I truly feel for you guys doing business in Nigeria, it's a harsh condition to operate, at least to me. I have done many deliveries to site based on just word of a gentleman and quickly paid up (even more than agreed) as agreed even when I was let down on final delivery. But I'll rather let the conscience worry the other person and not me. I've paid my money as agreed, and let I'll let the other party wonder if they've delivered as agreed (correct tonnage and specific location). Trust is a big issue in business relationships and we have bad apples here too in the US so it;s not universal to Nigeria. What I always wonder is this, with all those that believe in charms and stuff, why aren't clients afraid to cross someone that sweated to do something for you? 1 Like |

Anyone who worked for me whether through nairaland or elsewhere can testify that I always pay more than the bill given to me. Sometimes, I go as far as giving 20-50k as bonus once job done satisfactorily. That brings me to a Nigerian man in the U.S. He called me up on Monday that he had an emergency in Nigeria and urgently needed 50,000 Naira with the promise that he pays $200 into my bank account here by Tuesday morning. I called my brother on Monday night to credit his sister's account. Before I woke up on Tuesday, my brother already paid 50,000 Naira into his sister's account in Lagos. To my surprise, the man failed to pay $200 into my account as agreed. I called him up and the next thing he told is that he had accident. How can you have an accident and you were at the steering as I talked to you on the phone? I have been calling him for the past three days and he has refused to pick my calls. Such a sorry things some Nigerians do. Honesty is not in the heart of many Nigerians. I can't stand it. 1 Like |

FastShipping: Yeah I built 10% into my project to cover bonuses and stuff. I bargain hard on stuff because it's in my inner core to bargain. But no one can accuse me of ever cheating them on my site. There's one thing I know and is non negotiable. We're all connected as humans and comeuppance is real. Sir Chekitaut, there are always two sides to a coin. Your side has been heard. The client said must also be heard before I can say a word on this. But as it is, I think you went too far. Why deliver N6m good to someone you haven't met or just met. I doubt you've ever approached a bank for a loan before. Maybe if you try once you'll understand how to deal with financial transactions in a better way. Even with your good collateral, banks will still ask you questions that will make you rethink your decision to take the loan. Question such as "what if you die tomorrow, how will we recover our money?" Pls, prepare your accounts with verifiable papers/documents/correspondences and request for account reconciliatory meeting with the client. However, this will be highly contestable if the client or his representative do not physically ascertain the quantity of materials delivered. "Ascertain" in this case no be look o. erico2k2: I doubt the difference even in short term will be much. The long term benefits and advantage of using steel as frames over block wall cannot be overemphasized. I'm exploring that option at the Seascape Villa. The house must have western flair "by fire by force"

BrabusNG:yh but frm that pic, I recon that will go with glas if I understand Egun well, he was saying brick wall outside and wodd inside instead of conventional plastering/screeding, so Im of the opinion plastering will be cheaper than wood i n this respect.I recon if we ask the western buildes they will wish if they could use cement to finish teh inside of thier wals but to them that would be more expensive, plasterboard finish is way cheaper cos it is made there, in Nigeria you will have to import plaster board and you also need to finish it inside as well cos there is a special plaster for this,. 2 Likes |

erico2k2: My brother cheaper on a family house is not the best way to go. At least in my book. For me it's having a vision in mind of what I see and touch in my house, wood over steel gives me that cuddling feeling over masonry. On the other hand if I am abel to get poured concrete walls then I'll be in heaven and won't even need to paint.

BrabusNG:I think you are very correct with your words, Is like a chain Chinese in Quarry gives me N3m facilities due to our dealing in the past years, The Chinese do not need to know where you live, their transaction is base on TRUST and the ability to increase output. When a foreigner can give me such an overwhelming package base on trust, what stops me to deal with my fellow Nija brother on trust, the annoying thing is that nothing can work on site without materials. Hence, client(s) should follow the payment chain. Whoever that wants to build can not wake up and decide to start building, he or she will have plans with the available money on ground and streamline budget to the building. There is no reason to owe materials suppliers in any form. My Ketu client received a contract to build 2decking building of about 15classrooms giving N15m as take off for first phase. i started delivery at foundation as i speak setting of blocks for the second floor is almost through. He have being receiving materials from someone else. Is that not wicked, satanic, selfish, greedy, heartless. The sad and painful part is that the person in question as young as me, i think we can grow together... but so sad. Sometimes gentility can destroy someone's life. If i have those ERUKU as workers or hired them the client will never wait till this time, i know for sure. |

As l said in my previous post, those who have the "real deal" when it comes to Supernatural powers, dont flaunt it, dont use it for evil because there are set of "laws" which guide its usage! "Fadeyi-oloro" will eventually get served, if he uses it for evil. The laws guiding supernatural power are above human pettiness .... and the real "sharman" (for want of a better word) is like a Black belt Judoka or Taewando expert: You will never find them picking a street fight or being aggressive, because they are trained and concious of the power that is bestowed or lies in their hands 2.) "Charlatans" are the order of the day. when someone learns "a few supernatural/mystical moves", they begin to act like the "half-trained mechanic or Tailor" who did not wait to finish his training and earn "freedom" from their Boss! I am sure you know the kind of havoc those type of mechanic can wreak on your vehicle or how such Tailor will sew a cloth for you and the hand exit is where the head exit is supposed to be! Those who have the "real deal" dont usually make a living from it...... they usually do it as a service to humanity as they have what butters their bread. My Grand Ma was an example. She just use it to do good for whoever deserves it.... and she is as humble as a Dove! I once assisted a Mallam who was packing Laterite for me, to fill my foundation! He has this racking Asthma fits and l just felt pity for him. I asked him if he would do a few things l tell him and not to go to work for at least three days after doing it. He agreed. I smiled at him and said, that would be wrong! freely it was given to me, freely l gave it to you. Those are the "unstated rules". Till today, he still tells all the neighbourhood Mallam about how his Asthma git cured by God, through a messenger. Finally, it is not always "immediately" we do evil...... that we reap the result. Same with doing Good, you may not reap the result immediately. But do not be deceived, No Good/Evil act goes unrewarded! I have reaped "good'...that was done by my own parents, even before l was born! As the son of a school teacher, a man my Mum helped to enlist in school (against all odds back then as he parents are very poor and he had to come live in our house so he can be close to the school) saw me one day at a bus stop and asked: Are you the son of Mrs XYZ? I said Yes Sir. he said Do you mind if l give you a lift home, how is your Mother? peaceland: Not true, you can open it if your DIY knowledge is just average like me. Again, it lasts longer than the side-flush as it is not that 100% mechanical (moving parts).... but uses a combination of pressure difference and transmission. I use it upper push-button type and it gives no problem...as long as it is original. Yes, Mixer tap will still need a shower set .....for a shower. It just allow you to control the temperature of the final water output as you can mix both cold and hot together. Hajji nailed it. BTW: I love that thing whose name you are trying to get! I like cleaning up with water, instead of tissue which is not 100% "sharp-sharp"! I want to use it on my current project when it gets to that stage Lastpage! 1 Like |

Now to what you mention in the bolded paragraph about. Bros, we learn everyday. There are so many people (even men who are supposed to be exemplary leaders) that do not plan their life. Here's a true life story that will inspire you. A client got in contact with me true an agent in 2014. An elderly man in his about 62 now. He wanted to build a house and we went into agreement. Bros, we got started and for me, I always enjoy keeping my part of the bargain by quickly tidying up my milestone because I always have the same belief as yours that "No man can just wake up and decide to build a house when there's no money" I structured the payment for the building into 6 installments and the man couldn't meet the first installment claiming its bank issue. Gave me a cheque and it wasn't honored. As a young business trying to please the elderly man, I suspect no foul. I kept pressing on until the man got stucked at the 2nd milestone. The client was busy pressing me to deliver in record time as he will give me a bonus for it. Chekitaut, I was pushing the job like tomorrow no dey. In fact, I was entering into other milestones using my creditworthiness with suppliers to get materials just to please my client. Bros, when the project got to first floor slab, the client can't bring money again. And here I am, I've already ordered materials from supplier like you and I'm yet to balance up. We are 95% ready for the slabwork. In fact all materials are already on ground to pour the slab. I asked the client for fund and he started telling me stories. So what I did was to STOP work, have meeting with my suppliers and explain the situation to them. We (myself, subcontractor and the suppliers) decided to give a grace period of 1 month to see if things will improve. At the expiration of the grace period, I officially wrote the man and request that he sign a document to enable us remove perishable items supplied to his site yet to be paid for which he agreed. We removed the cement etc. Every cost/losses incurred were bored by me. The project as I type this words is halt. Here's the shocking part, the man (the client) has only N4m for this build as at the time we were discussing the project and entering into agreement, which was the first N4m I collected. He was only living on hope that fund will come in. I got to find out this shocking revelation from the people who lend him the remaining fund he paid to me. Now, I hope you've learnt one thing or the other from this story. The man couldn't move forward with his project. If you see a project as such, what is the first thing that comes to mind? "Oh, that project was moving fine before, at some point everything halted. Maybe fund is the issue." Some will say "Ha, don't you know contractors, they must have dealt with the man badly." For 3 months plus, the slab was not poured and I had to deal with suppliers who gave the materials, offset their invoices and move on. Here I am today, I give glory to God for I do not result to violence to get a resolve. I let God do his thing while I do mine. Blessed are the meek, for they shall inherit the earth. So to the gentility part, here's my thing. A meek person is gentle and kind, and exhibits a docility of spirit, even in the face of adversity and hardship. A person that is meek is one that exhibits self-control and God fights on their behalf. This is not to bring disrepute to anyone. Just for learning purpose. Some people live their life on false hope and when it boomerang, they blame it on the whole world. |

I want to ask a question from you guys. Try not to use this as an opportunity to be an unsavory character since nobody likes wise guys So I have this section of my foundation that has been given me fits. The concern is that the 6 coaches high wall, although fortified with pillars, might not hold the filling back without collapsing. Especially when water is used to compact it. So the recommendation is to do a double wall. I was assuming that the new internal support wall has to be same height as the existing wall but my builder says it's needs to be only 3 to 4 coaches high. What says yee? Thanks.

EgunMogaji: That wall ain't going anywhere, sir. You have enough pillar to support that side of the building. In my own case with similar issue, they doubled the wall with 9 inch blocks and no single pillar put in place. Make sure you use red sand instead of red clay. Red clay tends to be heavy when compacted or mixed with water. The red clay can move mountain when wet. Make sure you avoid using red clay to fill the foundation. It doesn't look like you have concrete poured for the pillars at the moment. Make sure you have solid concrete poured in as pillars and leave for few weeks before you fill the foundation. |

^^^ Double wall is good. A capping beam or ground beam will be ideal. You can also explore pouring slurry concrete into the hollow blocks. Chateau de Brabus was built on a similar terrain. All those part had a ground beam. I don't know tomorrow and maintenance-free built is always my delight. 1 Like |

FastShipping: Pillars have been poured now. Most definitely lessons were learned and similar will never appear again. One single one is that regardless of any fantabulous plan I want to build, the Architect and me will both stand firmly on the land and visualize. In retrospect, this should have been an elevated bungalow and that deep side would have been used as underground parking. But I have to move on and not get stuck at foundation, though it's an important part of the whole build. I'm going to go ahead and do the additional support wall as the builder wants to do but my question is that is 3 to 4 coached high enough?
