1. Casting of the fence completed.
2. Block moulding commenced. 530 blocks delivered today.
3. Installation of steel shutters advancing to finishing stage.
4. Rough-in pipe work completed.

Very nice fence design.

I have grandeur design like this in mind for the future but I have to wait to adjust the design until after I start living there 75 to 100 percent. Isunkuns Iranmus grin

But in the mean time, no one else have this design of my entrance. I call the inset space the "Kill Zone" - more on that later wink

Looking beyond the borders has made our operations more efficient and innovative than the static competitions. We've gained a lot of insights on other continents on alternative methods to get the job done. Attending trade shows, conferences and seminars gave us the leverage.

We all like good thing but na condition make crayfish bend. If I am building in a GRA then of course these designs are very palatable but I am deep inside Elebu as it is so I have to adjust grin

I do salute you for looking outside the borders and trying new things. Nothing infuriates me more than hearing "na naija we dey" or "na so we dey do am".

For my kitchen and garage ceiling, I will be using fire retardant drywall instead of the decking that is common. Yeah it's not fire proof like a decking but the emphasis should be on prevention instead of wasting all that cement/granite/sand on decking and pillars.

Please in case you need more hands, I am a recent graduate with HND in Civil Engineering, I have up to two years working experience in the construction and real estate sector and just finished my NYSC last month.

I am proficient in the use of AutoCAD for drafting, Microsoft office packages, social network platforms, site supervision, quantity estimation and I can communicate orally and verbally.

I just need an opportunity to be in the industry in order to gain more experience and not to stay idle. I won't mind little financial assistance though.

End of Day 7 | What was achieved

Yesterday, I had a business meeting with one of my bank (Zenith Bank Plc) at the site. We discussed business support in 2016 and Bank Guarantees among many other things tops the list. If you don't know what it is, Bank Guarantees are a legal tool devised to secure the deposits of off-plan buyers (especially overseas client in our own case) should their properties not be delivered on time or satisfactorily completed.
Next year, we intend to do a lot of off-plan sales and we are working hard to allay the fears of our client. We knew Off-Plan purchases has many advantages and also have a long list of associated risks. These risks we intend to take care of before we get off ground. 2016 is going to be a lot more exciting!

Yesterday's Deliverables

1. Fence formwork removed and base back filled.
2. Block production advances. We added additional 526 blocks delivered today.
3. Installation of steel shutters completed. Ready to pour.
4. All concrete equipment tested and serviced to ensure smooth operations. We tested the vibrating poker. Our 5kva generator was serviced. Concrete mixer was fueled, greased and oiled for smooth running.
5. All site support vehicle stationed on site to ensure a hitch free operation during the concrete pour.
6. Final checks prior to casting done.

Part of the contract is that the Builder will keep the site free from debris and waste products that can injure or harm visitors to the site

Trust me, I lay emphasis on safety. May God help us to provide all the necessary PPE wears to the workmen. Na small, small!

It will be exciting and worthy to share some of our site operation checklists at a much later time on this thread. Maybe a DIYer could benefit from a structured operation like ours.

Foundation walls are poured!!

Today saw some welcome progress on Browne Mews, with the pouring of the foundation walls. A week after we broke ground, we finally pour the foundation walls. It was perfect sunny weather for concrete work. The total pour time was about 10 1/2 hours.

We thank God for perfect completion!

This is not our first build inside Lekki II. In 2011, our privacy fence project was constructed the same way in Lekki II.

At the end of the project, a proper ramp was constructed over the drainage and everything cleared to the landlord's satisfaction.

The owner dey here to attest to this.

3. Fence coping form prepared, reinforcing rods welded and concrete poured.
4. 4 loads of sharp filling sand delivered. Looks like we're ready for the next BIG thing.

Happening Now! Forms are being removed and men are getting ready for the backfilling and infill of the foundation.

I cannot guarantee another update today as we are going to pour the ground beams at the Seascape Villa today.

Hotel Design Request

A client is in need of design for a 10 room guest house on a plot of land. The design (one floor) must be contemporary and have the following features:

1. It must have intimate and social zone. Lobby and Lounge/TV-viewing center.
2. Extravagant entrance
3. Spacious rooms with spa-like bathroom. Open bath or use of glass partition won't be a bad idea.
4. Outdoor bar
5. Kitchen and Laundry

Parking space not a priority as there's another plot for parking and proposed event center.

Interesting Question!

COST and QUALITY are the major reasons. If a raft foundation for a 2 bed block of flat should cost me 2.4m (profit inclusive), why should I be comfortable spending 2.1m on Strip Foundation?

The same thing applies to Sand Filling. I'm using sharp sand to fill the foundation because it's cheaper for me and has low PI which mitigate expansive soil.

1. Sand filling commenced and we are 30% gone already. Our sand, our truck and our people did the magic at irresistible cost to the owner. How better can it get if you're getting sharp sand to sandfill your foundation at half the cost of laterite or Epe filling. At NextHome, everyone is a winner!
2. Block production advancing further with additional 504 blocks produced.
3. Fence wall going up to 8 coaches now
4. Lagos State Material Testing Lab guys came visiting. They came, they saw and they left.
