I always ensure atleast 10% return on rental value of my auction property sime are more than 10% just look for the jackpot and be sure you have a solicitor ready to complete the conveyancing

Those are guide price to lure many investors to buy them. The property may sell at 30 yo 40k ar the end. Moreso their is always legal pack you can read to know what is wrong with a house before bidding. Some nothing to fix especially in area like sunderland, durham, hull and middlesbrough.
Check past auction to have idea how much least properties were sold

We did viewings for about two months before we found what we like. After our offer was accepted, we instructed our solicitor but along the line, the property the seller wanted to buy was withdrawn. We had to tell our solicitor to pause the process. The seller started looking again and found a propertyy in about three weeks. Local authority search took about six weeks.

We got our keys on Friday 30th August and moved into our house on the 31st. We maxed out our LISA contributions and deposit was 14k.

"The search revels that although reserves of coal exist in the local area which could be worked at some time in the future, there are no mines or associated operations affecting the property"

Is this a cause for concern although the coal search returned with a 'Pass'

Wouldn't be a cause for concern for me. The last coal mine approved in the UK was in 2022 after 30 years since the last one, and till now the approval is still dragging in court, and the new government is not defending the approval by the last one.

The odds are very low of any new mine being opened in the UK but even if one is to be opened near to you, it will, by law, be distant enough not to impact health, and it will even drive property prices in nearby areas up as the new workers and businesses to serve them move in.
