people in town planning and did upgrades/renovations without approval. Fast forward to 2012,we wanted to do a fresh set of upgrades. Where are your old approvals. No where to be found. We paid for the approvals and paid penalties.

On one project one of my supervisors wanted to extend beyond our boundary. It was literally taxi drivers who strated threatening him. They said they knew where the boundary was and they would go to local govt

On this same project we extended into the right of way. A year later lasbca came after us and made us take down the structures within right of way.

Contraventions and cutting of corners and trying to be smart all come with a caveat - you are always at risk with no source of legal redress.

You may get away with it if your contravention is not constituting a nuisance. But when you are literally causing floods, deaths, property and environmental damage to others?

These people should be happy lasg is not suing then for gross negligence, environmental pollution, involuntary manslaughter and aggravated property damage.

Maybe that needs to be done so people can understand

A very learned friend is currently in blatant violation of building code to build his AirBnB in Lagos and he won't talk to me again for telling him the truth. He recently paid over a million to some unscrupulous elements, who may or may not be official employees of the state government. He knows exactly what he is doing but kept saying 'this is Nigeria'. Most of the good people in our government secretariats are struggling because they don't delve into illegalities to make tons of money.
I insist that almost all the owners, if not all of them, know exactly what they are doing! Even in small towns outside of Lagos, you will always see government's X mark on illegal fences, plots, shops and houses. There is no way government won't give you more than enough notice. Ignoring those notices and pretending to see it just two weeks to demolition is your personal headache. You can only fool those who don't care but pretend to care about the system when it suits them.

There is a reason why our people in Nigeria have the phrase "money miss road". Those are not empty words, that phrase is loaded with wisdom.

There is a reason why those canal axis were unused for decades, while adjoining areas were fully developed, until impunity became order of the day.

Many built houses that later sank into the ground.

Pako bridge linking Mende at Ajose street to Ojota, used to have a house that only the top window of the 1st floor was still above the ground. It eventually got demolished and the mechanics around there expanded their workshop over it.

All the canal pathway within Mende has been turned into one estate or the other. In those days, you will stand on the ground near the swamp area of Mende, and the ground will be bouncing.

Same thing applied to Arowojobe Estate in Mende, but people kept on sandfilling the swamps and building houses like no man's business.

Gone are the days Alligators used to be found in the canal areas of Mende

I remember cedato bakery owner who built a high rise building near the canal and the house entered the ground leaving only the top floor. My beautiful Mende has been destroyed.

All the critics of LAGOT on this environmental and urban regeneration are merely wishing LAGOS rot while they create online contents, one after another, to badmouth her. But they've failed. We'll not stop rebuilding. Whosoever wants to go can go but LAGOS mega regeneration plan must be reenacted and upheld. If we do it right, RIGHT people who are regulation compliant, who cherish well-structured society would come in to replace them. It's no more space to accomodate anybody but attractive place for the right people.

Well spoken commissioner, those of us that grew up around the Ojota/Maryland axis fully understand the inherent dangers of building anywhere near that canal.

There was a wooden bridge we use to walk through from Mende to the Ojota garage in the 80’s but I would not divulge the stories and secrets around it on this forum. However, I strongly advise people new to Lagos to make serious inquiries before investing in landed properties anywhere in Lagos - start your enquiries with the locals

You will not accept those lands for free if you know the history of that OIL. Vehicles used to avoid driving across that canal for fear of the river. The name alone is enough giveaway that it’s a no go area

It happens sometimes. For example, the building that collapsed at Gerard Road, one of the professionals pulled out when he discovered that the developer was cutting corners. Unfortunately not all of them are so professional
