@Procarpenter what kind of wood do you use? Is it Akun, Itara, ogboruogboru, koko igbo or Ayin or Apuntu which is also known as Iron wood.

@Procarpenter can you do better than this quote for a 4 bedroom bungalow en-suite

Your result is most likely in square feet, convert it to square meters
kingpost - 4.2m
length - 9.6m
width - 9.6m
Your roof will be too steep and more expensive, i will advise you reduce the kingpost

No. He shouldn't reduce the kingpost. It's okay or possibly increase to 4.5m to improve the run off / gradient.

You get the point very clearly. You’re a business man.

If he like make e no adjust. He thinks he can make profits without referrals/ customers. I did biz with a billionaire, Wetin I buy just 400k items. Brother if you see as this man personally handled my market. Fear catch me.

But this one pass criticism sef.
I personally think there's room for improvement on his customer relations. Our clients are literally our ogas.
There's no big or small client. In nearly all cases, a client may make small purchase first to establish trust or make referrals for bigger jobs

Good morning my Nairaland people,

So I have an issue, it’s kinda unrelated to this thread but I believe I’ll get assistance here

After staying 2 years in an apartment, my rent expired exactly August 1st, 2024 and after expiry landlord reached out for his money and I politely told him I’ll be moving out and I need some time to secure a new place before parking my load out of his house, he then asked for how much time, I told him maximum by middle of September (next month) I should have gotten a new space. This man then told him I’ll have to pay him for 2 months that is august and September and I’m like how possible? I just told you I need some time to move my loads and you are asking me to pay? Okay I didn’t want to argue so I should stopped the conversation and left politely.

So my question now is, what should I do in this case?

Please bear in mind that when I got this apartment, he collected legal fees and I was never given any agreement form to sign.

I honestly don’t want to pay him any dime. What can I do? How best can I approach this.

Thanks, I look forward to reading from you all.

Regards.

Since you know you'd need up to 2 months to secure a new place and move out, why didn't you start looking for one 2 months before your rent expiry date. Your landlord has every right to demand that you pay for the extended stay.

I started my search since May, but you know how it is in Lagos, getting a new space is like securing your first job. Thank God I have found one now, the reason I have not moved is cos they are doing some revamping of the new space for me and it’s taking time.

Thanks for your reply

Be advised that if the Landlord demands for times 10 of the normal house rent within the dates after August 1st, he is well within his rights to make that demand. The agreement you made terminated on August 1st, whether he gave you the signed agreement or not.

If a tenant wishes to leave an apartment, the law stipulates that you tell your landlord in advance (I am no longer sure whether it is 2 or 3 months in advance). I fail to understand how you an adult will not let him know that you are leaving his house so that he will have time to put up the apartment up for checking by other potential tenant. As it stands, you have clearly devastated his financial projections.

Let us normalize putting ourselves in others shoes, and reasoning whether our actions is fair or not. You need to pay him rent for the extra months you are going to be staying immediately, before he wizens up and tell you that the rent from August is in multiples of the current rent. Do not be a trouble maker.
