@fashrola 6 million till German floor and soakaway whereas as at early last year, this same 6 million would have taken the project to lintel with ease.

This Quote is for a 5 bedroom duplex as at 3 weeks ago August 2024 and current prices of building materials in Nigeria. Total for this 5 bedroom duplex’ might be higher than this depending on your taste on interiors and exterior. Just thought to share mainly because of people in diaspora who are confused and don’t know the current prices of materials. Continuation below:

Good morning my Nairaland people,

So I have an issue, it’s kinda unrelated to this thread but I believe I’ll get assistance here

After staying 2 years in an apartment, my rent expired exactly August 1st, 2024 and after expiry landlord reached out for his money and I politely told him I’ll be moving out and I need some time to secure a new place before parking my load out of his house, he then asked for how much time, I told him maximum by middle of September (next month) I should have gotten a new space. This man then told him I’ll have to pay him for 2 months that is august and September and I’m like how possible? I just told you I need some time to move my loads and you are asking me to pay? Okay I didn’t want to argue so I should stopped the conversation and left politely.

So my question now is, what should I do in this case?

Please bear in mind that when I got this apartment, he collected legal fees and I was never given any agreement form to sign.

I honestly don’t want to pay him any dime. What can I do? How best can I approach this.

Thanks, I look forward to reading from you all.

Regards.

1) Please pay the owed money or move out as agreed. He’s not running a charity.

2) It’s about time for someone to setup a credit history system in Nigeria that includes rental history.

3) You’re exactly the type of tenant that made me swear off of residential real estate rentals.

4) Good luck on your relocation.

Be human. I know it’s hard to do in Nigeria.

I don't mean to be funny but you didn't even sign any agreement with him and you are puffing out your chest??

You are lucky, infact after paying the 2 months rent.. buy a wine or a ram for the landlord because he was being nice.

He could have just threw you out overnight or locked the doors when you are at work.. your legal standing regarding the possession of the apartment is questionable.

Note to all, whenever you are renting or doing anything like this.. please do have a rental agreement in place.. not just rental agreement.. make sure you read and understand what is inside and ask questions if you have any.

Be advised that if the Landlord demands for times 10 of the normal house rent within the dates after August 1st, he is well within his rights to make that demand. The agreement you made terminated on August 1st, whether he gave you the signed agreement or not.

If a tenant wishes to leave an apartment, the law stipulates that you tell your landlord in advance (I am no longer sure whether it is 2 or 3 months in advance). I fail to understand how you an adult will not let him know that you are leaving his house so that he will have time to put up the apartment up for checking by other potential tenant. As it stands, you have clearly devastated his financial projections.

Let us normalize putting ourselves in others shoes, and reasoning whether our actions is fair or not. You need to pay him rent for the extra months you are going to be staying immediately, before he wizens up and tell you that the rent from August is in multiples of the current rent. Do not be a trouble maker.
if you think that Nigeria landlords are wicked, that's because you don't know the heart of the tenant and how much bile flows through

In building construction, planning and quality materials are crucial. When working on a project like a concrete pad Laredo, factors like soil stability, local climate, and precise measurements ensure durability. Engaging with experts in the field can provide valuable insights, ensuring that your construction project meets all structural and safety standards.

@Badgers14 it’s 515.6 Sqm. Roofing sheet is calculated by the amount of the structure’s square meters. So for example, shingles roofing sheet is 6,700 per sqm times 515.6 sqm. That will be the cost of your roofing sheet. Then workmanship for the roofing sheet installer.

Maybe I used the wrong term.

What I meant was, is the roofing sheet 0.45, 0.50 , 0.55 or ?

Thanks

@Free2Fly labour fee is different for different areas. And besides, the main focus here is the cost of building materials. Individuals can easily negotiate labour.

You didn't add the professional/labour fees. Or will the 5mil miscellaneous expenses cover for them?[/quote]

The prices she listed are within the current ranges across the country.
I'm even getting below most of them @Enugu( like 7100 for cement{SuperSet}, 16k for 16mm rod, 430 for hand made 9" blocks, etc).
If you get them far above what she listed, it means either the buyer or seller manipulated the prices.

@Billions123 For this you either need to monitor the project yourself or have someone you trust to monitor for you if not you will spend extremely higher than that. Considering the current economic situation in Nigeria and everybody eye Dey very Red. As in very very Red. If anyone hand touch you, your blood go Dry o. That’s just the fact. I heard a guy abroad placed cameras on his site just to monitor his site work from abroad. Lol
