Normally, substantive justice is supposed to prevail over technicalities, but in this instance, it's impossible to arrive at substantive justice without fulfilling this one technical ground.

You can challenge it on technical grounds if there are no documentary evidence to show the exact date you took possession. If there are, then your challenge will fail.

In sum, pay your rent as at when due.
