thanks for that nice start, however the proposed project is significantly less in size and finishing than your projects. the original house was designed for a 50x50 plot and the dimensions are masters 12x12, other rooms 10x12 living room 14.5x14.5, dining 8x14.5, kitchen 9x9.5, store 3x6.5,laundry closet 3x5, front veranda 6x14.5. the areas are Niger state and anambra state and are not prone to flooding. windows are glass louvers while internal doors are wooden locals, ceiling board is nigerlite cement fibres ceiling boards(often erroneously still called asbestos) while the living and dining rooms would be pvc, tiles only in bathrooms and wet area in the kitchen, no arches or designed pillars(columns). floor finishing would be cement plastering. electricals would be good old black and white switches, roofing sheets would be zinc. I'm actually working on a new design that would be slightly larger than this but let's work with what we have now. thanks

Farmers have a different building requirement from a modern build.

Though they are not excluded but I've never seen a farmer post his build on Nairaland.

that's a question i can only answer when i have built it but I'm rather disappointed with our builders here for their hypocritical attitude because of the way most of them have always played the ostrich whenever issues like this are raised, i remember when i asked the six inches foundation question, it was only you and oga Abdul that sticked their necks out to take a stand even when I'm aware of threads by other builders here who have done the same successfully. simple cost analysis for a house measuring 43x40 has seen them going deaf and dumb while how many blocks can you get from a bag of cement is now a question beyond their knowledge. i comment my reserve for all of them.

If I don't know and if the posters did not say as you suggested that they are building for farmers then how do you also know they are?

I haven't seen any 4 bedroom bungalows posted on Nairaland that was built for N2 million, If you have evidence then share the thread.

This is becoming like fishing in a stocked pond.

please search"how many blocks can you get from a bag of cement nairaland" on Google and read through the results to know the truth. even you would be miffed by the hypocrisy been displayed on this thread.please read this particular page where the most respected builder once again declared that 43-44 blocks per bag would yield a very strong block yet that particular builder and others who have used a similar ratio are on this thread and refuse to say the truth. a certain builder who claimed to own a block industry claimed that i would need 80 bags of cement for a German floor yet go through the construction threads on nairaland and tell me how many houses used upto 60 bags for a German floor whereas all those houses are far bigger than what i proposed here. i can sense the hypocrisy among the builders here from a mile away but i comment my reserve for now.

Fellow NL,
Just need some advice on a few things.
I am currently in the process of finishing the first floor of my project which will lead into the roofing stage,
I plan on stopping for christmas in the first week of December and looking to continue in March/April when God blesses us with more funds.
I still have a long way but I am breaking things down into phases/milestones.
For now I plan on doing the roof, windows and doors by xmas.
Is this advicable? One school of thought says go for it and knock these out of the way and another says that I should only do the roof and leave the others till next year when I plan on doing more. The reason being that if I do the windows and doors now then there is some chance of getting them damaged/stolen etc before I continue again.
I just want to seek your opinion on the pro/cons of doing them now as opposed to next year when I plan on doing more.
I am definitely doing the roof so what's in question is whether to do the doors and windows now as well.

oga mu, I'm not really upto date on all these newest products entering into the Nigerian market, they just need to advertise their products more aggressively because it seems and her competitors are really rolling out new products. however since it's petrochemical based product i expect it to be a cost saver, can you gist us more about the roof? i also like the compact nature of the building. the veranda/car port combination is always a cost saver.

i really love to build this simple flat for myself in suleja next year
the roof is low cost type, simple flat roof with long span aluminum roofing sheet

very light weight, no need for column and will come out very well.

If i were to build a house with N2m, for my taste, it wont be a 4 bedroom bungalow. However, my choice in quality may be higher to another person's who may consider a 4 bedroom bungalow. In fact, another person with a large family may build a room and palour compound that can house say 4 wives like the Moslems do. With N2m, an entire family of 20 can be done. It all depends on quality. Its a choice me and you may not take but another may go for worst even and proud of it.

The funny thing is you compare a country where less than 15% live below poverty to a country where above 60% live below the poverty line. If you think am flipping sentiments then you must be out of touch with facts and reality. If you live where poverty is rare, we live in Nigeria where poverty is common and comparison is unrealistic. You cant continue to hold your head high pretending poverty is a choice or a sentiment flaunted at you, face reality, it isnt.

You made me remember a fracas i had with my former Romanian boss. He accused me of duping the company for buying a chinese made car spare part for 12k that broke down 2 months after saying the original cost equivalent of 8k in their country. I had, just days ago seen the exact original brand name he mentioned in Konga. I showed it to him and the price tag was 50k! The same part he claimed was 8k in Romania was 50k in Nigeria, he apologised. I told him to stop comparing unless he goes into the Nigerian spare part market himself, then he is free to do that.

I dont now who you are since this is a faceless and nameless forum, but you really sound like someone who has no idea what poverty actually is. What is anti US sentiment? If you are poor you are poor and if you are rich you are. Its no sentiment.

If you can admit to lacking Nigerian visibility, how are you sure a N2m 4 bedroom bungalow doesnt exist? Like saying you have no idea but its impossible, how will you know? You want pictures, am i a contractor. Even if i am, is it every conceivable budget and quality i handled? I wonder why you are just being unrealistic. Last time i argued with someone with same attitude on NL on an issue just like this one in cartalk, he was also a Nigerian living in the US. There is something common to you guys, sure its no sentiment. He was admiring another Nigerian living in the UK for his mastery of polite words and languge. He was wondering why his comments often become spiteful just like yours. He was wondering why he was as knowledgeable and experienced like the UK guy but not respected in same measure.

Lets do something. Am sure N2m will be nothing to you, send me the amount and i shall send you pictures of my 4 bedroom bungalow with plans and reciepts of cost. I am sure i will be proud of it and gratefull to you.

Wow. This is a very nice design. Designed by your company? Very nice.
What is the external dimensions.. trying to see if it can be used as a BQ at back of main building.
